  5. Hi Ene May I know how much is the push out hanger (can slide out) from Home Niche? Am given a contact by my contractor.. if not wrong i think from Tame or something.. Haven't found out the cost yet.

    Hi Babykoh, I only know Chan Huat is not the cheapest. Light Arcade definitely cheaper. But this Chan Huat claims that their ballast is made in Finland. Whereas the other shops are giving ballast from China or other asian countries. Also dunno if this is true. haha
  9. hi babykoh The quote i received is for the white coloured, round PLC light. I understand the silver / stainless steel square ones are more expensive. Chan Huat charged me $25 for the square white coloured PLC downlight. hehe just checked my invoice cos i got 4 square ones for my toilets. But it is not 2x13w. It is just 13w, with one tube.
  10. Hi fireworks, I went to check out Lights Arcade cos i think the review over at SGbrides is quite good... Their prices are cheaper than Chan Huat. But selection wise i should think quite limited. For eg.. PLC downlight 2x13w, chan huat selling $31 a set, and Lights Arcade sells for only $24 a set.
  11. Hi Hoppie, Hope my reply is of some help to u. am currently renovating my condo.. which also has baywindows. My quotation is about 10k.. excluding the TV console **** room cos am getting another ID to do it as i am using a contractor for the rest of my place. I did Lbox at dining, living and MBR Wood laminate for 2 baywindows cos i have two only.. floor to ceiling bookshelf (2mx2.8m) without doors painting of whole house except MBR brick wall at one of the walls in the dining room installation of downlights and reposition of TV/cable plugs decking of balcony in changai wood Metal shelves at the utilities room These cost about 10k.. slightly more but less than 11k. As for the wall paper, it depends on what type of paper/material u choose. For goodrich, the paper starts from about $70plus per roll or per sqfeet... installation starts from $350... If you get a contractor u might have to go down to the wallpaper shops and pick the papers etc.. and the goodrich people will install for u... i think Id can choose together with u or advice you on the colour etc.. but not sure if goodrich will give an ID price. I got a quotation from an ID.. for the same thing.. the ID is charging a around 14k... (without wallpaper) Hope you find the info useful!! Happy renovating!
  12. Hi Jwn, I am currently renovating my condo too.. it is about 1200sft.. and i am using a contractor. He is very nice and his workmanship is good. Most importantly he is there when we need him and will try his best to solve our problems. Even when we gave the wrong instruction and he has to redo some wiring, he is ok with it and didn't charge extra. My husband actually gave the wrong instruction and we ended up having a lot of exposed wires.. but my contractor is willing to redo everything without even complaining. So i think he rocks! heheeh when we needed a new switch at our balcony (not in contract, contract is only for lighting point) he also gave us one nice switch without asking for extra money or kick up a fuss.... I was charged $1.2k for the painting for my entire house, except the MBR cos it is wallpapered. Paint using ICI wash and wear or supreme 3 in 1. I am not sure if he charge more becos it is a private development, the other quote i got back was similar.. but it is my first time renovating, am not sure if it is the mkt rate too. If you need the contact i can pass it to u. But he is really hardcore contractor and isn't very arty farty so u got to do some homework on your own.. like what sink you like etc... like what hihihi said you must show sample pictures and be as clear as possible with what u want...then the misunderstanding will be minimised.

Hi Flyingballoons, hehe agree with u!! but also no choice cos the balcony receives the most sunlight as it is the only "exposed" part. so far development looks ok.. very clean and it is very quiet at night.. a great place to relax. the developer is great. i just came back from there.. really love it at night.. very serene. hi Bunbun, i think the location also plays a part in the pricing.. becos if you love nature, you will love the raintree. it is right beside the bukit timah hill. very serene, peaceful and quiet. but if you like convenience, or places that are more accessible.. hheehe maybe u will find this development a bit ulu...
  15. heheehhe there are some residents already hanging their clothes on the balcony...(converted from planter) some just hang onto the windows.. since there is this small metal grille across the panel. for the pulley system hanger, you can pulled the hanger down and hang your clothes on the racks. then push it out of the window..
  16. Hi Flyingballoons, We just started our reno on Monday. the units on my floor are now all renovating. hehe except one. Yuppers we are in blk 87.. but not pool facing. facing the choo choo train! had wanted the reserve facing but sold out already when i bought my unit about 1.5 yrs back. do u plan to do the pulley system for your laundry?? saw one unit above mine has a set. can push it out of the yard... think the normal bamboo hanger won't work cos the yard is in a sq shape.. And congrats on ur BIG DAY!!! must be really exciting!

Hi patsy.. i thought of changing the towel rack in the MBR toilet cos i dun think it is big enough for us.. but then my hubby is afraid that if we take out the existing fixture, it might "hurt" the marbles... if not done properly.. marble might crack.. u might want to check with the FCL people at the management office if we can do that. they are pretty strict!
  18. Hi Patsy We have EXACTLY the same problem! The skirting is greenish.. and the hanger was loose.. ours was the toilet paper holder was loose.. but the left panel windows of my two bedrooms cannot be closed securely. there should a "click" sound when u lock it properly... Got the FCL people to come and repaint and it is taking them FOREVER. my hubby was there and he saw them doing it.. they will mix the colouring till it is the right tone and then using the paintbrush (those art and craft paintbrush!) to slowly brush over the skirting.. like an artist painting. There was only one person doing it. So.. VERY slow. But after the repainting, the colour look more acceptable..

There isn't much defects.. i think the developer has done a good job! just that the skirting colour of my unit is really horrid! the colour doesn't match with the parquet floor. Am engaging two contractor/ID cos am doing a country theme house. Got Boon Siew Interior to do most of the work, and got Cottage Craft do up a fireplace cum TV console. Thanks! Need all the luck hehe cos am running a tight schedule as i need to move in early july due to the "auspicious" date which my MIL has selected!
