This one no idea leh. Do check with the current owner about this and let ur FSM know about the situation. I guess they will be the best ppl to check with. About the grant thin, I thin it’s easy to get… Both our combine income is about 8k, still can get 30 + 10K, that was in last yr oct or nov. Now I thin the cap went up liao? Got try got chance, n no harm trying lo.

I upgraded armflxto to 0.5inch and pipe from copper 23 to 22… Dunno if trucking is consider thicker than normal, but it seems okie to me.. Maybe I can take some pics on the trucking.. try to upload next week.. Btw, I bot non-inverter Sanyo sys3 from gaincity and opt for 5yr warranty, upgrade pipe and insulator at S$2329. I thin air con should go for better piping and insulator… dunnno after using 1-2 yrs start leaking here and there… will be troublesome lo.. Anyway, u take ur time to choose here'r some pics of the trucking. Aircon trucking I have upgraded pipe and insulator and this is the trucking. It seems okie to me, dun see too “thick” My ID suggested having the trucking “run” below the window grills. And the result looks good to me.. The workmanship from aircon guys is quite good. Not much gap between the trucking and the touch up is nicely done. I din do up the little carpentry for the little recess below the window…

Hi angel, nice layout... spacious If u has intention to engage FSM, please let FSM visit and recommend the layout at ur unit, b4 u get ID/contractor to design. FYI, my ID was there when my FSM came to my unit…. It’s good in a way, that the ID will have a clear picture of wat can do, wat can’t do. Wat colour can use, and which wall can hack anot la, or need to change door location…. Been there, done that

The roast duck stall is at the coffeeshop which is beside KFC. The roast duck there is quite nice. If u drive, there’s a stall selling very nice bak tu teh at blk 85, marsiling mart. Opp to okamoto or morris furniture shop, both shops are at perpendicular (not along the same side of the road). Then at semabawang, got nice prata shop.. at the side of petrol station (same side as sembawang plaza) Got another nice fish head curry, this one is opp to sembawang plaza. Note: the sembawang plaza is the old one, not the one beside MRT…. JB eat bamboo restaurant, not bad… there are some opp “the store”, bbq and zicha.. not bad too. Btw, I drive up to KL almost month or bi-monthly Along jalan kuching at KL got very nice curry noodles (out of this world, if u r a curry/spicy food lover)…

Oh,ic, u not a woodlander ah… From where we are staying, the nearest plaza/market would be Blk883. But there’s limited eatery at 883… But if u walk/drive over to blk888, there are more choices.. And the roast duck there is quite good. Do go there when u have chance/time. My frens and I named the place by blk no… have a nice lunch

Samesame me also 8++ Should be very near la… I also viewed a lot of units at St82, 83, neighborhood 3,6,7,8 series. Maybe about 40-50 units…. Until I saw my unit and the previous owner willing to accept my offer… My parents just across the street, over at woodlands circle… kekekeke… Sometime my wife and I still drop by for dinner and catching up pm u his contact. rem to ask him to bring u to 888 for roasted duck drumstick rice....

thanks for dropping by. ya, reasonable price. Ken's price was in the middle among the last 3 quotes. I was following up with another highly recommended ID in the forum, but his price is abt 5k higher. design was slight diff, thus, the higher price… I wanted to maintain my budget, so din wanna hack MBR toilet so as to control budget. Ken was able to come up with a simple yet nice design with the shower kerb for water drainage. Whereas, the other one strongly suggested hacking or overlaying… and the other one is gone case... All I can say is that he’s experience and is able to give practical ideals/suggestion, overall nice fellow to work with. Despite HO liao, he still call and drop by (twice in this month), as he have other projects around our vicinity. Last week, his carpenter came and took down 2 kitchen cabinet door, as my wifey spotted a black spot on both laminations. Upon seeing the black spot the carpenter took down the door without saying anything… and he’s helpful to teach us on how to maintain the cabinets. They will be coming over tomolo to fix back with new laminations. Wiring is included in the reno cost. Lighting are bot separately… bills attached.

Hi there, congrats on your new place. I paid 320 for my 5rm too, 11k in cash n the rest CPF. Btw, I’m very near to your place. I thin my unit is 121 or 124m2, can’t really rem. Anyway, it’s possible to control ur budget within 10-15K. Definitely! My place was vacant when I bot, whereas ur’s is fully furnished liao, and I paid 17500K for my reno work. So dun worry, wat u need to do is to get a few quote reference from some ID then decide which one u should choose. There was some highly recommended ID in the forum and maybe u can start with them.. Np, just happen to be talking to him the other day. Most of the time he’s doing referrers. From wat I know, he dun do walk in customer. Jus his style and way of doing biz. If u call him, most of the time he’ll response unless he’s in discussion or etc… If u wan his contact, jus pm me. His carpenter came over the weekend, took down 2 kitchen cabinet doors for re-lamination, install some cabinet hinges for slow closing.. Painters came to touch up some areas, wall cracks etc… later he will be back at my place 2nd time after hand over, to check and rectify some areas… I guess those ID whom are highly recommended in the forums are in this biz as career. Discuss with them on the quotation nicely and maybe they are able to give a good pricing. -

Maybe it’s the casing of the hamburger that’s causing the problem, jus my guess. Can try spot lights at all corners if u wanna avoid any possibilities of dark spots/shadows…. Hope it helps. Hope to see ur kitchen light soon.

Relook at your place and do those necessary locations 1st. Of coz it’s best to be able to all all reno at one go, however, if budget is constraint, then be flexible abit. Reno is only the beginning, furnitures, electrical stuffs, lightings and other kachang puteh stuffs will add up to a big amount liao. I spent 17500 for a simple reno for my 5rm, and about 12000 for furnitures, bed, lighting, sofa, air con… etc.. Now times are not so good, try to hold on to as much cash and as little debt/installments as possible. Hope u get a good ID. -

my parents and some relatives have been using F&P, they lasted for years~ recently, i bot F&P too, FISHER&PAYKEL FRIDGE~2 DOORE440T~SANDSTONE. 4 ticks power comsumption @ $1350 (no delivery charge) Fridge is somethin u will switch on for 24/7/365. i thin it would be important to get a good and reliable one... power comsumption is an important factor too... anyway, i read from other post that the rating are not so accurate or somethin.. nevertheless, i still go for F&P, thou, the design is not as fancyfull as other brands... jus a simple 2 door fridge..

1) I thin it’s okie. I did chat with the carpentry guys. Btw, they did ask about how much I paid for the unit. And the one washing my whole house (my ID told me he’s a Malaysia India, I tot he look more like bangala ) wahahaha… 2) Except for my ID, on one else draws my walls!!! Anyway, my ID drawn on my walls, giving instruction for wiring work.. I got a free roasted duck drumstick rice from him for that.. anyway I wont have call any number on the wall, even if there’s any number… 3) He-ll No. I thin the correct thin to do is to call your ID, and ask him to change this group of workers… god knows wat they will do, if they are desperate for $$ 4) Well, I did make the last payment during my HO. As my parents place is just across the road, I have been goin up my unit almost everyday. My ID has rectified all the areas which I have spotted before the HO. On top of this, we are arranging another round of rectification work by the end of this month.. after u move in, u will surely see more areas to touch up… 5) If I rem correctly, toilet accessories was almost the last few items to install. Oh ya, I rem liao, the last item to install was my dining light, he was worried that his worker might accidentally knock the dining light when they carry ladder around. Anyway, as long as all items are install properly and doesn’t need alteration, then it’s okie lo. 6) He-ll No! that’s he’s biz. Else y do I wan to engage him…anyway he has to complete within the agreed schedule. 7) We selected the colours 2-3 days in advance…actual painting took 2-3 days. 8) My reno was on schedule, I followed up with him on the progress, whatever he say will do, have been done correctly and timely. Bro, maybe mine unit is not a good gauge, coz I did minimum work for my 5rm unit. Anyway, u can drop by my simple blog… I’ll post more pics when I receive my sofa and coffee table by end of next week.

Feel sorry for your bad experience. Hey, it’s over liao.. dun let it bother u that much. Nevertheless, It’s good to warn others about wat u have been thru… Jus my personal experience, I hand pass cash payment to my ID, twice 6900 (at coffee shop) and last payment of 3700 (at his office), hard cash, coz I’m not a cheque person. Both times he didn’t issue receipt immediately. all I have was sms confirmation that he have received the amount in cash. Only at the last payment, receipt was issued immediately. I collected the previous 2 receipts during my HO at his office. I’m not encouraging anyone to do so and it’s not the correct procedure. Thinking back, it would have been better if I use cheque or fund transfer. I have move in since yesterday. My ID called this morning, asking me to arrange a slot with him for rectify work. He said, there must be some areas where the paints are not even, cracks on the wall, clock or painting to be hang, etc…. Or if I have any shelves to install or fix up… He can wait 1-2 weeks or months, depending on my schedule. All these with no extra cost… There are still good and responsible IDs around, who can offers good workmanship, designs and ideas…

Hmmm… From the outlook of the sofa set and coffee table, they look exactly the same as morris, S&C, unninova ..etc. Btw, they did inform that the sofa was made locally and coffee table from china (2week shipment), these are the same condition as others. I’ll give them benefit of doubt. I sure hope they stuff can last… I’ll know after 1-2 yrs… Even the dining table which I’m aiming is the same as wat I saw at S&C… I thin they should be coming from the same suppliers ba…

Bot my sofa and coffee table from silver river @ upper Paya Lebar.. The prices are very good, some even lower than S & C… Do go there seeseelooklook… compare the prices b4 you commit to any purchases. Last item to purchase will be my dinning table… Will be from silver river too… It’s 1.6m temper glass with 4 or 6 chairs (depending on design, cheaper or more expensive types) Price just under 1k.
