  5. If you believe in bazi and fengshui, then a good facing direction means more than just the amount of sun and wind a particular unit gets. But if you don't, my bet is on north-south, primarily because of sun and heat issues.

  7. No one can say for sure if prices are going to be cheaper or more expensive. Just look at the current situation - many had thought the property prices would come crashing down because of the economic crisis; in the end, prices did come down but just for a bit before shooting up again! There's just no way to predict definitively...we can only guess...

  9. As buyers, we shouldn't spoil the market and agree to such ridiculously high COV. HDB prices are high and going up not because of HDB per se but because of unscrupulous agents and owners. The solution is just to say "F**K OFF" to such parasites when faced with their high COV demands. When there is NO demand, then the price will come down.
  10. That was when everyone thought the private property market was going to crash and burn. However, time has shown this to be not true...yet... In fact, the market has risen. The Shaughnessy is now being peddled for about 1.3m. I don't think you'd be able to find a unit for under 1m...not at this current time...
  11. If the streetsine data and the URA caveat website data match, then you can just take the figure as being correct. What I meant is that sometimes there'd be data on the URA caveat website that does not appear on streetsine. URA webby normally more reliable than streetsine....the advantage of streetsine over URA is that it gives you exact details of the property. You can try another source of transaction info at Nation Property website. If a property has been sold already, there is no need to get a bank valuation to verify the sale price (this seems to be what you are asking). Streetsine, URA and Nation Property all give transacted data. If you want to find out the valulation of a property that you are interested in (not yet sold), you can call up any mortgage banker from any bank and give them details about the property (e.g., address, type of housing, etc.) and they can get back to you with a bank indication shortly free of charge.
  12. Note that streetsine, while good with its precision, may not necessarily reflect all transactions. I tried it together with the caveats lodged at URA website and discovered discrepancies. Thus, it's best to look at all sources of information.
  13. Get your agent friend to check the details - the agents got a database with all the specific details like floor area, the exact floor, the exact unit and the recent transacted price. Since you hired the fella, make him work for you! Good luck!
  14. Is the unit you like on the same level as the others? If it's at a lower level, your lower offer price should be okay. Even if it's the same floor, I'll just go ahead and offer and see what happens....****, if I were you, I'd offer $700K to start off with. For the purchase of properties, you typically need to give 1% of the purchase price to obtain the OTP (Option to Purchase) from the seller. Once you get the OTP, it means the seller has in principle agreed to sell you his place. You then have two weeks to give another 4% (this is termed as exercising your option to purchase) for a total initial payment of 5%. After you have exercised your option to purchase, you have 8 to 12 weeks to the completion of your purchase. On completion, your mortgage loan (and whatever other monies you are going to use, including CPF) will be disbursed to complete the purchase of the property. Sorry, I know of two instances in which an agent who was supposed to be a friend of someone buying a house but because of money, the agent betrayed the friendship. So to me, and pardon me for the skepticism, there is no such thing as friendship when it comes to money. Don't rely too much on agents, friend or otherwise, make sure you do your own research. Hard work pays off in the end.
