  1. HDB double standard? V56 is 6.4kg whereas V60 is 8kg. I thought fan must be 6kg max?
  2. Hi Why u don't want to look for agents? You are a tenant and you don't need to pay commission. The agent will take commission from landlord.

  4. Maybe I can clarify, initially I told them that there is no wind for speed 1 but reasonable for speed 2 & 3. After measuring the speed 1 speed, the speed is 15% lower than the spec. Now the question is not whether got wind or not but rather why the fan rotation speed is lower than stated. The service manager challenge my decison 2 days back but she call me today to tell that she is also puzzled by her own experiment results and she need to consult the technical expert in japan. I won't share our conversation here till I get more information from their engineers. As for the space, I respect the contractors/ electrician based on their experience but I am skeptical any contractor knows the exact answer other than trial and error.

  6. Check is to make sure your fan is rotating at the correct speed. The speed stated 166-200 rpm. Mine is at 140rpm which is really low. Anyway, they will replace mine with a new one.
  7. Hmm..Today technician came down. He measured the motor speed for speed 1 and the speed is 140rpm vs 166-200rpm as stated in the specs.. He mention that he suspect my L box is slowly the motor down which I am skeptical. Based on my knowledge, current and weight of fan blade affects the motor speed but not the L box. My L box is like 58-60 inches wide. The servicew manager mention to me saying if the fan is 44 inch, the L box must be like 4ft + 44 inches which I tell her it is impossible considering all our HDB living room is like pigeon hole. Anyway, for those who dont have enough wind, please ask technician to check. I really doubt fan speed will be affected by L box.
  8. Not really lah. One to four mths is short already. Usually landlord prefer 12mths or minimum 6mths.
  9. In the market, the trend is to pay 1 mth security deposit which I don't think the agent is wrong. In order to fulfill a contract, there must be a willing landlord and a willing tenant. If cannot means no deal lor. As for the inventory list, cannot help it lah. I have been a house owner and a tenant before. Even when I am renovating my place, my mind changes. People tends to be flicker minded so at times, both side get pissed and no deal. In the past, agents deal with these funny request like want extra bookshelve, reading lamp, microwave by paying from their own pocket. During the day when I am landlord, I need to pay like one month commission, now it seems like 0.5mth or ang pow. Chicken and egg thing. Contractors or ID are still the same like 10 years ago. No improvement. Haha!

I am worry about dealing with friends because of some emotion involve: 1) I bought my 1st insurance from my friend, until today, didn't really see her 2) my parents sold their flat using my aunt's friend. That guy ask for more commission. 3) my 1st contractor is my relative's friend. Years after my reno, I realize he gave a commission to my relative.
  12. I always believe give peanuts, get clowns... Same..If you really steady, why ask for less. Like a job, if you are desperate, you ask for less pay..I got people who recommend cheap contractors. They do one time ok, then people keep praising them, in the end problem happen. Just read forum lah...Lots of such cases. Never skimp....
  13. Totally agree...Like ID n contractors, there are lousy ones and great ones. Dont renovate our own house because we met lousy ID or contractors...Source for a good one lor...
  14. Bro Try getting an agent to find. From my own experience from my own renovation, this kind of rental very difficult. I got the following options during my renovation time 1) Ascott residence as I told another bro in this forum. Price is $7-8k/ mth 2) Rent hotel. If you are willing to pay commission, find an agent is easier.
  15. Dont save..Like some brother say, just put valuation + COV + 1% as selling price. Easy one lah...Tell the buyer agent this and ask him to get buyer to up the price. Everyone work for $$ mah.. Tell him if you perform, you will get it...
  16. Bro Super difficult lei...For one month, try to rent Ascott residence or something. I tried to rent one house for a month when I renovate my current house..Wow! Super difficult unless you wanna give commision to agents. Even if you give, I think the chances is like 1%. If you need some info on short term rental, google for Ascott residence but around $10k per mth.
  17. Yes, if an exclusive is signed, u need to pay regardless of whether you sell on your own or not. Why sign an exclusive then? Might as well let 10, 100 or even 1000 agents to fight till they die? Well, I have my own business before and during that time, I am distributing a product and I thought well, why appoint 10 retailers? Appoint 1000 mah, then sell faster. Well, in the end, every of my retailer try to outsell one another and in the end, the price is out of control. If we have a $300k property and you have 10 agents serving u, all agents will try to cut one another and in the end, our property suffer. Our house is so unique [Every house scenery different, fengshui different, feel different, why let it suffer? When I am 5 years younger, I would say consumer is always right. Now, in 2010, I look at win win situation because the world is evolving. Service is getting better and better. 1) Sometimes, I feel I can do better than an ID and I try to save $2-3k and take over ID job during reno. In the end, sometimes, need to take leave etc to settle some stuff. A day of leave = one day of wages 2) My friend try to source for a cheap carpenter and now got big headache because of all the workmanship 3) My colleague sell his own flat then screwup the handing over date. He has to move out 2-3 months before he get his new house and is now homeless. With respect to this case: - 1) If you engage an agent and give him exclusive, just make him do all the work. Advertise, bring buyers etc...Make him slog 2) If your target is $x, the agent is about to get you $x + xx, then what is the reason not to sell? If you think the house is worth higher, just tell agent and let them slog more. No need to terminate them right? If you just wanna test test market, then dont sign exclusive. 3) Another typical example is my boss ask me to do task A, B, C. I did A, B, C well and I also complete task D. My boss is pissed off with me and terminate me. If I still not angry, then I am not a human liao 4) Sometimes, seller sell on impulse. One moment want to sell, next moment dont want to sell. Agents cannot complain because customers are king mah..But in this world, there is nothing such as play play. Like trading in stocks, I want to buy stock A, 100 lots at $x. Once transcated, cannot say no count, come again one...Even if I try to cancel but transcation done liao, suck thumb have to honor.. 5) Try to talk to agent and discuss the way out unless you wanna fight with their lawyer. If he is right, his lawyer will protect him all the way. During my 1st job [work for a big firm], I had some conflict with supplier and nearly went to a law case. My boss says, our company got so many lawyers employed under our company. If you dont ask them to fight case, also let them sit around in office. If supplier want to fight, tell them to standby more $$. Big company can fight long long. Anyway, free lawyers mah... All these are hard to swallow for consumer but really true..... If you are really keen, go consult a lawyer and see how it goes.

  23. I don't understand the general thing either. In e past, general is on high ground or hidden behind trees and stones etc but it is still both can see each other. Just because of the terrain, the general is very tactical. At home, I don't know how it can be apply because end of the day, to be able to see outside, u can see inside. Haha!
  24. Is that sink an undermount sink or a top mount sink? Nowadays, a lot of shops sell top mount sink and tell ppl can undermount...A lot of people do liao then all leak...
