Once the salesperson shows you the mattress with the same specifications, lie on it and see if it feels similar to the one in the previous store. Then ask the salesperson what the best price is for this specific mattress. After he/she responds, say something like, "Wow, that's a lot higher than (name the previous store you were in)" your competitors have a lower price on this one, how about another one?? Then ask about your second favorite mattress and do the same exact thing. By using these tactics, you will compare apples with apples and get the best price from your respective salesperson. This is called using Compensatory Decision Rules. These are a set of rules that allows information about attributes of competing products to be averaged in some way; good standing on one can potentially offset poor standing on another attribute. You are doing this by rating your two favorite mattresses and taking down the specifications for each one. For each mattress you evaluate make note of each of the following categories. This is the key to changing your mattress shopping experience from subjective to objective. You are going to hear a lot of this, "We actually have a special sale on this particular mattress." And "Unfortunately, the sale ends today." Don't believe it! Almost every store will have a "special sale" that day to make you think that the sales price is non-negotiable when in fact, it is.   7. Had a very bad experience with a super hard-sell ah beng salesman there... It's now on my banned list. Don't believe what they say when they say that they are the manufacturer and therefore can sell the items cheaper. S&C also sell some of the same items at a cheaper rate.
  8. I have been to NW after seeing their advertisment in the papers. Although the ID serving us was very polite and noy pushy, i must say that i am very disappointed that all their advertisted 'Free Gifts' are actually still charged to the customers! Think it reflects very badly on the company to mislead customers in this way. For me, I'm definitely not signing up with them as i can't tolerate this kind of behaviour...

  17. Oh, another possibility is that the agent is doing this behind the seller's back and pocketing the extra cash himself while also collecting commission from the seller... I have read too many horror stories, so a bit paranoid already...
  18. Declaring the wrong value of the transaction is illegal and could land your friend in serious trouble. The seller should pay his agent himself. He should have enough cash since he is pocketing a tidy sum of 30k in COV.... The agent should not even have proposed this in the first place! Another case of unethical housing agents running around... Hope MND comes down hard on them with the proposed legislation of the industry... Would be good if your friend can report this to IEA or SAEA, let's try to weed out all these unethical agents!

  20. You can negotiate with the seller's agent yourself if you wish to. Beware that some agent will try to mislead you that you need an agent but that is not true. It is up to you whether you want to engage an agent to help with the negotiation and the administrative process. Also note that if you choose to engage an agent, the commission that you pay him is negotiatable. You can choose to pay him 0.5% on the ground that you have found the flat on your own. Don't believe agents who tell you that it is a rule to pay 1% commission. There are many dishonest agents out there who would want to cheat buyers by saying that it is a rule. Hope this helps.
