  1. You have an agent, so ask him. Basically, the seller will need to empty his things in the house for final inspection done by YOU & maybe the agent.

  4. I will advise you to confirm everything first as getting the permit is only 3 days. What I worry is that the HDB will not grant you a permit again since you have already gotten 1 and the validation of the permit is only a few days for the hacking and noisy renovation.
  5. I like to point out that the valuation report is not used at the 1st appt. It has to be valid and this will be the report based on the loan amount when you did the submission for 1st appt. Having a higher valuation report is of course lesser COV which will be good for buyer. Getting the valuation report will take another 10-14 days, so if you wanted the new valuation report before exercising your OTP may be a bit rushing. Loan amt is based on the selling price or valuation price whichever is lower. Other expenses like the stamp duty fee is based on whichever is higher. Just take note that all documents must be valid upon submission for 1st appt. HLE is subjective to HDB.
  6. The buyer agent can ask the owner but if the owner does not share this information, it is unlikely for the buyer agent to find out. It IS the seller agent to find out if the flat is able to be sell in the market. A bankrupt can own HDB, and will need to dispose of other property. However he has to be a Singaporen Citizen and is able to pay his loan on time. Information to share: ""Under the Housing & Development Act, so long as one of the flat owners of the HDB flat is a Singapore citizen, the HDB flat (of any type) will not vest in the Official Assignee ("OA") in the event of bankruptcy of any or all of the flat owners; ie the flat owners would not be compelled to dispose of their flat. However, notwithstanding the above, if the purchase of the flat has been financed with a mortgage loan from a bank or the HDB, then the flat may be sold by the bank through a mortgagee sale, or compulsorily acquired by the HDB in the event the owners default in the mortgage repayment and run up mortgage arrears.""

  8. Did you ask your agent about this? Hahaha. If your agent is taking your comission, you better make him work for it. In such case, as long as it is submitted for 1st appointment (that is HDB has given you an appointment date), all is valid. Do pm me if you have more qns.
  9. Yes. Cash only if your cpf is not enough to pay for the stamp duty fee.
  10. If u have signed, u have to follow the t&c. If you wanted shorter time, must talk to them again for new agreement.
  11. Did you write in to ERA? cc their directors in the letters. Sometime their underlings can be problematics. I do not agree with the agent action.
