  1. It is the problem very common these days, about changind or wantint to change mind by the sellers, due to increase selling price after signing OTP. Many buyers, including me had an uneasy feeling and fear of seller backoff in face of increasing price. The Root of the problem is HDB. There are two. The bad thing about history is, until mid of last year, where the market is on the superheated oven, Mr Mah still saying there are plenty of flats, ppl not taking up new excess flats from HDB, and many are very cheap and affordable, blah blah.. fking dumbarse.. only realized the reality on the ground by 2nd half of 2009, but still didn't admit, but covered the backlag by releasing many BTO's. This should have done a year earlier.. OK lets set history aside. The long waiting time for the 1st appt, and followed by another long time for 2nd appt.. thats a big problem cause the buyers worried. it was especially worse the end of last year where the prices are going up by every week. so many sellers want to back off and caused worries to many buyers. though they eventually comes to 1st appt, it was really bad feeling to be panic. this wait of nearly half year from buying time and getting the purchased is wayy wayy unrealistically long. combination of those two, "waiting too long for 1st appointment, while the price going up like rocket" makes the seller become " u follow my demands, or call it off"...
  2. hmm, the give in part to whatever seller wants is not so good, to boost up seller's market... but i can understand the reality.. after mentally and physically set decision upon the flat already, and waited for first appt, dun want to have any problems, and just wanted the flat. so no choice but to give in.. about the written letter, its not exactly as many above said "not valid" part. although it is not registered with HDB, stamped, or whatever legalized, it is the "contract of agreement". It is still legally enforceable. It is the binding contract between the signed parties according to the terms stated in that letter. Even verbal agreement is as good as stamped contract if it is verifiable, e.g. like recordings or witnesses. so, dun abuse it else it will bite you back. if this shi11ing seller still enforce that letter, u just have to let him stay as it says, but one day after that expires and if he dun move out, slap him upside down and kick his arse out.

I think those wires and trunkings are not so much difference between 3 splits and 4 split. each split will have 2 copper pipes and 1 wire, all coming to join the outdoor unit plus a drain pipe to toilet or washine machine drain also shared in the same trunkings. whichever system you install, it is the same way to do. usually the installers use a large pvc trunk cover, and they can squeeze all in, so all you see is a square white trunking, not wires and pipes. the hacking for small hole, they covered back, you just need to re-paint only. mine didn't even re-paint coz the wall color and the putty are the same white color. there is nothing to worry about holes hacked between room to room. and the trunking is not so badly esthetic compared to other items in bedroom. In summary, i dun see the negatice things you mentioned about, system 4 is no difference for system 3 or 2..
  4. I took from Gain City, 3500-300cashback = 3200, and add $450 for stainless steel bracket. I didn't upgrade the pipings and warranty. the reason for that model is R410 inverter, can support 4 splits well, 4HP 32k BTU, and price. the reason for gain city is, they dun use the subcontractors. others like courts, harvey norman, blah blah etc are retailers for many things.. installation not done by their own staff. at least the installing technicians won't be saving on the material costs coz those all came from main company. Just my own reasons.. not necessarily right though..
  5. I have just installed system 4 two months back. Had quite a thorough search about price/pros n cons/brands/specs,e tc. basically many of the sys 4's in market are ~3HP units, means once u on all 4, its not as cold, or one rm is not cold depending on compressor type. But there are few (very few) options that has proper support for sys 4. In the reasonable price range, I chose mitsubishi Heavy Ind. It has 4HP inverter compressor 32k BTU and quite powerful for 4 std HDB bedrooms even when switched on all in the hot day. no difference if 1 only or 2 or 3 or 4 rooms on at the same time. And price is also not on the expensive side, plus the specs are good too. Around $3500 for sys 4. if u intending for 3 bedrooms+living room, then better to do sys3+sys1 two seperate aircons.
  6. There is one easy way. I knew it at a friend's house during study times many yrs ago. insect sprays and this and that, and even put in sun for days and pour boiling water on furnitures doesn't solve. they are all students renting a flat, and dirty of coz so there're lots of bed bugs. in the end, they got a recommendation to a Baygon (not the spray can). Its a powder in a small round flat can, they got it from thailand. it can use like pook-pook-pook to spray that powder to everywhere in the house. and after 2 days, no more bed bug liao. not sure whether they all died or migrated to someone else's shouse.. ha ha.. i never see that type of powder can in any shops in singapore before. maybe Golden Miles u might want to give a try. once you found out, pls update us the result and place.. just to keep that info in case my house kana in future. i heard if neighbour house have it, it can spread to us as well.

I think he is asking as a seller's side... my opinion to thread starter is, instead of cancelling blindly which is still arguable for breach of contract, u should make some effort to notify the buyer about bounced cheque and ask him to follow up/rectify, and if buyer still continue to do sh** then write to HDB to cancel it. That way, you do due effort to stick to contract, yet have to cancel because of buyer's shortfalls. because bounced cheque could be argued due to genuine mistakes, not as buyer's willingness to cheat. If he knows that cheque bounced, he could still pay by other means. U should open chances for him first before nullify the contract, else he may sue u for breach of contract.
  8. the condo i lived before, used to have tanent couples above my unit, right above my room. Its all quiet the whole day till late like 11-12 midnight. guess what, they bang. dunno if the bed is out of integrety or they gone wild. 3 or 4 days in a week, they doon-doon-doon-doon-doon-doon for about 10 min. dunno how to tell them knowing what they do. ha ha...

I bought it at woodlands area at the notch of the recession time, and actually i wouldn't get any with your criteria. as Goobii mentioned, do a research first, else you will receive no news of sellers. nowadays is time sellers are fishing to out test any fish in pool, but there won't be any success in buyer's fishing.. circumfrance 5km, i dun think there's any HDB there. radius 5km maybe there are some around bugis but i believe COV in that area must b very high. can't be that choosy though.

  11. Sorry i am new buyer so not sure it is normal case for all. I received a letter from SLA saying that HDB had lodged a Caveat for my just purchased flat. Is that a normal case as i took loan from HDB? Everyone receive it? Letter didn't describe anything else. thanks.
  12. if your's is not top floor, then try my suggestion. find a water pressure control valve first in your bathroom leading to shower, if it is mid way, turn it on. If there is not, then go to the main water valve, usually near the water meter outside your house. use the spanner or tap extender to turn it on more.

Its a resale 5rm HDB flat. individual quote pls coz i need to gauge cost and decide to do or not to do on some items. 1) overlaying of toilet floor only and replacement of toilet bowls for 2 toilets. 2) building a wall and door for the study room about 3000mm wide. quote diff type if have option. 3) removal of balcony sliding glass/aluminum door and frame + re plastering. 4) hacking of false pillars and archs in living room. 2 pillars joining 3 arches. all are those hollow board type. pls send quote to zeyarla@charteredsemi.com. For me personally, I would get warm white (yellowish) for living room, coz thats looks more elegent for whole room. dinning room, i'd make the same warm white on ceiling, but the hanging lights closer to table would be daylight white, which the light should only go to table. For bedrooms and toilets, i would get daylight white, as it is more of practical use, as well as good for reading and clear visibility. I would not mix different whiteness of lights in the same room, i feel it is like blown lights are quick fixed with inappropriate lights.
