forgotten replied to cacabi111's topic in HDB New/Resale Flats, Executive Condominiums
My hubby has just called up HDB to enquire. HDB told him that the new rules only affect those resale bought from today onwards. Phew... -

Those house owners, who bought their flats from resale market without subsidy before 30 August 2010, are not affected by the new MOP rule right? -
Hdb Ups Mop For Resale Flats To 5 Years
forgotten replied to Warrior88's topic in Housing Rules, Policies and Procedures
They will cool the markets but there's a limit to them, as long as govt is still continuing to import huge no of foreigners annually. These foreigners need shelters. The new MOP rule will mean that first-timers who have booked their BTO, is not allowed to buy resale flat to stay while waiting for their BTO flat completion? So people can buy resale before private property but NOT buy private property before resale unless they want to dispose their private property? This will 'kick' the private property owners out of the resale market? Yes, those private property owners who just signed OTP, bye bye to their 1K. Those who do not have existing flat and signed OTP, will probably still continue with their resale purchase transactions. -

$100,000 above valuation - clever or crazy? Despite friends' dissuasion, our journalist buys Choa Chu Kang HDB penthouse at whopping $755,000 August 29, 2010 Yes, I paid $100,000 in cash-over-valuation (COV) for my HDB flat. No, I did not mistakenly add an extra zero to that figure. "Gila" (crazy in Malay), said one friend. Totally exorbitant, chided another. But I have only one question: How much would you pay for the home of your dreams? I felt it was worth paying $755,000 for the four-bedroom executive maisonette in Choa Chu Kang, even though I feel that property prices have hit ridiculously high levels. The 12-year-old flat has 87 years left on its 99-year lease. The Business Times reported last month that the median COV for executive flats and five-roomers in hot areas, such as Bishan, was $70,500 and $52,500 respectively. Sure, the amount I paid was more than that. But it wasn't an impulse buy. My wife and I considered many things before choosing this flat and finally signing on the dotted line. So what happens when the property market cools and prices start dropping? Will I regret how much I have put into my new home? The answer is no. I certainly don't plan to sell. Not even if someone dangles a $150,000 COV offer. That's because I've found my dream home, where one day you'll find me relaxing in my roof garden, sipping a home-made teh tarik and watching the world go by from my 12th-floor perch. By then, I hope I won't even remember how much of a hole I'd burnt in my pocket. -
Wah the interest rate is so low now. Will this blow a bigger property bubble?

Should I Buy A Air Cooler Or A Ventilating Fan?
forgotten replied to xicloudix's topic in Electronics & Electricals
I recommend you to buy a big standing fan with mental blades instead of aircooler. Mental blades produce stronger wind than plastic blades. Yes I also find aircooler useless like your friends. We had an aircooler, it was a waste of money. Our standing fan's price is only 1/3 of our aircooler's price, yet it offers twice its coolness. The weather is crazy these days, it's either super hot or having thunderstorm. -
I like the ending music. Save me the trouble of walking to the kitchen to check whether the wash has ended.

Wall Hack = Neighbour Wall Tiles Crack?
forgotten replied to fooblack's topic in Ceiling, Walls and Flooring Works
What is your contractor's take on this? I won't buy his story and will request for HDB side to come down and inspect his unit. Even if crack, it'll be your direct next door neighbour's wall to crack first before his one. If wall tiles can crack so easily, then HDB has to always compensate all the owners staying along the corridoor that they are hacking right? So far, HDB has hacked walls and floorings of many corridoors but I never hear of people's wall tiles cracking from it. -
Your ears suffer a lot leh, nagged by both kid and hubby at home LOL.

Haha I don't feel confident with auto-detect things like Eco Save and Water Save. I worry that the given water level is not enough for my clothes. That's why I use Fuzzy program, setting rinse to 2X. Do you set your rinse to 2X or Extra?
-
Kids ah...got neverending questions haha... Just curious... What program did u all use to wash your clothes on Hitachi washer? I only use Fuzzy and Delicate programs. Did u all use Eco (Electricity) Save and Water Save programs?

There's certainly a bit of luck involved, you may get good tenants or nightmare ones. If you decide to rent your room out, you must be mentally prepared to handle it. And it's quite common to hear tenants breaking house rules that are set by owners. My hand was almost cut just now. I have a standing utensil holder with multiple slots . I always put the knife with its blade downwards into the holder. My tenant placed the knife with its handle downwards and blade exposed, and it was in the same slot as the forks. One would have grab the knife blade with the bare hand, mistaking it for the fork if one doesn't look carefully enough. It's partly my fault. I'm going to put the knife in my drawer instead. dangerous

KTPH has opened. Many of their staff are filipinos who will need accomodation. -
My two friends' top floor units at Toa Payoh and Sengkang are very windy and cool leh. Theirs are not facing West sun. I used to stay in a 2nd floor room facing West sun, cham man. I felt I was in oven from afternoon till 7pm everyday. Personally I feel that a unit's facing is more important than its floor level.

I love your ceiling fan, it looks classy! How much ringgits did u pay for it?

Probably it's a transaction between family members hehe. -
For the May month we didn't on any aircon, household's electricity consunption was 180kWh. For the July month we on 2 aircons for 14-24 hours daily, household's electricity consumption was 510 kWh. Thus can deduce that my Macquay 2 aircons used 330kWh. What was your electricity consumption on your PUB bill? Maybe you can try to UP the temperature of your aircon setting? It will help to reduce the electricity consumption.
