  1. When one batch of runners gets caught by police (for splashing paint, locking up gate with their chain etc), the loanshark boss can send another batch of runners to harrass the house owners. U better consider carefully.
  2. I find it fishy why seller's agent chose to tell you now instead of earlier? Also, seller's agent should be keeping mum about loanshark issue so that he could close the deal and get his commission? Go double check with the seller's neighbours about the existence of loanshark before you give up on the deal. The seller's agent may be smoking you so that he can sell the unit at a higher price to another buyer.

  4. Haha becos a few agents tried to fool me & I read too many horror stories. There're always some black sheeps in all trades So I think it's important for buyers to be selective and choose their agents carefully. It's great that you personally know some good agents out there.

  7. Btw I passed my $1000 cheque and OTP form to my agent, and my agent passed them to the seller. I got back my OTP form (signed by seller) 2 days later from my agent. The seller's agent already MIA for 1 week. If I'm you, I will visit the seller's house tomorrow.
  8. Good points. No. 3 point brought up by you is something that many of us, first-timers do not pay attention to! I asked the seller's agent on their status during my first viewing. She replied that they had already bought a condo and got its keys. On our HDB 1st appointment, then my agent and I realised that the seller's agent had lied. The seller only started looking for another house after we exercised the OTP. Conclusion: Seller and agent may lie. Better ask for some proof.
  9. What waileong said is correct. And as long as the seller hasn't signed on your OTP form, he can accept other buyer's offer or increase his asking price. Verbal agreement is not legally binding
  10. What I meant in my previous post was... Initially, the seller can choose not to accept OTP if the buyer refuses to accept his condition. After the seller accepts exercise of the OTP, the seller will have to sell to the buyer unless the HDB rejects the resale application.
  11. You made a wise decision to schedule 2nd appt to be the last day of their extended stay. You avoid paying your loan instalments earlier, save you some cpf $$. I agree that sellers have the upper hand. If we don't accept their condition, they can choose to sell their house to another buyer.
  12. Poor u, to meet such a irresponsible seller. I hope HDB will approve the appeal soon! Besides MOP, we should get our agent to check the seller's Bankruptcy status too. OTPs typically state 30 days for submission.
  13. Are the sellers' asking COVs dropping this month? Wonder will the property market be affected by the poor stock market this month?
  14. Yes, Seller is able to take legal action to claim the 1% that he supposes to keep even if buyer backs out of the OTP.
  15. My agent said she would be doing the PUB account's name transfer for me on the same day as the 2nd appt. You can do the PUB account's name transfer online. (Heard from my agent) Easier.

  18. I'm doing the inspectation the night before 2nd appt. If there're any problems, we can postpone the 2nd appt to allow the seller time to rectify the problems. Congrats to u for getting the keys soon!
  19. Hi, I'm not an agent. Just to let you know that the valuations of 5 room units in Sengkang are at least 370K now. Some of them are valuated above 400K. All sellers ask for COV on top of their valuations. My 2 friends bought their 4 room units in Sengkang at 370K and 375K in Dec 2009. I'm afraid you will have to fork out more than 370K if you aim for a 5 room unit in Sengkang.
  20. How's your case now? Are you going to issue lawyer letter to the seller to vacate the house after 2nd appt, or let her stay 2 months? My agent said she would protect my rights. She would make my seller pay market rate rent to me if they stay beyond the agreed 1 week extension. If they refuse, she would get my lawyer to issue lawyer letter to them.
  21. This is the expected completion period, when you will get your keys. Please take note that this date may change. The Probable Completion Date for my BTO project has been delayed for 1 quarter. I realise the Probable Completion Date on the HDB website is not the latest updated one. We must check the Probable Completion Date on the big signboard at the BTO construction site, as the contractor company only updates the date over there.
  22. I would take +5 extra years as buffer for situation where we lose our jobs suddenly. I wouldn't want to fork out cash to pay for my instalments. My bank loan is 35 years, as I'm paying for the bank loan alone.
  23. Please post this agent's company and handphone no. out in this forum. It's to prevent more people from getting conned by such dishonest agent. At least my agent told me honestly that she would receive extra commissions from my bank loan's banker and lawyer.
