1. Wah piang, I taught my secondary-school son how to mix baking soda & vinegar to simulate the effects of a erupting volcano in a school open house project , a month or 2 ago. .
2. After buying the rug/carpet, suggest you to engage Delphin cleaning services. 3 wks ago, just get a $3,700 Delphin vacuum cleaner, made-in-Germany, though I've no carpet nor rug. Can call them up for a free cleaning demo, you'll know the wonderful functions of this special cleaner(940watt), the one & the only in this world. http://www.delphin.sg/node/3
3. The answer to this question is not so straight-forward: use what the management calls "contingency approach" = it depends. Depend on extend & progress of reno: - Don't move any in, if possible. It depends... - What need to be installed then install, eg, build-in oven, hod/hood, lighting,aircon,.. - Those you can install on you own -don't move in - Spot checks...
4. VIP preview & soft launch over, here is the latest, no more $820psf liao: The first condo project in the country to have "skypark" with express bubble lift, on top of 15th storey for scenery viewing (can see ppl playing slope gliders at the slope behind Sin Song, end of year)! Or gliders may land at skypark. Extract from property guru: Far East Organization and Frasers Centrepoint have sold 68 units out of the 150 units released at the Waterfront Gold condo project fronting Bedok Reservoir. Units at the 99-year leasehold, 361-unit condo project were being offered at around $950 psf. More than 70 percent of the total units sold were one-bedders, one-bedroom with study and two-bedroom units. Most of the buyers were Singaporeans and there was an equal split between private addresses and those with HDB. The cheapest unit goes for $555,000 – for a 581-sq ft, one-room unit at the second level. Both of the 2,000-sq-ft penthouses released were sold for about $2.1 million or $1,025 psf each. While Waterfront Gold's sales seem to be growing compared with several other launches earlier this year, Cheang Kok Kheong, Frasers Centrepoint Homes COO, said that the outcome was "within our expectation and quite remarkable given today's market sentiment." "We are testing the upper end of prices in the upgraders' market and because of the location and facilities, we are positioning Waterfront Gold as an upper-mid market condo rather than a mass-market product.” "For instance, we have a sky park with a dedicated express bubble lift and toilets in the development will have marble floors," he added. Mr. Cheang also said the developers are now offering two of the project’s five blocks, or a total of 150 units, as part of "a deliberate attempt not to sell out the project." "We wish to sell progressively and keep the remaining three blocks until the location of the Bedok Reservoir Station on Downtown Line 3 is announced." Peter Ow, managing director (residential services) of Knight Frank, attributed the sales result of Waterfront Gold to a “combination of challenging pricing and a slower market”. The Waterfront Gold condo project is one of four condo projects that Far East Organization and Frasers Centrepoint are jointly developing on the former Waterfront View site.
5. - Soda is alkaline, vinegar is acidic, mix together will neutralise each other with some creamy foam +water. - The residual can be easily brushed away after soaking with diluted acid for a few minutes. 1 bottle of diluted acide cost abt $2. - Believed the bonding material that used to glue the kerb on top of tiles is the result of this residual. - Some more the floor tiles with rought surfaces leave room for water to ..... - Normal washing powder is made of soda, mixed with different content, pure soda in white powder form need liciencing. - Those transparent "washing cloth liquid" is actually diluted soda solution, you would feel hand slippery after touching it.
6. Har? Resale yet expecting HDB to give warranty? Same as getting a resale private and ask developer for warranty. Where got such thing. Town Council is just in charge of "Maintenance", any structural defect, depending to what extend, HDB will not get involved. Best to deal with HDB directly, and if possible, ask around your neigbours if have same problems, unity is strength and speak louder.
7. Suddenly reminded me of the arugment between president of XXXX developer & URA about private residential pricing. If I remember correctly the URA insisted that the private residential property pricing has nothing to do with cost of land sold but mkt forces..... Actually who is "more correct"? URA sets the minimum while developers set the maximum right? Consumers get caught in between.?
8. Is there such a mortgage loan structure in mkt, where loan taker can choose between either bank's law firm or own law firm? I thought all this while, must stick to bank's law firm? Any benifits by getting own's other than saving $$$?
9. Home insurances are in fact quite complicated in nature, many thanks should go to gov's afforts in providing/maintaining a sound & safe environments, and also to the Heaven. Appreciate if anyone can share their experience on the following areas as to HOME: - against theft - against flood - against fire (most common & must for HDB) - against earthquake
10. This tactic enables you to loan 6K more, end of the day you still have to pay this 6K+interest right? Not to mention to pay the additional $180 for revaluation report. It seems "smart" right now, eventually you are spending future money & pay MORE to it.
11. Mah & Lees, are playing kites, one wulos, the other one taraks. Good/Bad/Ugly.
12. Wrought aluminium is aluminium alloy, with 85% aluminium. Won't get oxidised so easy, some more, can be electro-plated or electro-powdered with many different colors. Before married, I was staying in 3-rm with parents, the tiolet door- aluminium! With all the patches here & there...finally changed door, after many round of cleaning...
13. Don't panic, can get bracket & bolts easily at hardware shops. I was attracted to this forum when sourcing for ceiling fans, ended bought 2 x V56VK at everjoint, no bracket, no bolts. Furumers never mentioned about these 2 items then. Caught in bit of surprise wheh electrician told me to get these......Anyway, I doubt other fan suppliers would supply these items with fans.
14. Singapore located 1.39degN,103.98degE, so can see only the area U1, for tonight's lunar eclipse, see file below. http://img191.imageshack.us/img191/2329/lunarecl.jpg
15. Carpenter is smart! Only one hit at throat, she surrender, need not to say much. Must learn!
16. Anything wrong with penny stocks?
17. Wow, today LKY appeared in the paper, saying Singapore's property has no bubble yet! Comparatively "cheap" to indone & Phil & Thai, & admitted that singapore residential got "real" demand = slapping face of Mah's of what Mah said earlier on. His son has earlier said HDB is meant for own's staying, not for selling for "profit".....Mah BT then follow by wanting to build more BTO & release more lands. Never observe the speed of releasing, recently? Pasir Ris recently got only 3 tenderers! All developers scared already! Lots of wulo & tarak. Ghost month is coming, so must wulo a bit to create the sentiment, I guess, then follow by GE. Done: -MOP to 3 yr -50% profit back to cpf - Min sum - on going - 1 yr subsale - VL?? - Profit taxation to house traders, discretion to IRAS - Annual home valuation revised(increased) Halfway through: - Property agent/agency regulations - Likely a "must need" agent for both buyer/seller for hdb. Yet to be done: - Revise 5% downpayment - Revise HDB rental regulations - Time-bar for seller & buyer - So many... Care to contribute some?
18. Bearoque Design is the ID firm, can check on-line, look for Ms Miko. She wanted to scold me already lah. The carpentry did the job called Mr. Wong(one of the bosses)- from ??? Kena cut his hand & bleed a lot while installing/aligning the mirrors. Put lots of horizontal bars across mirrors and a base support for a week!
19. Same here, did not come with the ceiling mounting bracket & bolts, must buy these at hardwareshops. Somemore got different sizes...
20. My built-in hod, chimney hood, built-in oven all from Rinnai, Italy. So far so good. Personally, I like those simple-to-use types and always make up of those functions. As grow older, realise to appreciate the art of "buy only those you want to use", don't pay money for functions that never use. 9xxx series should be very advance. My one 5CSI with mechanical timer!
21. FSMs sure say don't join mirrors as one piece. "Join" = "has been broken before". Though I believe in FS (especially the 5-element, yin-yang, space & objects arrangement, colou....but not directions), but not in this stuff.
22. I'll talk abt lunar-moon, & today is 26/6 (full moon)初十五, and we can observe the lunar eclipse(月食)as well. The understanding to Sun, Earth & Moon relationship will help in understanding to FS, as well as cleaning many myths. I've taken some time to rearrange & summarize these into a easy-to-read format. So it'll take u sometime to read in order to digest. Thank you. Phases of the Moon - A Popular Misconception Many people ask: how can the Moon appear at its fullest when the Earth is between it and the Sun, and why is the Moon not visible when it lies between the Earth and Sun? To answer these questions consider first the diagram below of the relative positions of the Earth, Moon and Sun during the eight phases of the Moon. Pls read the attached 3 files. To be cont.. http://img257.imageshack.us/img257/4397/1m...vementpage1.jpg http://img205.imageshack.us/img205/4897/1m...vementpage2.jpg http://img43.imageshack.us/img43/4162/2010calendare.jpg
23. Waterfront Gold finally having public release from tomorow, after close to abt a month's "training" fm developer to agencies. Seem wrong timing of releasing, if delay a bit worst still, ghost month is just round the corner.
24.

1. Need to make plywood backing panel to ensure flat thoughout for holding big mittor. 2. If join HORIZONTALLY, image get "CUT" into 2, showing upper & lower parts of a body. No good lah! It's all to each his own. See how dance studio done with the mirror. 3. Need highly skilled people to fix the mirror. 4. Put support base at bottom for abt a week. 5. Put horizontal bars across mirror to make flat while waiting for glue to set- take a week. Otherwise become a concave/convex mirror - images look funny.
25. 3100mm = ~10 ft, lift can't go in, 8 ft still ok for 4 ft width. - Have to break either 2 x 1ft at sides(L 1&R 1)+8ft at center, or 4x1ft( L2, R2) at side+ 6ft centre. I installed 12 ft x 4 ft. 8ft at center, both side with "black" glass. - If 8ft x 8ft (240cm x 240cm), must break into 8ft x 4ft x2 pcs =joint vertically, not horizontally. Contact Baroque Design, look for Ms Miko. Somewhere in Joo Chiat.
