  1. To get a mortgage loan, you need a "valuation report", which cost around $600 for private property. From this report, financial instition and loan you maximum of 80% of the valuation. Your property may worth higher price than previous. Approach yr targetted bank (better 6 months before your "old" loan expires)(lawyer to lawyer correspondence takes time!), bank will assign a professional evaluator to view your unit and come out with a valuation report. You need to pay some "hidden costs" like lawyer fee, admin fee, insurance fee.... Ask your banker first if they can absorbe all these fee. If you do not ask, they will not likely to tell, until you get the invoice. Say valuation = 1 mil, you can loan = 800k. And say your actual outstanding = 600k, then 200k will go into yr pocket (but... with interest).

Exclusive aggreement usually demands payment of 2% comm, unless you are extremely busy & know the agent in long standing & trust his judgement in "buying for you", and super rich, then worths to sign such agreement and pay him the comm. So far I have not personally come across such exclusive aggreement between agent & buyer. Signing an buyer exclusive agreement(valid for 3 months) meaning he is the ONE & ONLY agent in buying process, you cannot engage another agent to source house for you. 1. Buying HDB or private? 2. Buyer needs not paying any comm to his agent for private property. Buyer's agent will "share" the comm with seller's agent comm. This is the present mkt norms. 3. For HDB buyer, if u ask agent to source for u, then worth to pay 1% or less to him (Comm is nego)comm. 4. If you find the home yourself, you can choose not to pay a cent. Remember, don't sign any commission letter which agents used to "mix" with other doc and induced u to sign it against your intention.

True, all masses "vibrate"- between molecule & molecule hold by "molecular cohesion force", when heat energy is applied, this mass "vibrate" more and may change from solid to liquid and gasous states when melting and boiling temp are reached respectively. At any one time, all masses on earth give off radiation to environment- in the form of electro-magnetic waves. That explains why masses' weight changed over time. All these nothing to do with mirror or front door or NESW.
  4. Animals are comparatively more sensitive to "Qi" surround the environments , than human do. Your condo front door must be more surrounded with more "Yin" than "Yang" components , therefore attracted bat for "resting". A good "resting" place always associate with soft, darker, curves space, cool ambient color/temperature, etc which make ppl feel "like to rest" or "comfortable". A TV set "not suitable" to be installed in MBR is for this principal, TV programmes/pictures/lightflashes created "Yang" ambience which is "no good" for "resting/sleeping". A hall should be more Yang -bright, dry, flow of air to stimulate communication. A study place should be designed with more Yin - cool, soft, quite...- to stimulate reading/thinking/writing, etc . Yin-Yang theory(Qi) is good at "explaining" environmental-related issues in a broad way. 5-element theory is another "higher" theory to "blend" human into the nature naturally, however, the assigning of these 5 elements to things( stove, furniture, drain, mirror, etc) surrounding us is quite "subjective", not to mention those confusing & scretive "directional" factors. I'll explain more such later.
  5. Banks will evaluate your earning power vs current liabilities, and consider your present assets. Age as well. "Self-employed" ppl are the most difficult ones to get loan from bank. If you have account/s with that bank will make thing slighly easlier. Try Hong Leong Finance who is taking more risks as compare to normal banks on this matter. Of course, higher risk = higher interest..... A studio or equivalent unit, is good for rental yields. Less fixtures to consider, less ppl(tenant) mean less problems(to things within unit or to neighbour)...... Personally, whether for own stay or rental, I prefer area in east than west, sentimental I guess.
  6. Bridging loan is quite speculative in nature, high risk, low doc requirement, not all banks like to do this business, & I think MAS also not in line to encourage such. Try foreign banks, likely will get a higher loan amount. Feel sorry in your case, learn the lesson will make you wiser.
  7. Another 10 years or so down the road, many singaporeans/PRs will ask this same question. Last yr just bought a 32-yr old pt block unit in Bedok North, near MRT. Before buying, my main concern was the one of the cpf rule that no cpf money usage for flat > 60year old. Look like I have to pass the TD to my children, instead of selling away before approaching 60 years - limited pool of buyers! I asked HDB about the "possiblility" of en-block, reply was "no" at this moment. Stupid answer to stupid question indeed. If you "MUST" buy this 40 yr old, be prepared to "pass it down" to yr next generation instead of selling it away. Don't think abt en-bloc, do a avg reno will do, even if you have cash, in my opinion.
  8. 1. Talk to your buyer, pay him rental, to tide over this period (1 wk cpf transfer after + 2 months reno),ie you stay at your unit after 2nd appt. 2. Bridging loan amount varies between 15% to 20% of valuation, and validity(bridging period) lasts for 6 months. Interest usually charged at prime rate + 5-6% per annum based (~ 10%-12% pa). Say 20% = 80k, interest = 80,000x0.1 = 8K for one yr, 6 month will be 4K. Above is a rought estimation only & is how the bridging loan work. However, some banks would just charge a fixed amount, say 1K, after you present all related doc and bank calculate & know their shorest time to get back their loan principal.
  9. Not quite understand yr questions: 1. Possible to sell hdb unit while it is being rented out & still under loan? - Why not? complicated parts are whether the flat is under HDB loan? Bank loan? The lawyer is supposed to work out the "sale proceeds" and split this proceeds among you and HDB (for hdb loan) , or you & bank ( for bank loan), cash & CPF portions.... - Be careful selling away a flat while tenants still in - there is a term (I can't remember) you should be cautious that which states the buyer is entiled to the fixtures (TV, furnitures, frig, bed sets........), and say TA is 12 months and you selling the unit away and say the 2nd appt is in the 9th month, the buyer is entiled to the remaining 3 month rentals....Anyone can advise the name of the "term" I mentioned?
  10. I think you are referring to "tinted glass", not "tinted miror". Tinted glass is glass coated with colors at the back, unlike normal mirror, which is glass coated with mercury. Tinted glass comes in many colours, relection not as good as mirror - you may consider to put this directly opposite door.

  13. Hi, JTCP82, would you like to elaborate more on your understanding of "energies" in term of FS? I have been quite puzzled about this term all these years. I do not quite understand WHY fs books like to use this term. Simply it leads fs to superstition, without question. 1. My understanding of energy : Radiation energy (electromagetic wave energy), Chemical energy, Atomic energy, Heat energy & electrical energy. 2. Some of these energies (especially electromagnetic & heat energies) penetrate houses, doesn't matter close/open windows/door. The thermodynamics study the behavious of energy flow in natural systems. I would like to know why/how mirror is classified as "Water", and South as "Fire" elements. Thank u in advance.

  15. See post#2. Remember this : benifit to tenant is indirectly benifit to yr mom. Help other is actual help oneself. Once understood this, there will be no bounaries of you, me & him. Blending the H/E/H elements in real application is not simple and also the fact that envirnmental settings are really dynamic: rule suits "this" today, may not suit "this" tomorrow. Note: living things like plants could stimulate "qi". If a person with long term ill, or house stay with old ppl, good to have plants to blend the "qi", make sure the plants being well taken care. Broadly, plants with > 10 lifespan then worth considering.

We stated the completion date in OTP, created an inventory list & a date, 3 days before completion for "final inspection". - On completion day by 1200 noon, we sent keys+ cards+ handbook...... to lawyer's hand. - Buyer came about 2 times not long after signing OTP, for measuring place to put piano. - We gave our contact to buyer directly, need not go through agents. - Eventually, no "final inspection" at all. We honour ours words. - Now, they have visited my new place & on & off, the pass letters to us.
  17. In fact, anywhere within Singapore, also worth buying, of course, with different ROI. But why choose Geylang? House loan likely to be difficult, unless u can prove with high income. Some more single female. - Area "flooded" with China immigrants of "low income", many local "uncles" with strange eyes/smile, sylavia dripping look when ladies passing by. - Though many nice eatries and active night life, "decent" ppl (next good potential buyers)tend avoid there. - Future "neighbours" likely to be.........sigh - Such, unlikely to be changed within 10 years or so - Suggest u to tour around the area during day & night. - Personally, I will not park my money there.
  18. Believed your ID must be young & seldom check in to oversea's hotels. Kindly counter his suggestion to him, install for 1 year, & see if he still dare to suggest this to clients. You will scare to death one day/night right after swing open the door, especially when your mind are not ready to expect "someone" to appear in front of you. Why put mirror in such "strategic" locations to scare yourself? Not a good idea to put mirror directly opposite door(walk in or out & see the mirror suddenly), L angle wall. Earth地 & Human人 elements collision in this case. One time of such experience is enough. Don't want to hear/see news ppl pass out/hearth attack full naked right in front MBR tiolet. Lately, after returning from an holiday trip, eldest brother revealed her wife has a wired habit: cover the mirror in tiolet with towel after check in hotel, guess what makes her does that?

  21. FS, simply put it, is an art of deploying Heaven(天), Earth(地) & Human(人) factors, to get things done in a way one desired . Most difficult to understand portion is "Heaven" element which has been painted with "mystery" with many theories which sounds "suspertition", like following (simplified): - Bazi, born of new star theory. - Bazi born in "which-part" of an emperor theory. - 4 Pillar(四象)- Universe supported by 4 pillars, within 4 pillars, there are 八卦theory. - So on so for... A house(same for an organisation)stays with different pps of diff character/bazi, to get harmony(peace, health, luck(tendency to be luckier)will follow)fs should focus on Earth & Human elements. Not for the owner only. Earth element includes things like: - EYE, EAR, FEEL(HAND/LEG/BODY),BRAIN, NOSE ie Air flow, lighting, smell, scenery, convenience of layout, ambience temperature/color/sound, etc..... Human element includes: - Respect, accomodation/tolerance, love, emotion expression/control, willingness to help/share/to sacrify oneself's interest, communication,.... etc(This portion needs 2 parties to clap, typically. Love & sincerity will move the other party) Heaven (God) - who knows God's will? If he claims he knows, then he becomes God!. Only after things happened then one will realise, some takes for granted, some unfeels. Always be the "first" to appreciate life. In my personal opinion, "Qi" of person or an envirnment is "formless" and dynamic(keep changing)is something can be felt/seen(from external)by an experience FSM, altering Earth element can improve "Qi". However, seem, in the forum, no one mentioned abt fsm's recommendation on correcting one's Human element. Either this element is too simple to be understood, or "too difficult" to alter. Same for the 5-elements within one - dynamic in view of TCM, but static(Bazi/palm/ or even chinese name)in term of FS, I'm yet to explore more. FS looks simple, yet complicated. Knowing it is one thing, implementing it is another thing. Hope above gives some light to he who reads this.
  22. IRAS is not happy about those "Angbao" income & wanted fsms to report the amount. Own boss where got IR8A, company income/expenses figs can be easily manipulated tax these. In fact, IRAS does the right thing........, "Kill one, to warn the rest". Last yr in Taiwan, visited one FS shop, selling all the puicui/puiyao, big & small, colorful some more to suit the "metal, wood, water, fire, earth". Got Chinese name analysis, palm reading, sleeping position vs animals........the more he spoke, the more sound like promoting his "home-made" "medicated paster", half way I walked out. Sis-in-law spent abt $3k bought 3 little puicui. He claims to have business associate with those shops in FuLuShu building.

  24. Correct! Tan KY is very commerialise, entrepreneous, business-oriented. Conduct "oversea FS tour group" - very innovative and really know how to "associate" & building network. No wonder IRAS is eyeing on him. He knows well the consequnces if he does not pay tax.
  25. Econ, stock mkt, property mkt are like brothers, hand-in-hand, correlated. Econ seem very unpredictable- another Goldman Sachs anytime, Europe is weak, many states in US run fund low, many teachers out of job soon. My instint tells me something big going to happen soon. GE coming soon...... If you have cash, worth to wait and hold.
