This is an inside-out and outside-in issue. The world works from outside in. Genuine FS takes ppls out of the slums. Flake FS put ppls remain in the slums, and FURTHER into the centre of the slums. "Genuine" things always take time, no short-cut, not quick fix. It follows a "sow what you reap" nature principle. What takes the slums out of ppls?(inside out) The world moulds men by changing their environment(outside in). What makes the men change the environment?(inside out) Can genuine fs does the "inside out"?

Great men think alike. I emphasize importance on external factors than internal ones wrt property. Speak my mind, these days home buyers/owners are fsms themselves who decided EXTERNAL and leave INTERNAL to so-called fsms. If this is the case, why should home owners bother to seek fsms' idea wrt INTERNAL ? Human psych factors involve, i supposed.

Same as present's car loan. Mathermatic tutorial, foc here. Monthly instalment consists 2 parts= monthly interest payment + monthly pricipal payment (loan amount x Interest x no of year)/total instalment number + (loan amount)/ total instalment number eg. I=2.98% Loan =30,000 yr= 5 instalment # = 5x 12=60 FLAT monthly instalment payment = PMT = $74.5 + $500 = $ 574.5 A piece of cake!. -
Keep parents more practical lah, help look aft kids. From his suggestion, I'm sure this fsm appreciate not human inter-relationship, not to mention its importance. In this third wave, much daily time has been spent on "seeing" computers, talking over phone, touching/wypeing buttons, not enough? FS stresses "REN" factor, not "animal" factor. Seriously, plain language often leads to "no substance" writing. No substance writing = LPPL. Lisa's "heavy weight" question (buying property, not iphone, samsung S3 nor ipad), need to be best addressed via different scenerios analysis, brain bombardment exercises, so on & so forth. It neither falls under a "think"-ok-then-ok decision making model as what Batman suggests. Think-ok-then-ok model = 不在乎天长地久 只在乎曾经拥有 = sweet then bitter approach = Enjoy first then default payments later lor. Lisa concerns abt the "risks" involve and wishes to minimise it(Her question is like asking "Can I play the open-field game NOW, to "win" the opponent?) - Is she physically fit to play the game NOW?. - Does she understand the rules of the game? - How to define "win". - Is the wheather good now/while playing game, etc etc.....I supposed she has "overcome" these basic prerequisites/barriers. Investment theory stresses positive correlation between risks & returns(Fama, 1973). No risks = no returns. Higher risks lead to higher returns. Is buy now is "risky" (measured by standard of deviation, sigma), then BUY NOW lor if were to have higher return in future to come. Otherwise, reverse. Lisa, cash outlay for payment of rental for residential purpose is classified as a 下下之策.(Sorry I don't know the translation in plain eng). -
Bro, these days, electronic products, esp those "little" gadgets, whose product life cycles are super short. I think, baby boomer and Gen X fsms really have hard time in following up with those "Apps". Active Matrix Organic Light Emmitting Diode(AMOLED, the one used in samsung galaxy S2) outshines Apple's Retina Display, "sandwiched" between aluminosilicate GLASS. Never mind, within months, S3 adopted Super AMOLED. LCD and LED are OUT!

Bro K has habits and tendency of making "full use"(nicer terms calls effective & efficient) of what he has paid for, whether towards humans(esp fsm) or products. Not-so-nice jargons called abuse + exploitation. Have to use till breakdown then get a new one. Running on 24hr a day vs 1hr a day, whos rise "white flat" first, u know i know. Ladies are more accomodating and gentle towards such. However, from another angle, it is less effective & efficient le. This explains ladies have plently pairs of shoes.....

I understand yr "emotion" on property-related. I "enjoyed" $90 NS mnthly allowance in 1986, the month b4 ROD after 2.5 service. My first FT job(Dip holder in EEE, super "hot" then)aft NS=$850 in early 1987. First hdb 5-rm, 123m sq, in sep 1992 costed me $124.4k -the move had also costed me to "withhold" my "dream" of further study, when there were no study loans, many "It's The End", Tan then said " 2U are enough", till last year - after 19 yrs, I "realising" the long-awaited dream. Having abv said is to point out: comparison does us no credit. Heard the term "competency"? Which in short = KSA. Having Knowledge not necessary gives rise to having possessing the Skill. Having read, even can citate every single words in the "swimming manual" but without ever stepping into a swimming pool, u think he can swim? Knowledge can be gained in comfortable env with own peace, unlike Skill which takes time, and only after many "painful lessons", one really possesses the "skill". Attitude = behaviour, a reflection of ones' values world. Take a look at Bankrupcy office, singapore, look at their age tell u what I've said. Look at the ways the youngsters "fire the bossess", children shouting and running in public places as if in their home, young parents? "Playing" with their latest-model smartphone! Keeping pets more "careful" than their own live parents! Buy "performance" cars with insurance more than 3.6K a yr! Many, many more...."Sweet" now, isn't? LKY worries for no reasons. -

It is called "bepgof's school of thought". N,E,S,W MUST BE in "point"= 0, 90, 180 & 270 deg, no more and no less. Cannot be in "range of degree". Think harder, why? Look at the maps, earth's N/S poles. Most basic compass marks only 4 directions. Zheng He(和)modified his "marine compass" into 48 directions (360/48=7.5 deg per sector)- so his instruction to the sailer as to directions, could be more precise. Now If you tell a jet fighter to fly toward "NW", he will say, come u be the pilot. 1 round=360 deg 1 deg=60 min 1 min=60 sec So now u understand what is "NW"? Still don't understand, google a bit on "cardinal directions". If a fsm asks u to place something in "NW", make sure u & him understand each other. -

That also concludes that the bazi analysis(base on one's DOB)can "calculate" up to maximum of 60 year old. As time moves on, clever ppl assigned "directions", "Yin/Yang", 4 seasons, wu-xing(5 elements), zodia signs to the stem & branch which really make commoners very confused. Only the so-called "experts" "COULD" explain it. Since stem/branch denote yr, month, day, time, the "clever" ppl relate them to positions of "planets" over our head( how many? & what they are, don't ask me, my head is big enough to really absorb all these rubbish), therefore "calculate" the aspicious and unaspicious events as in month/day/hr, correlate to one's DOB. The "minimum" timeslot in stem/branch structure is present's 2-hour, no minutes, no seconds, remember. ASK yourself: 1. What happen when your reach 61 year old. That's why I always recommed one to study fs, start from chinese calender structure first(will study stem/branch), follow by chinese star constellation.

Ask yrself these qs: 1. What/where to buy? resale hdb? BTO, EC, DBSS? Resale pte, L99?, FH? Floor area? 2. Enough 20% + stamp in cash? CPF? 3. Children "factor"- when to have kid? 4. Schooling "factor" - when kid to go to school? 5. Have studied the 10 yrs PPI curve? 6. Last but not least, draw a 4-quadrant drawing: - assign "non-urgent", then "urgent" at y-axis - assign "non-important", then "important" at x-axis - Analyse and think, think, think yr present and near future scenerior fall under which quadrants: - Urgent/important - "fix" it immediately - Urgent/non-important - take yr own sweet time to handle it. - Non-urgent/important - failing to plan is planning to fail, plan and action! - Non-urgent/non-important - like watching movie, hobby, can forget it for the time being! Notably, have "bigger" picture in mind - asset allocation, planning and action - saving that 20% as home downpayment? - enough life/investment policies? - have knowledge & skill in stock market? - saving $ for children's U education? - saving $ for retirement? My advise: If u're in stage of saving $ for the various stages of life, get a "small enough" second-hand house first. Save the $. Never, never, never pay $$$ or "rental" which such $$$ cannot be collected back, except mortgage loan (personal), car loan.... Anyway, thesedays, youngsters (last Gen X and early Gen Y) love to enjoy life first - lifestyle choice, then "pay" later, sweet first then turn sour, I understand. -

Simi raw material theory? Price floor = M,O,L. Price ceiling decide by consumer + developer + gov. Just look at HK's case. At times, esp in econ chaos, prices fall below the "floor" - nobody wants, est those non-liquid goods. Cheap, cheap, cheap sales also no business! When econ(GDP) "no good", all price falls. Our CPI now run at 5.8% = "too much "free money" chase after too little goods". Why got "free money"? Simply not worth to keep with banks with such low interest! With high cpi, the "paper" weights lighter. Ppl try their best to exchange their paper with somethings which have more economical values as they perceived. Ministers' pay are linked to GDP. Their try to remain GDP growth at "positive". -

The definitions of "NE", "SE", "SW", "NW", have been in arguments since human developed the N.E,S,W concepts. One school of thought defines "N" as +/- 22.5deg from "N". That means "N" has 45deg, not a points. So N,E,S,W,NE,SE,SW,NW, each covers 45 deg. 45 x 8= 360 deg. Another school of thought defines N,E,S,W as "points". The range between N & E is calles "NE"(which cover "almost" 90deg)..... -

When "opportunities" come, I always weights my present situations/conditions in accordance to the 4- quadrants (actually I practice this in all events in life)rule: Put "not-urgent", "urgent" in Y-axis (upward) Put "not-important", "important" in X-axis (right-ward) "Weighing" the event that one is facing, if it falls into: 1.- not urgent, not important - forget that "opportunity", concentrate on present/coming issues. 2.- Urgent, not important - use minimum resources to settle the urgent to become not-urgent. 3.- not urgent, important - can put aside this for the time being, concentrate on urgent and important. 4.- Urgent, important - ACTION! 1. Examples: personal hobbies. 2. Door bell sounds, open door. Water boils, switch off gas, etc 3. Friendship, relationship building, buy present, planning, bugdet, etc 4. "pressing" issues reach "home step" - rushing report for tmr meeting, pre exam tmr, "life & death" situation. Use "heart" when deals with donation, use "left brain" in war, use "right brain" when fall in love.

Obviously, u are not familiar with rules of the "game". 1. Completely needs no "agent commission" to be paid by BUYER like u in pte resale. Even, if you get yr own agent during viewing, buyer agent will "hand-shake" with seller agent on "agent commission" which is payable solely by the seller. 2. Why sign OTP so fast, u confirm can get bankloan meh? You supposed to have 14 days to search for your best deal(bankload), why "give up" this choice? 3. Booking = 1% = $12,000 for exchange of otp doc, from SELLER. 4. Only upon signing OTP, u need to pay another 4% ($48,000) to seller DIRECTLY, no lawyer/bank at this point of time. 5. Stamp duty (1,200,000 x 3% -5,400)=$30,600, pay through yr lawyer. 6. The remaining (20%-5%)= 15%, say u are eligible to loan 80%, also through lawyer (to seller's lawyer), cpf 7. You need 5% + stamp = $90,600, not $83k. Stamp fee must be paid in cash FIRST, then fill up cpf form.... 8. Overdraft facility is the "best" - you pay interest on amount (variable)u activate. Overdaft application takes time and need "business proposer"..... 9. Another option, which I have used before - borrow from siblings/relatives, just to "tide over" this unplanned urgent situation, say nice words and thick skin a bit won't die. Yr situation a weired: need only pay $60k(5%) to seller/agent direct, stamp fee payment, 15% etc, need go through lawyers (yr & buyer's)
