  2. To be precise, bazhai= 8 houses = classifies one's DOB into 8 categories of "directions". DOB A suit direction A, DOB B suits direction B, etc etc. The 8 category classification based on 0 to 9 is a "mathermatical game". All houses got only 8 direction meh? Doors?/windows?/balcony? decide house directions? Or a house with 8 directions facing suits for all kind of people To be precise, it is a branch of divination.
  3. Ok lah, don't confuse you, get it right to the point: Bagua, whatever the arrangement of the 8 挂, is just an iconic picture, no more and no less. Alternatively, you can write: 000, 001, 010, 011, 100, 101, 110, 111 on your door.

I have been confused for years. Bagua associates with I-ching. Some peoples enjoyed confusing peoples. I-ching in fact try to explain the complex laws of mother nature. 一物克一物, bagua itself cannot 克 anything.

  9. Wife is an "Office Lady", good at making phone calls. Those were what she said to me. Loan doc says need 3 months advance notice for full redemption, and clause 10.2 says borrower/mortgagor needs to pay back bank the "legal fee" which I "enjoyed" earlier on which amounting to 4% of total loan amount or up a maximum of $2K, if redemption is made within 3 years from the date of 1st disbursement which was on 29/12/2009. I'd prefer to pay $2k instead of $2.4K(1 yr's interest payment, based on my existing loan tenure, OS and interest rate)if I were to wait till 3 yr expiration(29/12/2012). Robert Kuok's proposal of buying back all th Allgreen shares pays this.

  15. There are quite a few variables to be considered in the cal, so I fixed some for easy cal: 1. OA: 20K, 2.5% interest 2. OS loan 1: 80K, 2.6% interest 3. OS loan 2: 100K, 2.6% interest 4. Loan tenure: 1 yr 5. Loan tenure: 4 yr Assume u have left 1 yr to clear the loan: - OA would earn you $272 for 12 months - 80K loan(1yr)would incur $1131 interest for same period - 100K loan(1yr)would incur $1414 for 12 months Conclusion: If you keep 20k remains in OA, you would loss (1414-1131)-272 = $11 over 1yr. Assume u have left 4 yr to clear the loan: - OA would earn you $1037 for 4yr - 80K loan(4yr)would incur $4319 interest for 4 yr - 100K loan(4yr)would incur $5398 for 4 yr Conclusion: If you keep 20k remains in OA, you would loss (5398-4319)-1037 = $42 over 4yr.   16. Not an issue as long as the pit is movable and those smoke, smell, oil stuff generated are "self contained". I've once kena a "black & white" from MC for "inappropriate usage" of bbq pit space for boiling big pot of water (for boiling abt 20 rice dumpings at one go), and unauthorised shifting of shading umbrella. Unhappy abt the letter, paid $50 to get a NEA weather report as proof of rain, at certain day/time for certain station/location, called up MA and MC, and sat in the monthly meeting about what was deemed "appropraite usage" of bbq pit and in certain day/time, no member of MC was available to give consent to shift certain "common property"......
  17. Let u see BIG pictures, as you like it: To be effective & efficiencient in preventive & corrective jobs, "fix-it" man needs use of "proper tools". Specific tools are designed & used for specificed jobs, however, at time, "this" tool can be used for "that" job but outcome not as desired. Preventive is always better than corrective, in any situations. Senior Khaw has classified the "problem" into short/middle/long terms, and he also has identified three groups of ppls have "short term" needs. He is going to fix this first. What "tools" will he use? MBT has used tools like MOP, seller stamp, loan-value-ratio. He has thought of using the tool of "income ceiling", but does not has the opportunity of using it. Complicated jobs need complicated tools. Tool user must be proficient in using such as well, otherwise.....

So, Just make whateven "house" you call, be "movable", transparent/net/transluscent covering & no solid shadow cast. Read URA's "strata living", around page 5-7, if I recall correctly.

Resale, new completed or under construction = 5% cash, remaining 35% cash or cpf. - Take note of cpf's MMS rule. - For unit under construction - progressive payment mode, the % in various stages have changed due to loan's rule change, do take note. - Resale (1% to exchange for OTP, 4% after exercise OTP) - Stamp duty MUST BE paid in CASH first, then reimburse back from CPF OA (need to apply for) - Agent's comm for resale. Buy directly from developers, no comm. Slightly complicated for unit under construction( OTP, S&P, Deed of assignment, etc etc), loan disbursement amount varies at different stages.....Hope above clear your doubts.
