Thanks minerat and pinkflower for the quote ) though the contractor told me his quote will be the upper bound as he don't like to give us surprises (VO) in future. But it's really good I don't need to pay that much. Minerat, thanks for advising the use of inverter and non-inverter which is very applicable in my case
