IMHO, these 2 reasons are enuf to get rid of it I had this at my the first floor of double-link back in KL - grind it, patch it, then 3 layers of lacquer over it, few more layers at the bathroom area. To reduce scrathes, all furniture legs are padded. Never liked it and we were so happy to dispose of the property!!

  12. This is a ceiling light. The light shop I patronise recommend me this too for my yard and storeroom, stating it's the latest trend/design - but I didn't like the funny shape (but that's just me)
  13. Just for your info, they light people have a formula to calculate the required brightness, depending on the area... whether a 2x13W or 2x18W etc.... For ID.... most will try to accomodate their clients' whims and fancies... if possible... I have a colleague who has downlights every 3 feet in this living room

  19. @gimz.... I am also wondering how minimal is minimal when in comes to minimalist? It is... one glance..... straight lines, not many colours, no clutter?
  20. I have quite a similar layout as yours.... and the light shop also indicated the exact positions as in the pink locations. For the living - I have a switch to control each side of the downlights, with the pair under the AV console - changed to normal bulbs on thermostat, so that I can control the brightnest For my dining, I have a central light under the table and 4 downlights (all controlled by 1 switch) around the dining area. For normal use, I switch on the single light at the dining area for about 80% of the time.. .enuf to provide lighting even for the living.... and if I want slightly more light at the living, I switch on the left and right cove lighting (yes, I have cove too all round the living)... one switch control the left and right, and another switch control the front and back. For the cove lighting, each side has a double 4 feet T5, which I switch off one of them to save energy. Probably the only time I switch on all the lights at the living or dining is when I have visitors... which is very rare. It is just nice to have the cove and downlights there... just in case you need it.
  21. I had the same problem with this idiot old couple, burn their crap papers (prepare to meet their makers) every 1st and 15th. Talk to them nicely - don't give a S**T... told my landlord..... they said they cannot do anything..... highlight this problem at meet the XXX session.... they just smiled.... cannot really do anything.... give face to the elders lor.... what the F.... what stupid answer is that? Just take a walk along corridors that have old people staying..... if issue fine... then the G will be super rich... can do away with ERP liaw. But frankly, they cannot do anything... have to please their constituents... their voters

  23. Hmmm.... to the sellers, they are thanking the foreigners for jacking up the COVs..... for buyers, they are cursing at them. If you are MBT - how would you address this? 1 min to Tampines Mall - that's G8 man..... very very good location!
