henry is good that he 'warns' you about the top-up. mine dun! And charge us for the top-up when tiling is in process That is fast in tile selection. We lost count on the time spent in tiles shop haha We have even gone to the shops before confirming any id/contractor Like mosiac colour, but.. out for us too, due to maintenance, too many grouting lines. But those show flats on tv are always using mosiac in front of kitchen cabinet. Definitely pleasant to eyes, but xiong ar haha

haha your view about whacking your id is so funny. Really understand how you feel, must be boiling everytime rite. Glad for you that it is over. Still waiting for mine to handover. Some touch up gotta wait after cny as most workers has stopped taking job. Sigh.. my house too has slanted wall, slanted door frame.. slant here and there

cool, that's alot. It also depends on which company you are comparing with. Big players definitely charges more. I have even greater difference than yours if i were to compare with those of higher range. For mine, there are cheaper quotes if i compare with the rest (and is not only 1 or 2 quotations). But still........ encounter number of issues along the reno process. How glad that it is ending soon... Counting Down!

I would say they are not the cheapest nor the most expensive, somewhat average. Just that i did not expect them to withdraw the 5% discount for some additional items when we see the variation report in the midst of the reno. The 5% is on grand total, ie the final cost. In fact, the 5% on those items are not much. Feel really unjust on this --- that he dishonours the contract terms. It is beneficial for owner to monitor the progress closely no matter how much you trust your id. They are not only managing your project and you know the best what you want. Error spoted can then be rectified within the shortest time frame.

3D drawings always look nicer than reality lol.. remember to be precise on details. Id will miss out certain things even after discussion and confirmation. Well.. there are really id who do 3d drawing even before signing the dotted line, some will ask you to put refundable deposit (which i won't recommend)

Can c that you are really fast! Bought fridge and washer before reno start read your posting abt ID. And yes, i have seen ID recycling their work, using same material and same design. LOL

Electrical cost is another bulk expense. Checking around you will notice electrical price can vary alot. I did not engage my id's electrician as the charges is higher. More details will be updated in my tblog which i have just created. So far, the electrician i have engaged externally is ok whom i feel is worth recommending.

Reason why Sunny is chosen is mainly due to his experience which is one of the criteria set while searching. And because we need to have a two sided feature wall, we require someone who can propose designs. Have visited homes done by him and find them accepted. He is actually recommended by a fellow mate here (there is referral fee for successful referral). These are all done and decided within a day, ie on the first appointment we have with him. Do not find comfortable to confirm just based on one meetup. Nonetheless, we signed up with him as there is a 5% discount on the grand total for confirming on first appointment and most importantly, he has the expertise and not a green-horn and price at that moment is reasonable. Noticed that this clause "5% discount on the grand total" is highlighted. *BEWARE* Usually, there will be revision on the contract along the way, either additional items or some items removed. We have removed some items due to pricing since the price gap as compared to market price is simply too large. And we have informed him during the first meeting that we will remove some of the items. Also, some items are added while renovation is in progress e.g. top-up the difference for tiles, kitchen ledge etc However, for all the additional items that are added after the contract we signed on the first meetup, no 5% is granted. This is ridiculous when it is stated in black and white that the 5% entitlement is on the grand total. Reason being is not enough margin!~!

Hi all To start with, wishing all an advance HAPPY RABBIT YEAR! whew.. It's indeed a long tiring journey. And from the title of my tblog, it reveals the lessons i have learnt and of cos lessons come with a price. First of all, thank you to all fellow sincere advisors with genuine experience and recommendations. In fact, my renovation is nearing to the end now and i guess it's beneficial to start a blog for sharing the process. When time permits, i will be sharing in details each and every stages i have experienced. You make the judgement yourself especially for those who are searching for ID/contractors. Like most people, I have sourced around, spending time to talk to id/contractors before finalizing one. There are also some who never revert back to us. It's either they are too busy or only eye on big projects with high revenue. Absolutely nothing but true, Sadly! Be as specific as you can, BUT they can still claim they are not informed. That is the problem. All they will say is "YOU WANT TO CHANGE, YOU PAY FOR ALL LABOUR AND MATERIAL" And yes, monitor the progress closely. The thing is when we discover something is wrong and we highlight to them, first question they ask is whether you can accept it. Truely tons of lessons learnt and the list continues. Some so-called ID do not have design sense and insisted the error made is nice and nothing is wrong. Reno is never 100% fine. There are bound to be corrections needed. But i believe customers just want on time handover and according to what we have discussed and accurate delivery. Things went wrong, we just want rectification and can close case and not slam the charges at us when they made the error.

oh.. it's the glass in between the top and bottom kitchen cabinet. There are many options available such as tiles, stainless steel etc Glass is more popular now for sleek look and easy maintenance. But for some, may feel not good in terms of fengshui. If anyone intend to have glass backsplash, make sure your quotation states TEMPERED glass Always playing with words and so far have not come across people using non-tempered glass for that.

Anyone using kitchen backsplash made of NON-TEMPERED glass? Colour chosen using STICKER? Seriously feel that this is not suitable for kitchen esp behind the heated hob. This is "quality" indeed rite?

Yes sharing is good! but only truthful comments. Like for myself, i will only recommend when he/she is good and not recommend to earn extra tips when knowing they cannot make it. There are bound to be self advert people lurking here. And also those who defend themselves whenever there are negative comments. Let's get it right that no one will have 100% good feedback as all of us have different expectations. Their jobs depend largely on word of mouth and customer will seek for particular ID irregardless of the company he/she is in, so they, esp the ID, are very concerned about remarks here.

Hi isiah, wat is the glass backing you using for your kitchen cabinet? It's close to white. Did you use spray or sticker for the glass? Can also share how much you pay for the glass backing?

since previous owner has moved out, rightfully the power supply should be transferred to new owner on the handover date. your agent should do the coordination and there should not be any disruption in sp.

Idea to consider can have piece of mind by buying own paint! Reno is already a tiring process, having to monitor on everything make it worse. Painting skill is also crucial too.
