Hi, couldnt resist the urge to ask for the contact of your contractor, and also your reno cost, if you are alright to reveal =x Love that you 2 have such great temperament, and common love for same things, and even not, giving in (seems like mostly hubby hahaa) and enjoying the process of being together.. look forward to seeing your faces in your blog sometime!

Hi neubie, i usually troll silently but just wanna say thanks for publishing ur contractor's contract and the quotes for the benefit of all forummers here while searching for recommended contractors, i found that some threads are bomboarded with requests for the contractor's contact, which really deviates from what the thread is about- a homeowner's renovation experience. maybe it's just me but i dont really PM / ask for contacts openly, as i felt the TS would have been bothered by all the other requests or probably not be around this forum anymore. so i really appreciate forummers who readily and generously publish contacts. Anyway, just to inform u i've also got a quotation from alan. May I know if he comes out with all items or do i have to compile a list of works to be done for him? probably cos i indicate what i want in my request, the quote i received is only an itemized ballpark, not the cost of the entire reno.
  4. it's amazing that he came up with such fully rendered 3Ds, with such good rendering skills and design, he could even be better than any run-of-the-mill IDs out there. do u have a photo of ur mbr with the walls/wardrobe? from ur prev photos it looks different from the rendering.. oh i think u mentioned before materials were not chosen before the 3Ds came out. maybe that's why

Initially i thought it was done by an ID but it is mentioned that they are contractors. Are they IDs cum contractor? hehe am also looking for a contractor, hopefully one who can give suggestions on design and aesthetics
  6. From the renoblogs that i read, it appears that most owners engage ID for their new house and are reasonably satisfied with their service. I guess a lot of research has to be done on the service quality before one decides on which ID to engage. That said, there might still be mishap or miscommunication along the way. I'm also trying to design my own 3-room now, intend to go straight to a contractor for quote. but as manutd1972 mentioned, the contractor are basically builders who follow orders, and most counter-propose any design related intention unless it is not workable by their standard. Good contractors have good workmanship and have the ingenuity to work around construction problems to achieve the design intention. However i am looking for one with a good sense of aesthetics and can advise us on design issues. Webbit and Christopher, does ur contractor provide counter suggestions or do they just work according to ur brief? And how much design do u have to complete before u pass the drawings to ur contractor? manutd1972, do u have to do any work before u engage an ID? what information do we have to provide for them to quote? thanks
  7. Hi Warrior thanks for reply. Is your reply specific to -all valuations or only -when buyer requests for one either before or -after the OTP? And this is on top of transacted price? I would think both buyer and seller would want a valuation (even if paying in cash) for a smoother/less hesitant transaction? unless of course they foresee it'll be of a disadv to them..
  8. Hi, I am a seller and paid for valuation, done online. Just curious, is it right to say if there is no valuation and buyer requests for one, buyer will pay? If valuation expires before my 1st appt with buyer, it is mandatory to get a revaluation even though price is fixed? Cost borne by seller?
