$800k condo? $800k can't buy anything decent. Residential rental market is bad. $800k also can't buy any decent commercial property, even if you found one, the returns is abt 2%, not even enough the service the $250k mortgage. $800k may land u up in some decent industrial property, yield is about 5%, enough to cover mortgage and make some money with the balance leasehold. Best to buy a property with new tenancy contract signed to safeguard for the next 2-3 yrs. If you are interested, I have 1 onhand for sale which gives u 5% returns. I am not agt, just slowly liquidating my personal property.

U can use moca network on your existing SCV cables to extend network coverage to all rooms which have SCV outlets. I am running 2 Mio set top boxes on level 1 and 3 which doesn't have network socket outlets.

wow neighbor, if your unit is really "good", it will be worth every cent u ask for. That 2.1m unit has been on the listing for months (3-6) at least. it looks "decent" for a corner terrace, most of the LH corner terrace in SG are commanding this price, I don't know why there isn't a deal for it, I guess it got to do with the parking issues and smack right in the middle of the whole development. IMO, every unit in this development has its cons, I open my small gate, I'm on the main street, 100m from the bus stop, super convenient, but I get street noises. My main advantage is North/South facing, not back to back type.

Over the last 10yrs, I used Joven in 3 homes n ariston in 2 homes, I personslly prefer ariston. Seems to heat up faster. I don't switch off my heater these days, electrical bill no diff. -

U go to your kitchen, open up the false ceiling access panel, you should see the Heater. Or go to your storeroom at the backyard, open up the Electrical box, there could be a drawing inside there. -

ehspro, By default from developer, Level 1's heater is located in the kitchen (for my layout), but switch is at the Level 1 Powder Room. Level 2 toilet has its own heater, level 3 has 2 heaters. -

If u look at caveat, I paid the highest durning that period. The seller was firm on the pricing as he claims the unit was the best along the stretch. I have started viewing this project since 2004 were prices for inter plunged to $700k and corner at $890k...

Jenova, Mine is the ang moh style, where car porch and kitchen at the back (back lane), living room is facing the front garden with a side gate at the main road. I paid 1.45mil last Jan for a corner terrace 2238sqft land. U can see it in my Sig. But not all local buyers like american layout, they find it not posh. the typical landed housing is Living Room smell car exhaust.

No way, don't think about it. it is as good as A&A, and you have sewage pipes running leading to the IC within your plot. Myself, wife, daughter are staying on the 3rd level. I initially complain a lot, got used to it after a year. Spend our evenings in the family area on level 3. Equip yourself with Food and Beverage and SNACKS. -

My long time contractor quoted me $7k for a simple roofing, I went with Perfect Deco for $1.5k thereabout. -

The tiles are cheap, it is the wood structure that is expensive. I strongly recommend Perfect Deco when it comes to shades. I used them for 2 sets of retractable awning and 1 row extended roof tiles for my side terrace. -
Have u guys done any pressure test on the piping?

Let's make it clearer, ethernet uses 2 pairs, gigabit uses 4 pairs. You can achieve gigabit even with CAT5 cables and CAT5 connectors because CAT5/6 still fall within the RJ45 8P8C specs , ofcourse not everyone has the luck. CAT6 certified cable and connector will promise you the gigabit. With the introduction of CAT7, should our friend here be moving forward for the future?

Hi, congrats on your purchase. Let me say something. If you rebuild, from an investment point of view, you will only get 5% gross rental yield if you eventually move out after a few years. If your neighbor decides to rebuild as well, I am confident your yield will increase to 7-8%. Landed housing don't command good rental returns. 38yrs of balance leasehold is very short, are u applying to top up lease before rebuilding?
