here are some well-known light control system or also called lighting management system (LMS) u may want to consider too... - Legrand LMS - Domus LMS - Dynalite LMS etc all the LMS allows for scene control... however the cost will not be cheap due to the additional components & wiring need to run and also programming in order for the LMS to work... imho, LMS is not applicable for HDB or Condo... more applicable for bungalow or mansion

nowadays bulbs from Philips & Osram are usually manufacured from their China factory so don't expect the performance to be as good as previous ones made from europe...

my reno not yet start because i just confirmed my id and sign with him these couple of days only but i expect to start by mid june. oh ya, i already bought some items such as sofa, taps, mixers, sink, mattress, fridge, washing machine & curtain etc... as for the hod & hood, oven, kitchen cabinets, room wardrobe & air-con are already provided in my new condo...

After being fussy over many IDs whom i had asked for quotation over a period of 2.5 months (including several times of revision on the quotation revision) such as; - Ideal House (ID seems inexperienced & price quoted very high) - Summit Design (ID quite experienced & price the most competitive) - Gplan (ID seems experienced but too arrogant & promised to quote but in the end no quote) - Intradesign (ID not much interaction & price quoted very high) - Weiken (ID seems experienced but halfway give up quoting when ask to revise) - Space Inspirations (ID seems inexperienced & kept delaying in quoting until i give up) - Box.ID Studio (ID experienced & creative & price quoted slightly high) finally I had made my choice to sign up with my current ID - Box.ID Studio for my unit at the new condominium called The Calrose....

How Contractor Touchup On Timber Skirting?

the contractor had sand off the paint and varnished the skirting but it seems that the paint had stained the skirting therefore after sanding and re-varnishing of the skirting, it still looks ugly... now i thought of asking them to hack it off and install new ones... does anyone knows the market rate for new timber skirting??? pls advise. -

Apology to interrupt this thread but i would like to share my bad experience with one of the popular IDs of Gplan... This id has a very "ah beng" look & attitude, proud and arrogant in person but seems to know his things and furthermore quite popular here in the forum so i decided to contact him to quote for my new hse... I had spent so much time to discuss with him on my id requirements and even bring him to my place so that he can quote more accurately... However after 2 weeks of waiting patiently for his quotation (as he promised to quote me in a week time), i still did not hear from him so i called him to ask for the quote and eventually he kept delaying the quote giving excuses that he is too busy blah blah blah... nevertheless i give him benefit of doubt and in the end he just disappeared after a month without any words despite me keep waiting for him to get back to me... even when i tried to sms him but no reply... call him also no answer... very disappointed indeed... as a ID and even as someone so popular, he gotta be professional even if he decided not to quote, he should at least tell me so and not just disappear like that.... next time i will not recommend gplan to any of my friends... -

he is indeed a newbie... just join them couple of months ago... i had talked to him before and he lacked technical knowledge and reno experience... if i am not wrong, he is guided by one of the senior designers there called danny when he presented his quote to me cos when it was danny who can answer my questions when getting more technical and details... although as a newbie he can be... he has the drive and very responsive... -
I had just bought a new house with timber skirting installed and the timber skirting supposed to be new but yet many scratches and dull... so the skirting contractor came to touch up on this defect and end up painting the whole timber skirting which caused it to appear fake and the original timber wood color was covered up by the paint... when i ask the contractor why is this so, he told me this is the normal way to touch up... is that so???

well. it is true and logical for K to reject projects if he is tied up or full but i would prefer if he can recommend someone capable to handle my id quote rather than when i call the company main line and was entertained by a novice designer who is unable to know what I want and yet still want to quote... I will prefer that there is a senior ID to guide him and work together with him in order to quote me which will be more professional this way being a popular ID firm... frankly speaking, i was quite disappointed in their approach and kinda discounted my impression of them... also if this novice ID can offer his quote, i don't think the company is full and unable to accept new projects...

Got Mr K's contact from this forum and called him for his ID services but he rejected me saying too busy that's all... kinda disappointed with that... Nevertheless call up the main line to ask for quote and was asked to go down to the office and a junior designer was assigned to attend to me which gave me a feeling that they not so interested to quote me because I actually know more things than the junior designer (as i am a more technical person) during our conversation... he is unable to understand my id requirements and poor in the technical details or id suggestions to me but he is honest to tell me he is new to this line and will try his best to quote... Wonder does anyone experience this or am i the odd one out?

build a full height cabinet to hide the DB with storage shelves while making sure that the DB is accessible or building a suspended cabinet with mirror to act as a suspended mirror wall. Impt is that the DB need to be accessible regardless of whatever thing u do and also need to allow some ventilation for it.

I had bought a new condo which just TOP and decide to do reno with some overhaul of the existing toilets but leaving majority of the flooring untouch... Was quoted extremely high when compared to my friend's HDB where he had to hack & lay of tiles on the flooring and overhaul of his existing resale flat.... how come the difference is so great? Isn't it the same of work to be done for condo & hdb but why the prices differ a lot????

i have a question too... my new condo unit had a kitchen sink provided but i do not like the material & size so considering to change it... the existing sink is 800 x 460 and the cabinet below it is 870 x 560. existing marble top opening not so sure... can i replace the existing sink with a 860 x 500 one?

good news... just managed to coax the salesman attended to my purchase to change the washing machine to a smaller 7.5kg of the same model even though i had made the payment because the washing machine has yet to deliver to my new house... the difference in cost for the lower capacity washing machine shall be use to offset my fridge purchase which i have not pay anything yet... i got the WA11UP for $700 from audio house @ liang court 3 weeks ago before CNY

Recently my wife suggested getting a 9kg latest model washing machine from Samsung model WA11UP for our new house. Can anyone advise me whether this samsung machine is good & reliable? Also if we use it for only 2 persons' clothes in a house, will it be too big and result in wastage of water???
