  3. Not that i'm nasty or what... But what I stated is true. They are too many 1-posters in this forum. If you never post anything before then suddenly state something like that... pple will also be abit apprehensive. If you got a T-Blog, post up photos, or ask other general qns, basically to make pple believe you are a genuine forummer and not just some ID or contractor registering a new nick to say something bad, or say something good about someone. Btw, I didn't use Singreno's services, so i don't have anything against or for the company. I'm just stating facts. You should open a T-blog and post photos of how your house is now. No hard feelings bro...
  4. Hi bro, When an ID/contractor says he needs money to pay his other suppliers/sub-contractor. Warning bells man... super warning bells liao. Men are incentivized by money. Pure economics. If you have paid everything already, why should he come back to finish the job? If he still comes back, he does it out of goodwill/personal ethics already. I'm speaking from pure economics standpoint. Besides, most contractors do not pay their sub-contractors upfront, or even after the job for most of them, some pay on credit which is like 30-60days depending on arrangement. That's why some sub-contractors (who actually do the job themselves) prefer to deal direct with end users as they get money after the job is done. If you were to use the services of a direct sub-contractor, you wouldn't need to pay in advance also. It's always a downpayment of max (<50% 0f contract value), sometimes just a few hundred dollars is ok also. Caveat Emptor...

  9. Hi all, Not factoring time issue, how practical/realistic is it to split an entire reno project into different sub-contractors? For e.g. doing the following projects in stages: 1) Hacking and all tiling together 2) Kitchen cabinet with piping work 3) All other carpentry 4) Electricity work 5) False ceiling, cornices, lightings 6) Painting I'm wondering for Electricity work, can it be done by itself or must it be done with some other project? Waiting for the pros thoughts here... Cheers!

  11. what's the floor area of the different areas of your house? Price is only 1 part of the equation, you need to know on a per foot basis whether issit cheap or not? You didn' provide enough details. Your quote can actually be very good if the space size you are refering to is large, so how to compare? Calculate the quote on a per foot basis for better clarity. Then come back and compare with the market rate. There are certain market rates for most items. If the price differs substantially from the market rates, check with your ID/contractor, what is he offering for such a higher price?

  14. Waterproofing is charged separately. That's why I want to find out the price of labour for laying tiles in each area. Quite different. Am trying to understand how come the price for laying wall tiles in toilet is significantly higher. I know the labour cost for floor tiles of $2.50psf is very good price so that point, I don't think i'll bargain more.
  15. Hi all, Want to discuss the cost of laying tiles in different sections of the house. Pls share information here. Below are the lowest cost for labour i've seen. 1) Rooms, Living, Dining, balcony, storeroom etc (based on 60cm x 60cm homo tiles) - $2.50psf 2) Kitchen floor tiles - $4psf 3) Toilet floor tiles - $11.6psf 4) Toilet Wall tiles - $4.4psf Very significantly different. Here's not to ask for contacts. But just compare prices to give all of us a sense of the proper market price outside there. Rgds
  16. Hi there, What you should do is, read around more on this site to get a better sense of costs. Also, put your calcs on per ft or per sqft basis where appropriate, then you can compare better. Initial glance, it's expensive. Where you are being chopped the most is the full height items. your ID is using a price of 280/ft. Most IDs are charging about $230/ft. Going direct can get you $200 or under. Also you need to know more details of the items, issit swing, slide mechanism? Is the wood plywood or compressed woodchips? Is the interior PVC, polygon or laminates? Are there glass finishes to the carpentry? Do abit of check more.

  20. Tiler Seng, Do you just do tiling work or can you do other stuff also? I suppose the tiling work would be done by you yourself and any other works if required is done by sub-con? thx.

  22. Visit about 10IDs to get their sense of recommendation. If your requirement is just for your house to be modern, then no problem. All IDs can do this design as it's the most common design done by IDs. If you want some of the more unusual designs like contemporary bold, country style, victorian, retro etc, you'll need to look for more IDs to get more ideas from diff IDs. Most of them wouldn't be giving you any 3D drawings till you at least pay for the 3D drawings which is usually around 1k on average for about 6-8 pictures. If you feel you are quite design savvy, you can go straight to a contractor to do for you but you should still have other quotations to compare and know that you are not getting chopped. Watch out for tiling and carpentry items, these are where the most gravvy is for IDs. Break down the prices into a per ft or per sq ft basis then you can compare better between different IDs.
