Confession: I ever threw a 1/4 filled coke (those ^%#@! expensive kind that you buy at GV's counter) at a golden-haired monkey who was yakking away on his mobile for a good 10mins. He was sitting like six rows in front of me and I can hear him! Everyone in the room was 'tsk-ing' and 'shh-ing' away, one ang-moh lady even shouted, 'excuse me!', but he just continued yakking. Thus not surprised at all that nobody pointed me out when my coke splashed on his entire body; everyone just look straight at the screen. After some crude beng-ish cursing, he just LL walked to toilet and wash, with a few people giving soft applause...haha! -
Shouldn't most bridal package already include this? If you already got a photograph (hi-res digital softcopy) in mind, then just bring it to any printing shops (sunshine plaza, queensway SC, pennisula plaza, etc) and ask for good quality prints. Then head over to a framemaker to frame it up. I think this process will be cheaper than going to photo shop, if you are on budget. Maybe printing =< $50, frame =< $100? Depends on what you choose lor...

Yes i am staying at Blk 89, but no sorry you cannot go thru me to lodge complaints because this silly 'chairman' title is bestowed on me by the nice forummers here lah, not the govt! Me powerless lah... And if you want to go for house visits, then help to jio neighbours come down for THUM! With more 'audience' then maybe we will be more motivated to show our flats mahh... -

After my certain posts on rental of whole HDB units or rooms, got quite a few PMs/emails asking for the tenancy agreement, especially those who do not want to use an agent. So just to post this link on the Model Tenancy Agreement, drafted by CASE and linked on HDB's website, which in my opinion is quite sufficient. http://www.case.org.sg/downloads/buffet/model_tenancy.pdf Hope this helps!

"Owe HDB $$$" meaning the guy still servicing a loan, or the guy did not pay his instalments on time?? If still servicing a loan means bankrupt, I think 80% of Singapore are bankrupts liao! No, its not so simple; bankruptcy is where your creditors get so fedup with you for not paying them on time (or not paying at all) that they lodge a complaint to get help from the govt. Min amount to declare a person as a bankrupt is $10,000. The Official Assignee will come in, confiscate all your assets and help to pay off your creditors. Of course you can do an Insolvency Search (layman's terms is "bankruptcy check") on individual persons at http://www.isis.gov.sg . But as usual, SG govt no free things one, got to pay. As for you as a buyer, I dun see any complications if the seller is sincere in selling. If the guy is a bankrupt and sells his flat, he will have money to pay his creditors, right? So the govt would be more than happy for him to sell! So if he is really a bankrupt, you must make him go to his OA's approval to sell, just as part of procedure. But problem may arise if the seller is a bankrupt and pulling a fast one on you; ie he wants to take your deposit and run away. In that case, you have very little (or slow) recourse because you are doing business with a person known to be a bankrupt and you cannot sue a bankrupt. Hope this helps...!

I think this largely depends on how the quotation was negotiated. If, say the total quotation is $30K and the ID/contractor gave a lumpsum discount of 15% off, then it will be tricky. Reason being different IDs earn from different items; eg some will earn from woodwork, some will earn from masonary, etc. It all depends on whether they have their own manpower or 'sub' out to other contractors to do, whether they got volume and get bulk discount from vendors and other contractors. So if you take out all their low-cost items (which they earn more) and leave behind all the hi-cost items (which they earn less) and still have a lumpsum discount at the end, they will eat grass liao; so confirm not happy lor. -

Can Ask Agent To Get Com Fr Tenants For Rental?

Its very difficult for an agent to market for you then ask the tenant to pay comm; what happens if the tenant comes with an agent? The tenant will be paying that agent and your agent will have nothing since you are not paying. So essentially, this agent who will have to find ONLY tenants without agents, so that he can get comm from them. However, this will narrow down your choice of tenants, because most tenants (esp overseas ones) will engage agents to help them as they duno anything. So in order not to narrow down your choice, you should market the property yourself (by advertisement, even simple posters pasted on the wall, etc) and stated clearly that you will not pay agent's comm. So other than direct tenants, those agents who got tenants and want to close quickly will come to you too. -

I think this is covered by CPF's HPS right? Remember its something like 50% or 100% coverage, ie for 50% coverage, if one party dies, that party's own liability will be cleared, but the living party will still have to pay for his/her own share. If 100% coverage, once one party dies, both parties' liabilities will be cleared. Do check with CPF or read the website first before you commit to the insurance agent, dun buy double coverage.

1. Sinks, taps, etc are considered toilet fittings and usually not included in the quotation because the owner tend to want to choose the brands/designs. But for electrical switches, some electrician will include it. 2. Usually the fittings will include materials. Eg quotation for built-in wardrobe will be inclusive of the wood, laminate, glue, etc other materials. Things like waterproofing, cement, grouting, etc usually won't be charged separately too. As a general guide, items that does not require you to choose the brand/design will be included, unless otherwise stated. A standard quotation for full renovation will always include EVERYTHING except: a. toilet fittings, b. curtains, c. lightings, d. electrical appliances like washer/dryer/aircon/microwave/oven, etc., e. furnishings like sofa, dining table, beds, etc. All above would add to your additional costs on top of the renovation itself.

Surprisingly but yes. During my selection time, I also noted that people are avoiding the 34th floor, and some even gave up. So you will be surprised, the unlucky number "4" does have its effect; IMO this is more prominent to people than the afternoon sun or size, because not many people take note of the afternoon sun and some will think 90sqm and 85sqm got no difference. If you are not pangtang, dun care lor, just choose what you like. Dun base your selection on other people's choice. Good luck and welcome to Tanglin Halt!! -

Check out the first stall at Lau Pa Sat's satay club, malay fella. I forgot the stall's name, think is "No.1" or something. My personal favourite...but sorry I dun hab the number to call for raw satays. Usually buy cooked one, but I am sure they supply raw ones too... -
A bankrupt can sell the HDB flat, of course! All she needs is to get approval from the OA. And because by selling the flat, the OA would be able to get money to clear more of the debts, they would be more than happy to approve it. So from the bankruptcy office's POV, there is usually no hindrance there. All you need to is the owner to show you the papers that they had approval from OA's office to sell the flat. However, what you must be more worried about the bankrupt herself, because if she backs out of the deal, you will have to sue her and everyone knows what can happen when you try to sue a bankrupt...zilch. You get nothing. So make sure that you do not hand any money to the bankrupt; any deposits, cash payment, etc should be handed to a lawyer or agent (if can trust lah!) or perhaps the OA for caretaking. Anything screwed up, like abovesaid, at least you get your money back, although you cannot sue for more lor...
