  10. Is there a need to post twice? Esp for things that are not true... Had a casual talk with a HDB officer the other day, told me that its on PURPOSE that there are no BBQ pits on the roof gardens of MSCPs; not just in Tanglin Halt, but others as well. This is to prevent fire hazard and also because the roof is not easily accessible by fire engines. Also the block is very near the roof garden, the smoke would affect the lower levels' residents. And I was like...what the...?? If they had bothered to check, several condos in Singapore with sky terraces also have BBQ pits on them! And that's like 20-storeys or higher lor! So they meant to say people who stay in condos got stronger life or better resistant to smoke/fire ah...? Civil servants...trust them for being overly-conservative, mann... Anyway, seemed like all are spoiling for a gathering huh?? Well if want to do then let's do it big! Hmmz, the next big thing is Chinese New Year! I posted before liao, anyone still keen for Lou Hei?? We can do potluck, no need to pay money or whatever, just bring your own food!

  12. I second the idea to give to STOMP instead of the police. Especially so if the violence is short-lived, by the time the police comes they would have stopped; if you call a few times the police might even label you as nuisance caller. Can you do video instead, to show that its night-time? Eg start filming away from the window and walk towards it, so the sounds become louder and more real in the video.

  16. Let me put this very bluntly for you: Nobody will know, only your consicence knows. Like I mentioned in the above post, is the agent the effective cause for this transaction? If he is, then pay him. If he is not, then don't pay. Effective cause simply means he is instrumental for the transaction to take place. You are correct here, but remember we are talking about the buyer disappearing after first viewing, do not have your contact and came back to find you via your personal ad. However, there are alot of cases where both seller and buyer are not in a hurry, they decide to wait until the exclusive agreement is over so that they both do not have to pay any comm.
  17. If its wasn't stated in the contract that you signed and you had never seen it before, then tell them go fly kite. Usually from what I know is that the T&C are all within the same sheet of exclusive agreement that you sign. The onus is on them to prove the case to small claims tribunal, ie you are aware of and had agreed to the T&C. Dun worry yourself over this. This is very true. Even if the exclusive agreement had ended, but the seller/buyer approaches each other and close under similiar conditions (eg price, move-in date, etc) as per negotiated together with the agent, then they still have to pay comm. The objective is to prove that the agent is the effective cause for the transaction to go thru, ie bringing the seller/buyer together.

  19. My driving motto to share: At the end of the day, its not about who is right or wrong, but about whether can avoid accidents or not. So what if you are in the right of the way? Once an accident happens, everyone lose. Even if you can claim against the other driver, your car damaged also still heartpain mah. If its bad, someone may even lose their life. Totally not worth at all to fight for your "rights" on the road - let's fight for our lives instead.

Just make sure dun have that kind of situation in HK serials where they met downstairs or at toilet then quarrel before coming into the room!! *touchwood* Why not try to find similiar topics/hobbies that both parents like, eg fathers play golf, or both mums also like the fishhead bee hoon at Holland, etc. Then when sit down together you can start something like, "Mum, Mrs xxx also like the fishhead been hoon one leh!" If they are savvy enough they will know how to continue the topic themselves...
