  1. Hmmz, so you are saying if I am the salesman then you will surely buy from me right? If you are paying cash, you can try those neighbourhood shops, which is definitely cheaper. Check out alexandra village, there are a few shops there, should be quite competitive. I managed to get $3250 from outside, but not yet buy, waiting for price to drop further, since reno also not done yet...hehe...

  3. Like said, why would the manufacturers give two remote controls per fancoil? If they make extra, they might as well keep them and sell for profit themselves, instead of passing onto the dealers, who obviously will not pass on to you.

At the end of the day, you make a decision not so much to prevent hurting others, not so much to stir clear of bad judgements, not so much about morales, not so much about responsibilities, although all these still matters, but its really all about answering to yourself. At the end of the day, you make a decision that is the BEST for yourself. In the mist of listening to your heart, do also consider rationally about your love for B. Do you really love him? Where did he 'pop' out from? Why did you started with him? Why did you go back to A then? Why did you say "I Do" to A at ROM, if you truly love B? Have you thought of all these? Or perhaps, B is just some playful, subconscious fantasy at the back of your head? Someone that is really fun to be with, someone who is your escape from the reality of being a married woman and housewife? Think, but in the end, you MUST make a decision and don't look back. Over and above, the only person that you have to answer to is yourself, and 10 years down the road, you must be able to tell yourself that was the best decision made at the point of time.   5. The bulk of the haulage services is the supply of sand for wet works. Others include clearing of debris, etc. Usually the ID will factor this into your quotation; if not, it is actually spread out as hidden costs by marking up the other items of your quotation. For mine he tried to be open with me and uses the the direct quote from the LCH supplier at my block...

Recently with the sand ban from Indon, the suppliers had increased their prices; whether justified or not I dowan to comment lah...hehe Anyway, the range I heard is about $850 to $1000 at max, but was shocked to hear $1200 lor. Usually I will hear $1200 when its after marked up by IDs, but my ID claimed that went direct also this price...so abit suspicious lor...
  8. Sorry only saw your post when someone bumped this thread up. Ok, went thru the forums in those two weblinks, but hor, sorry to say I still don't understand. Its like recalling my days as a new golfer who joined a group of pros talking about perfecting their swings, curves and discussing about customised clubs, while I cannot even reach 100m at the range. Do you know of anywhere that I can read up on audio systems? Like how it all works, what are the parts, what is 2-ch and what is 4-ch, what kind of amps, digital/analogue, etc. Appreciate your help! Really keen to learn more about this...
  9. Just to check with neighbours here if anyone of you are using the haulage services at our blocks? Think its Lian Cheng Hock (or something like that!). I was told by my ID that the haulage services is $1200 for our blocks - is it true?

I believe the major retailers are trying to lure impulsive purchases; - eg if a person so keen as to make enquiries on the pioneer even though its $4499, what do you think s/he will do if s/he heard that its only $3388?? "Wow!! I BUY!! Don't wait liao!" This is the kind of reaction the retailers want lor...
  11. Actually u should be able to get a transformer or adaptor to convert the charger to our local electrical requirements. Check out with places like Home-Fix, DIYHomes, etc - best if you bring the whole thing there and ask them if can convert.

  14. Latest info on the fencing: Went there at about 2pm and its still up. Anyway, my day was spoilt by a d**n f***ing rude ah beng inside the building service centre. I thought they were doing the cement screeding, so went to ask, but kana barked at for nothing, telling me to go HDB branch office. So I asked them what are they there for, he said to rectify all the defects. You can bet I am going to check my flat thoroughly now for defects and create h*** for them, hehe... PS: Joseph, saw u 'walking in the wind' just now, hair flying like that, very stylo leh! Just came down from your flat?
  15. Visited best denki at Great World today - I see what you meant. Pioneer 427XG is displayed at $4499 while panasonic is indeed at $3688. But if you just drag a salesman over to ask, you will realised that the display prices are big farce; the salesman will tell you now got 'promotion', and give u a lower price.
  16. Hmmz, last time I check the display price is $3688, but without bargaining the salesman straightaway reduced to $3388. I guess should be able to go down further, or ask for more freebies...hehe... Panasonic is about $2.7k with NTUC vouchers - u should seriously check out neighbourhood shops for better lobangs. Alexandra village is a good place to search, competition is tough and they are more willing to reduce...

  19. I agreed fully with what you said, but only if the assumptions that you had taken are true: 1. Assume that the non-exclusive agents advertise to sell your units, 2. Assume that the agents advertise with a price. From what I know, if you do not sign exclusive with the agent, they will not advertise for you and simply take the buyers from their database, or from their colleagues. Even if they do, its unlikely that they will put a price in the ads. But what is likely to happen in a non-exclusive deal is that the agents will be rushing to bring in the buyers so that they can close the deal. In order to outbid other agents, they will naturally try to bring in the highest offer, otherwise they know that you will not accept and go with other agents instead. On the other hand, in an exclusive deal, the sole agent control all those who are interested in your property, bearing in mind that you will not run away but the buyers will. So given the following scenerio: An exclusive agent has an offer of $180k from direct buyer and an offer of $200k from co-broking agent. What do you think the agent will do? He will come to you and say $180k is the best deal so that he can get BOTH seller's comm and buyer's comm! And the magic of 'exclusive' is that the sole agent controls everyone: You do not know there is an offer of $200k, and the co-broking agent do not know that his $200k is actually the highest (even if he knows, he cannot do anything because he has to go thru your exclusive agent, who will not allow the deal to happen). Going back to non-exclusive, this is avoided because the agent who can offer $200k can come direct to you. I must acknowledge that from the beginning, exclusive agency was introduced by IEA to provide better service to the Clients. However, with the scheming minds of the agents, today they had turned the tables around and use it against you. Exclusiveness now benefits the agents, not you.
  20. Just some comments to add for aircon: Usually the aircon is efficient up to system 3 only. Anything more will have problems cooling the rooms, esp if all the fancoils are switched on at the same time. Moreover, if you have two compressors and you layout the fancoils strategically, you will not overload the compressors, thus saving electricity. Eg for me, I intend to put a system 2 for my MBR and study system (frequently used), while another system 3 for the two rooms and living. The two rooms are not occupied and I believe I will seldom switch on the living room's aircon, so the system 3 is at rest most of the time. If you have an aircon ledge, it is possible to put two compressors there. Even for my parents' place where it is an old block with no ledge, they are also allowed to hang two compressor units.
  21. Nope, no white version for r81 yet, but should be coming out soon. They are now promoting the white r71 (with that red lips below) and black r81 together. How can be $4.5k?? I am talking about the 427XG, which is 42", not the 50" one leh. Just went to Best Denki earlier this week, they offered me $3388 nett with home theatre. I got the same at neighbourhood shop, lower price $3300. But have not buy yet, because will wait until reno is done then buy. Should be even cheaper because electronics' prices always go down, never go up.

There are several cases where after signing the exclusive, the agent takes his own sweet time to close the sale, because he is busy trying to get other victims to sign him up as exclusive agent too. The trend now is to sign as many exclusive as possible and advertise them one shot, so everyone will come to you looking for units. The more variety of units you have, the more people will approach you. So if you happened to sign exclusive with such agent, you are just one of the many victims under his wings. The agent's attitude is, "Can sell, sell lor. Cannot sell, you wait lor, you can't run away also, I am not worried!" At the end of the day, only one agent will earn the comm. The agent should earn it by being the fastest to come back with the highest price. Why should I only take the highest price offered by ONE exclusive agent, when I can take the highest price of ALL non-exclusive agents??
