Hi whitehousey, of course we love our floorplan. This was the reason why we bought it. We also paid more COV ... initial COV asking was 80K ! Same as you, we also expand our living area to balcony ... actually I really hope to remain the balcony but no enough space so no choice. Wow, 15 ppls .. I also thinking to have a dining bench but my husband prefer just dining chairs. We always have different thoughts, and always he win : (

Proposal give to ID / contractor on how to do for our future foyer ~ mainly is carpentry works. - Design & fabricate full height shoe cabinet in laminates and wood moldings. - Design & fabricate settee with storage/cushion in laminates and wood moldings.

Hi whitehousey, after saw your kitchen .. decided to change our kitchen layout as well, like how your kitchen look. Without top cabinet and full height cabinets, the kitchen looked very open space. Hope that the new layout can reduce our reno cost ... we received few quotes and all are over our budgets ~ sigh ...

Wow .. 38 yrs old flat, d u think is possible to en-bloc in the future ? My current house is 35 yrs old flat also 3 room hdb n we always thinking if will en-bloc one day ... 35k for 3 room hdb is quite a lot n reasonable, the ID shall quote within this range .. We are expecting to collect our key in end Oct but I also started my t-blog earlier .. As u said, no harm to get more opinions ~ all the best to your Reno ~

Hi whitehousey, thanks of sharing the pic with pipes boxed up, this gave us the idea that it is feasible to be done ~ I also wish to have space for laundry if there is another room .. we are too greedy to use up all the spaces in the house, playroom & study room are important to us. Now is praying that the wall between MBR and service balcony can be hacked .. still haven't checked with HDB officer. Hehe .. next time will hijack your thread (kidding )

Welcome to my t-blog, crypaz ~ how's your reno progress? theitsybits, casa, Gazingstarz & star70, thanks for all of your advices ~ Last night we went to discuss with one of the ID and saw the parquet flooring at her place, looked nice. She said the color can be lighter after vanished .. so we have decided to remain as current parquet flooring. So far have met 7 IDs .. 2 from Expo (both not good), 5 from our shortlisted list. Too tired on the process, have cancelled all the new appts we made with other IDs and decided last night ID will be the last ID that we meet. Both of us like the last ID very much .. hope her quotation can meet our budget, wish to work with her ~

Need some advices here : Current unit from foyer to living room to master bedroom was using parquet flooring .. Wonder if we shall keep the parquet flooring or change to laminate flooring? Colleagues and friends told us that parquet flooring was expensive and last longer than laminate flooring .. But we prefer something with light color, e.g. laminate flooring. Still thinking if want to save the cost or ..

Hi whitehousey, are you also staying at Tampines or Dakota area? Corridor is wide? Ha .. not sure about it, but I like the corridor ~ can hang some pictures or decorative stuffs on the walls. Yeah, we aware on the 2 big pipes .. we going to fabricate a full height cabinet to box-up these 2 pipes. The cabinet must be able to access to the pipes in case of future pipe leaking issues .. The idea will be something like this (I filtered the real picture using photoshop as the owners still staying there, seems not so good to put the actual pic) :

Thanks thedottyness ~ Will see how much the solid wood doors cost, the alternative way will be using laminate doors -- may be the outcome might not nice already : ( Hi star70, thanks for your advices ... As we need the walls to hang our design works, we cannot use the window side. For humidity and germs issues, we are considering to install suspended ceiling in both bathrooms (we are at top floor so the ceiling is higher) with exhaust bath fan and exhaust the air to outside through trunk. Thanks Gazingstarz, not sure if we did a lot of carpentry works .. we trying to reduce by buying our own wardrobe instead of build-in. Still waiting to see the quotations from different IDs and contractors.

Love your brick wallpaper (I like to have wallpaper but too bad my husband didn't like wallpaper), May I know where u got ur lamp post? May I know where u got your victorian furnitures? Are they exp? Wow, your wife is graphic designer .. That is my dream job ~ I only doing part time designing. I like the kitchen panel .. Is it wallpaper sticker or? Have dropped a email to newnyew together attached a 11-pages with many pictures pdf file, and she replied too ~ very fast with long content. Hi Stinz, u meant u also looking for blk 7xx in Tampines? This is 15yrs old flat, rubbish chute is centralized .. think the water tank leakage problem has improved for new flat. So far didn't see any water stain the ceiling ... Hi bobochacha, was quite excited as this was my first reno ~ although is my 2nd home. Thanks theitsybits, will stay with mom and sister and plan to rent out one of the common room to my friends ... Thanks adidaem ... I read your t-blog and your wordpress .. Ur blog made us want to get a EM too. But drop this idea after viewed few EMs as they are too exp for us ... Fireplace is an idea for tv console but not yet confirmed, want to have something different for tv console .. not really into baroque theme. Have thought of stacking the washer and dryer but after trying few layouts still prefer stick to current layout. We will try to hide them under table top or cabinet (as example below). Thanks for your tips btw. Ours is top loader washer, i.e. will try to make the table top is slide-able or can be opened. We will remove the entrance from kitchen to study room ... for "big business" issue, some of my colleagues also asked the same question .. The study room will be used mostly at night, hopefully nobody do "big business" at night .. if have, there is a big window in study room to help on ventilating .. probably the one inside study room have to go to MBR to hide a while, haha. Definitely will put a small study table inside the playroom .. the study room will be used when kid has slept .. most of the time, my husband will use study room at night. I have my own laptop can use anywhere .. Few purposes for the playroom, it also served as a cosy area .. we going to have a bookshelf and bench in this room ~ Thanks star70 ~

Hi potatoes, I draw using photoshop (i.e. can have different layers for different items) .. I guess autocad can give more precise drawing but I long time didn't use autocad There will be 2 entrances to the new study room, one from master bedroom and one from kitchen. Previously I only think to have one door connect to MBR but my husband said he want to have a door connect to kitchen as well .. so at night while using his computer at study room, he can enter to kitchen directly without passing by our MBR. We not going to hang clothes as we are using dryer .. Right now in our Bedok 3 room hdb, we also didn't hang clothes .. everything go thru dryer .. we are super lazy type Thanks May_dream1 ~ will be a 2013 baby dragon if she not coming out earlier ... hehe. 2012 too many dragons, hope can avoid. Our dryer is front loaded and it has no problem to access because the washing machine will put near to wall while dryer will put outside. i.e. still can load or unload the clothes from dryer front side ... yeah, we cannot stack our washer and dryer unless we want to buy new front loaded washer ... You guys are right, there is no storeroom. Some of the design of this floor plan have storeroom between MBR and the common bedroom but ours don't have. We are going to use a lot of spaces from baywindow cabinets, shoeshelf, kitchen full height cabinets, walk-in wardrobe to store our stuffs .. or may be some can put inside the new study room (plan to have some shelfs inside the study room). Definitely not going to use space in play room .. Hi tessina, so we are neighbours !! I guess the unit you bought probably also one of the shortlist unit we viewed. We started to view blk 7xx since April, have tried to view all the available 5 room units in 7xx .. we just focus on the floor plan we wanted. May be we met before during house viewing .. hehe .. We also have done many possible layouts and this was the one we like the most ... but might change after meeting IDs. To choose ID or contractor will depend on the quotations they provide .. so far we have met 2 IDs from the expo show, one never reply with quotation after talked for 2 hours and another one returned with a quotations but over our budget. Just the window bay settee with cabinet, she quoted $3k per room, I saw others only done with $1k ... her price really too much. Thanks casa, will share more pics and ideas we like soon ~

Thanks Jaskel ~ your girls are cute ... my girl still stay inside my tummy, only 4mths now dragon girl. Thanks May_dream1, we also have some concerns on the little gap .. guess it was around 0.4m and shall be ok to fit in one person. Our washing machine was top-loaded, so shall be ok .. hehe. Update of layout to include the wordings: - convert service balcony to study room ... wonder if anyone do this before? - current study room will change to play room ...
