  1. ya, i think it's safer also to conceal also cos got hot water pipes...
  2. the pipes are meant to be connected to the citigas water heater if u are getting one... the blue line is the cold water and red line the hot water... if not getting the citigas heater, maybe can ask the contractor to seal it up...
  3. i've checked the HDB sales brochure for our estate... all 4-room units in blk 25A are 90 m2... only blk 26 has 85 m2 4-room units... i was quite shocked too when i saw the living room... so small! anyway, gotta make do with it... am more than glad to be able to get a unit in 25A...
  4. oops, sorrie for the wrong info ... these black patches are decorative tiles, not electrical points... i went up to visit that unit again on saturday and noticed that these are the decorative tiles... all the electrical points are already fixed up with sockets... the only wires sticking out are the wires on the ceiling, for fixing to lights...

  11. haha, dun need to invite lah... when u walk pass 25A, contractors will approach u and offer to take u to see the units they are renovating... i gotta viewed a unit there this way yesterday evening...
  12. morning membinarians!!! blk 25A already officially opened!!! a few units there already undergoing renovation!!! yesterday evening, i went there to walk walk, not knowing that the block already opened... then a contractor approached me and offered to bring me to the 4-rm unit he is renovating... nice black gold main gate! shower spray and pole, mixer tap already installed! concealed cold and hot water pipes! (the blue and red sticker lines on the wall) there is a retractable clothes hanger mounted on one wall of the kitchen... if wanna do cabinet there, the hanger will have to be dismantled... what a waste of money!!! hmm, maybe can mount on the ceiling??? gotta ask the contractor BIG u-shape pipe on one corner of the kitchen... most prob have to do a full top cabinet to conceal the pipe liaox... so excited!!! but no news when to collect keys leh... nem mind, will call HDB to bug the officer-in-charge
  13. hi onepostwonder! thanz for sharing ur quotation! i got this info from IDs, forums and had called the town council personally: cos ours are new flats, so the supply of sand, haulage and debris clearing are all managed by HDB and the town council... the rates HDB/TC charges are standardized, and flat owners can pay HDB/TC direct, instead of thru' the contractor/ID... if contractor/ID is paying on ur behalf, then insist on getting the HDB/TC receipt and just pay the amount stated on the receipt... so, i think there shouldn't be any fixed figure stated on the quotation for these items cos these items are supposed to be "as charged"... any comments from other forumers here???
  14. i went to the Hbay's SAFE (see-and-feel excursion) earlier this month, and the RAFT (reno awareness fun tour) last saturday... the SAFE tour brought us to see a HDB apartment in Seng Kang and a terrace house in Changi, both done by this ID firm called ID Emboss... the RAFT tour brought us to Seng Lee, a laminate supplier (laminates for cabinets etc) and to Hafary, a tile supplier... so, we can hear first-hand info from the suppliers, instead of thru' the IDs... of cos, there's a bit of sales talk, but also a lot of general information from the experts themselves... each tour is $5 to cover transportation, refreshments and a goody bag... the tour also brings us to the showroom of an ID firm to get quotations... for SAFE, i went to ID Emboss... for RAFT, i went to Urban Interiors... if interested, can give the person-in-charge a call to find out more: Alice 62975503 http://www.hbay.com.sg/
  15. hi xlan, thanz for sharing ur quotation! hmm, there's this item "stainless steel pipings".... does it mean the contractor is going to change all the piping that HDB gives to stainless steel type?? if so, u may want to take note that most probably the pipings in the new flat are already concealed i.e. buried in the wall... to change the pipings, the contractor will have to hack away the wall tiles and wall first, change the piping, and then replaster and retile the wall... this may add a lot of hidden $$$ into ur quotation... also for feature wall of the household shelter door, if the door is along the passage way (which is quite narrow), adding a feature wall will narrow the passage way even more... so, u may want to take note of it...
  16. hi xlan, u looking for a black color ceiling fan?? i saw one model from Crestar, 56", not totally black but dark bronze color ("gun metal" color)... maybe can go 3T Lighting along Jalan Besar to take a look... or Chan Huat also have, along Balestier... fan w remote control is about $300-350... but definitely can bargain until $300 or lower...
  17. haha, i also bought a few things liaox, and also overbudget already... initially wanted to spend less than $500 for washing machine, in the end spent $800 to buy the upgraded model + extended warranty... yesterday went sim siang choon at Changi... saw a nice deep rectangular kitchen sink $400... my budget for sink is less than $200... dun know whether to buy this one or the cheaper roundish type (only $100)... haiz... it's so easy to over-spend... must really know how to draw the line between what i need and what i want... but easier said than done...

IKEA kitchen (FAKTUM series) is using particleboard,not solid pine... my experience is that 10 out of 10 contractors/ID will tell u IKEA quality sucks because IKEA is using particleboard whereas contractors/ID are using 3-piece solid plywood... nevertheless, there are good quality particleboard that are better than poor quality plywood... IKEA is giving 10 years guarantee on their kitchen cabinets made of particleboard... no contractors/ID will give u this kind of guarantee even though the contractors/ID are using plywood...
  19. geylang road also... several shops there... universal union there is quite well-known... tai wah also... sim siang choon in IMM is a small showroom... go to their main office at changi/expo, got a lot more to see... i was there last evening... their imported brands are exp, but they do have in-house brand (SIMS) which are quite ok price, similar to PJ...

  22. hi loobhlinda... i thot need to check for defects first, ask HDB to rectify, and only after HDB rectify those defects then can start reno???
