  1. i guess u r going to have another headache again... Beside filling back with broken marble i think nothing else will fit perfect. Finding back the same broken marble may not be an easy task especially matching the colour n pattern... Have u asked ur contractor for advice on this matter ? Are u going to create a partitioned wall for ur storage area in the hall ? Can consider changing the vertical layout of the rack to horizontal , same like the one in ur store room...
  2. Hi kennyng, u seem quite confident to give out your id's contact even before starting ur renovation ? Have you already witnessed their workmanship, aftersales service, work attitude etc ?
  3. What i think is not important because im not the one staying there n i dont have to live with it, u are... I can tell u until the cows come home about how the marble floor will suit ur theme but the most important is can u accept that current floor to suit ur liking n ur hubby's ? Actually u can ask urself this question, do u match the flooring to ur furnishings or ur furnishings to the flooring ? There is a difference... If budget is a concern, then use that 4k savings to convince u n ur hubby to accept that flooring...
  4. are you spending alot on doing up ur toilets n kitchen ? Thats the only 2 areas that i see to cost alot if you go for the higher end materials...
  5. Followed ur link here... glad to see you posting pictures of ur unit... frankly ur unit seems quite ok to move in except toilets may need to do up n abit of kitchen... Marble flooring also looks ok... If u dont like the colouring , its better u change the flooring if within ur budget... Hesitating whether to do it or not will only cause u to regret alot once everything are done up n u feel frustrated when u see the flooring dont fit the renovation works that are newly done. Just my 2 cents
  6. Hi dumdum, do u need a feature wall with a shoe rack or do you need just a shoe rack ? Thats 2 different items n 2 different pricing... Refer to picture 3, u can see a feature wall with tv console together with a display cabinet... Some renovation works especially carpentry can be flexible as long as there are enough area to work with, i.e. id/contractor usually can custom make according to what you want provided u are ok with the custom make pricing... Electrical wirings n sockets are usually hidden through the feature wall or tv console... As for how many sockets/extensions u need ? it depends on u n also how big the feature wall or tv console can hold...
  7. Have you considered using wall paper to create that similar brickwall effect ? For your kitchen n 2 bathrooms, are you planning to overhaul everything ?
  8. I dont agree with what you said... Beauty is in the eyes of the beholder... As long the ppl staying there likes it n feels comfortable, theres no need to renovate until like a grand palace... Renovation has to be practical, looks good but difficult to use or to maintain is another problem... Cheers
  9. Hi tobeornottobe74, the more i read your replies the more i gather it may not be an "ah long house"... No clear signs of graffiti around the unit & no coverups to be seen... Have u tried asking a few more neighbours along that corridor to verify the "paint job" ? U may also try to go to the nearest npp/npc to check if theres any report of ah long harassment in your area or on your unit.
  10. Hi lauer (lawyer ?), yes im actually hoping for more discussion instead of the usual Q & A postings... Actually my posting of the pictures are meant to help dumdum identify feature wall n tv console not about the lightings... The purpose of highlighting out picture 4 is to see if anyone can notice the so called feature wall is wrong... If u call the frame mounted by the tv as a feature wall, its too small to be a feature wall maybe more like a mini feature wall or miniature wall if theres such a term... If the shelving is also considered as a feature wall, its too plain. There are more than 50% of the remaining wall not covered thus making this section of the living room not a featured wall. So now back to the question i asked, compare the 2 3d drawings against picture no. 4, notice the way the feature wall cover the entire area ? As for picture 3, although the feature wall didnt cover the entire area but it still manage to cover at least 80% of that section... Same goes for the picture i got online on the wallpaper feature wall... So now we go to the lighting part, 3d drawings are not 100% accurate as u had noticed already n its just meant to serve as a guide... Ids will definitely try to make the 3d drawing as impressive as possible but when comes to real life, its difficult to create the same effect because of natural light location ... Renovation works can be flexible at times when addition n alteration are required... If natural light cannot produce the same effect, adding artificial lights can still do the job...
  11. pictures i found from online design article Feature wall around dinner area, by painting a different colour n adding a picture frame (the easiest n cheapest way to a feature wall) Feature wall using wallpaper
  12. some photos i found on this forum... 1) this is a feature wall n you can create this effect through wall papers or tiles but little info was provided on this wall n the material used only mentioned coconut husks 2) 3d drawing of a tv console with a feature wall 3) Another 3d drawing of a tv console with a feature wall 4) Not 3d drawing. Notice anything different in this picture from the 2 3d drawings above ? Pls share your views... 5) One user posted this section as a feature wall, what do you think ? Feature wall showcasing window n wastepipe ? I personally feel its a misuse of the word "feature wall" on this section. I have no intention to target or criticise anyone on the above pictures, the purpose is to use it as a reference only...
  13. nippon paint is quite reputable n commonly used in singapore, visit their website n you can get a clear look on their products... Theres product specifications on different models where you can compare...
  14. im very curious on the highlighted portion... If matex is really that bad, wont the ceiling "pop" v soon ?? Have you tried asking the painter that question ?
  15. have u tried one of the forum's function located on top ?? its called "request for free quotations"...
  16. Tv console acts as a storage place for u to store dvd player, set-top box, etc... Feature wall , its meant to make that particular wall stand out from plain looking room n also to highlight that area... Yes, you can make a tv console without a feature wall... By right feature wall created through painting or wall papers r calculated psf but some ids who like to merge tv console n feature wall together will calculate it as pfr. I have seen some pictures posted in this forum on feature walls, i see if i can link the pictures here...
  17. no problem, most important is you know what you want to do n stick with it like you said so that you wont have regrets later on... Not sure if u received any reply from others but let me kaypo abit hacking whole unit (min - max) 2.3k - 2.8k homo tiles for whole unit 10-12k min (<2.80psf tiles) re-wiring 1.8-2.5k water piping 500-700 plastering 2.2-2.8k painting whole unit (including ceiling) 800-1k built-in full wall cabinet for 2 bedrooms 180-240 pfr , 5ft-6ft is abt 900-1440 x 2 As for the kitchen cabinet , try n take a closer look n notice if you see any difference in depth between the top n bottom... The top is smaller in size than the bottom n usually the top will cost cheaper. Dont forget the bottom has a table top but many times the id/contractor will quote separately... Some will quote top n bottom separately ( by psf ) while some will quote as a set (top n bottom together by pfr)... The cheapest psf i saw is around 90-100 n the average is around 110-130 while theres also 200 over, theres no definite price on this as there are too many factors (laminates, handles, closing system etc) affecting the price. The prices i mentioned are mostly contractors' (or fl id) rate but u may find some cheaper rates if you can find direct installers for each individual works...Expect price to mark up somemore when u visit id firm... as theres no floor plan to look at im just giving u a rough guide to an estimate price to expect. Remember to bring along a floor plan when u visit the id/contractor or you can make appointment for them to go down ur place for a more accurate quote. Get a few quotes to compare n interact with the id/contractor to get a feel of their experience... Until this point, i hope your heart is still ok because from where i see, theres still alot of things not mentioned...
  18. Adding one more point to what may_dream has mentioned, there are also bad sub-contractors around... They may tend to smoke you if you are not experienced ... I have seen them smoked inexperienced ids n contractors...
  19. Hi natural9, renovation is never an easy work n it dont cost cheap... See to it as an investment n u may not feel so heart-pain especially after seeing the end result... If ur flat is similar to blurrykid, hacking whole unit should be in the range of 2.3-2.8k... Whole unit tiling ? hold ur breath , u are looking at around 10k-12k min based on commonly priced $2.80psf tiles. If u have a tight budget, you should consider those permanent & big items like tiling/flooring, walls, plastering, wirings, pipings, carpentry, false ceiling, painting as a priority n prioritise which u need more. The reason is because those items r time consuming n creates lots of dust/mess so its better to do first than consider adding them after u moved in... How many times have u heard home owners complain that they regretted not doing this n that after moving in ? It may be too late by then to complain n regret n u may not have the time n heart to go through the tedious procedure again. Furniture n electrical appliances can always sell n buy easily but not for those above items i mentioned, once its fixed its there to stay... All the best reno-ing
  20. Heres a fire safety guidelines for placing items along the corridor... SCDF A minimum clear escape passage of 1.2 m clearance is to be maintained from the parapet wall where the shoe rack is to be allowed. Since urs is a corner unit, there should be enough space...
  21. How about the condition of the door ? U said ur neighbour mentioned about pouring paint on the door, so u can check if theres a new coat of paint or new door changed...
  22. Theres no case to report as there are no physical evidence anywhere around the unit...
