  2. Normal window change can find normal contractor but problematic window better find someone experience/professional...cannot save on this item because finding and repairing leaks can be a tedious job.
  3. I do have a few contacts but as u mentioned u already engaged an ID, my personal advice would be to u let ur id manage the electrician since they know each other. The reason is their rapport already built up n this electrician will also understand ur id more thus making the work more smoothly. In the event of any problems, at least ur id can be held responsible and able to help u solve it. If u source ur own electrician, u have more liabilities. If u feel the quotation is abit expensive , you should try to talk with ur id for some discount, shouldnt be too difficult. If this fail then seek alternative
  4. My purpose of asking that question is trying to understand which items u felt expensive ? Have u made a comparison to conclude that the item is expensive or u just feel its expensive ? Unable to give u a quotation but i know roughly whats the pricing like... +/- 10-20% of averaged market pricing, your quotation is still considered acceptable. Maybe u can try ask for a discount and u may get lucky...
  5. Easier way will be to choose one u will like urself... As for cold buttocks or too much sun, these are all secondary worries where they can be rectified easily. Once the item is installed, changing it will be costly n tedious.
  6. Dear pepermints, i think you are mistaken here... Your incident of leaking is all about workmanship nothing to do with the designation ... You engage id , the id will still engage a contractor. Unless u tell me the id go do waterproofing himself ?? Anyway service & responsibility always comes with a price.
  7. difficult to justify which is better material because there are some ppl who like veneer and others who like laminate, really depends on your preference. Price wise, u are looking around 30-40% difference, veneer cheaper than laminate.

  12. your id is right... if you cook often, your floor will be oily n very slippery... alot of work to clean up an oily and glossy surface. Also people coming out of the toilet are prone to slip if their feet are wet.

  15. Dont get me wrong, im not trying to change the threadstarter's mind in using different tiles. Of course theres no need to "tell" urself where u are entering when u are staying in ur own house, let me cite an example... Something like, u wear a denim jeans (trousers/skirt) then u match with a denim shirt/top, a denim shoe and maybe a denim cap ... Theres no right or wrong but im just trying to explain different areas using different tiles idea. It is definitely an easy job for the tiler to lay whole unit same tiles, less headache and probably less touchup work required.
  16. hi there, care to explain how by not drawing boundaries create the illusion of bigger space when the bedroom are usually separated by walls n a door ? Maybe kitchen u can say open concept but how does it work for a bedroom(unless its a studio apt) with just a small opening or with a closed door ? Theres no right or wrong here but im interested to know how you guys think ? Added fixtures like mirrors, lightings n colouring of the wall n ceiling helps in giving a better illusion of bigger space. Walls, ceilings n furnitures are the ones that can make a room feel smaller n seldom u see flooring does that...

  22. The renovation works you are going to do are quite simple, your budget should be enough... U may wish to consider choosing laminate floor, can save abit more. The "textured wall" is called feature wall... Can also consider choosing wall paper instead of brickwalls. I dont have much knowledge about reno loan but i know all kinds of loan usually requires income proof , like cpf statement , annual returns etc...
  23. Hi ohnolic, ur quotation seems ok lah from an ID... Since u have thoughts of getting a contractor, why not just find one and get a quote first ? Compare the prices and see if you can get more savings... This quotation u got is already 25k and u are still short of electrical works, bedrooms & living floorings & bathroom sanitaries, definitely going to exceed 30k
  24. Hi , just my personal view on this topic... I feel that if use same floor for the whole house is kind of monotonous... It will look better if u can differentiate different areas with different floor tiles (or colour)... Different ppl have different views and the person staying there is you, so most important is you like what u choose...
