  1. Ahem.....its min 15ft.....not 11ft..... Things are looking good and all pieces are falling in bit by bit. I think this is the most enjoyable part of the reno.
  2. One big panel looks great but make sure can come in thru the lift else you have to pay extra. I remember some are charging $10 - $20 per floor. It really look very unique. Texture and feel is really difference. However, "inspirations" are costly. Wish I have the budget to do that too.

  4. Seriously I doubt will peel off with hose and a water gun. The droppings had dried up and stick on like cement. Washing during heavy rain is not a problem, the problem is the "debris" dropping down and becoming others's "problem". Dont wanna become public enemy even before moving in. By the way, by any chance you have that water jet spray.

  6. I am just kinda worry that Town Council will need to set up a committee, bring in some bird expert, study some bird ****ting pattern. Then after 6 months and spending 200k and realized the fault lies with the painter who painted the wall outside.
  7. On second thoughts, better not wash it by myself even when it is raining, else the "debris" will fall onto other's unit. Better feedback to Town Council and let them take actions. Else every month pay fees for what???
  8. After seeing the light in real, it is definitely not an overkill. It is a nice touch in the kitchen. The problem here is that the camera man not doing the light justice.

  12. These questions baffles me as much as they did to you. But seeing the scholars and generals at helm, I slept soundly at night leaving the questions for another day for I know all had been plan and thought for already. Nonetheless, the bomb shelter does make a very good storeroom. By the way, you may consider a fox hole for your property.

  14. Tap buy in SG can fit, not an issue. Read from many bloggers bought taps & facuets, all no issue. Have issue one are those from US. Am not Guru, I did what most do, chat with the vendor and ask them directly only.
  15. Ok, I am simply sharing my opinion. I had bought something from TB but yet to be shipped as I am still consolidating hence limited experience. The 7 pcs issue is that the item are too bulky hence broken down in 7 packages. Meaning, once you order the double deck bed, item comes in 7 packages. You do not need to contact vendor about the 7 packages and cannot be found on the item page. As for agent, I am using Amcon, they are local. Google them, call them and they will advise how to deliver your item to their warehouse. They have about 3 warehouses in China but best is to consolidate all in one place and preferably in Guangzhou. You will also soon realized lots of item in Tmall and TB are mainly from GZ as well. If you are consolidating, you need have a specific address or name when ordering from TB. For eg TO: Amcon Guangzhou Warehouse (Address) 转 Clementi Ave 1 Block 123 #11-123 Sxxxxxx This is to identify your item. Imagine you have 15 items coming in at different time and needs to be consolidated. Amcon will base on the Clementi address to identify as yours and set aside for you. Apart from this, need to inform Amcon to store for you and store the item first. Once all arrived, then inform Amcon to deliver. Their charges if not change is RMB550 per meter cube plus documentation SGD$35, GST and/or others. You may want to check and confirm with them. One issue though, don't think they will check the item for you.
  16. Whole set include the mirror , main cabinet with sink. Side cabinet is an option, can choose when ordering to include or exclude. Side cabinet can be install left or right. Material: Not solid Oak but more like compressed Oak to 18mm thickness. The sink exclude the tap, drain, connections etc. Now having promotion, all can be included for free but you need to confirm which option to choose when ordering. Quality should be there, Tmall vendors are so call more "atas". Shipping is the concern. Can try asking seller to pack more sturdy and/or with wood crate. Now order, delivery is 18th Feb. Hope this helps with your queries.
  17. Bathroom look pretty sleek and bright. No piping? Concealed?
  18. Worth or not is pretty subjective. The most expensive version in there is approx SGD350 excluding freight. Material used is Oak which is a pretty good wood. So you can make a comparison with what your carpentry quoted you and see the price difference. I think the more pressing concern is the overall dimension and if it fits in your bathroom, especially the common one.
  19. OK found out these for you. Item is separate into 7 packages. Largest pack is 2100 x 600 x 150 mm. Total 7 packages, volume is approx. 1m3. (Estimated and subject to your shipper calculation) Item exclude the "step" cabinet, the drag out bed below and the bed. Delivery to Guangzhou is free but subject to address. Too ulu, charges will apply. Order now, earliest delivery is 28th Feb.

  21. Hi guys, thanks for the blessing. Am changing the flooring, Flooring is laminate, look acceptable but skirting are goners. White trunking is from previous owner when they dismantle the place. I shift it there for illustration and for the the missus to "visualize" the study area. Area is of a decent size, at least no odd shapes. Love the MBR, can build in a 15ft wardrobe. No need to do a WIW. Living and dining are decent size with "designated" area. Matter of fact, being able to build a study room is pretty enticing.

  23. Looks ok but dont fit our likings. Some parts are worn out as well. If anyone is interested in the old "used" look, welcome to have it.
  24. Mine does not have any 3D drawing. From my understanding, 3D are outsource to others even you are using an ID. ID will not have the time to do it themselves, given the site visit, meetings etc. Per 3D is like $1xx plus up. The more you have, the more costly it is, per amendments may be chargeable and these cost are actually in you reno cost already. Some say if you have like 10 x 3D with numerous amendments may cost like $1K already. IMO, I dont like 3D. In 3D, many things are added in, such as furnitures, accessories which may not be what you will be doing. Overall an inaccurate representation of what you have in mind. Further to that, 3D takes time and delay the start of reno.
