  1. The $20K is the difference in the area. I was offered to buy at an agreed of $X per sq ft x total area of the apt.
  2. I thought buyer does not need to pay for any commision (not HDB). If the law demands that the buyer has to pay for some of the commission, I am sure the Agent will demand for his share. The seller's agent will keep all the commission to himself since there is no co-broke in this case. Just wondering how long will any one of us take to save $20K which is the price difference we are talking about here. With $20K, you can go for a very nice holiday.
  3. Dear Fellow members, Sad to say that these days all agents are crazy with commission and there is no more honest agents which will hold on their professional attitude. I recently committed a purchase and I did not have my appointed agent and the Option was handled through the Seller's agent. The price as agreed was based on the total area of the Apt (floor area). A per sq ft was recommended and used for the calculated of the total purchase price and it was cleared confirmed again by the Agent and the Seller that the area of the unit is correct but when my lawyer did a search and found that the area is smaller (about 3% smaller). Accordingly to the law, anything below 3% in the shortfall is acceptable. So, this is where it is debatable and the Agent as well as Seller claimed that the area in their previous documents and searches indicated that the area provided to me is correct and they have no idea how the title search shows a smaller area. I really hate myself for trusting the agent and seller (they seem such nice people). I am sure that the Agent will not stand on myself since their commission is paid by the Seller even through they claimed that they are representing me as well in closing the deal. I am really very very disappointed. Just for sharing my story I hope all home buyers be very very careful when dealing with agents.

  6. Hi Johnson, Can you advise what is your cost for a basic package of renovation for 3 rooms apt (condo) with an estimated area of 1399 sq ft. It is a resale apt of 6 years old.

    It is quite easy to solve the tear problem. Just patch it back with some paper glue or if you have some spare left-over of the wall paper, you can cut the size which the tear is and put it over with a new peice of wall paper. BTW, can anyone advise if there is any contractor willing to put up wall paper as I planned to bring in wall paper from overseas. I will pay for the labour cost.

    Hi, Don't forget, you can put up the wall paper yourself. It is rather easy, my hubby did all the wall paper in our place. Try it on a small wall yourself. If you check out my blog and you will see them. Have fun!
  9. Hi, Just installed a 2 system air-con (Sanyo) very quiet and the price is around S$1,300 from Gain City. They have their own service team. Before installation, technical personnel has to check on the premises before recommendating the type of air con which is suitable.

    All painting fans - just wondering if anyone could advise where I could get some reasonable canvas for oil painting. Those sold in Bras Basah Complex are rather expensive. Any recommendation will be most appreciated.

  14. I believe most of the oil painting is done on canvas therefore it is rather easy to hang the painting with just a nail in the centre or on both side of the canvas. Do not use too long a nail and make sure at least 30% of the nail is inside the wall and the remaining length of the nail is enough for the width of the canvas to sit on it. All the paintings in my place is done this way and has hanged for long time without any problem. By the way, can anyone tell me where I can buy plain canvas for oil painting in Singapore. Most of my work is done in Europe but in Singapore I see quite a few sold in Bras Basah Complex, there are rather expensive here. Some advice on this issue is most appreciated.
  15. I did not get any invoice from the agency and was asked to pay to the china lady directly. The Agency told me that there is no problem although these women have no PR. The charges are $10 per hour and registration is one time $10. The china lady told me that she has to pay $2 for each hour she works as service fee to the agency. If you check online for house cleaning services, there are several of them offering such services.
  16. Hi, Just wondering if anyone has the experience of engaging a part time maid. I have contacted an agency for house cleaning service and they have offered a lady apparantly what the Singaporean called "Study Mummy" from China. I think she is not a PR yet but working as a part time maid. Is it legal for such person to work in Singapore? Please advise. Wishing all here a Merry Christmas and Happy New Year 2008.

  18. I know Maxcoil is a local manufacturer and all the products (I think) are made in Singapore instead of having some from Malaysia, Indonesia, etc.. Perhaps, you can take a look at this website www.sleeppost.com. They have a full range of products. I am thinking of getting either the King Koil or the Maxcoil but currently away and will try it out at their showroom when I return. If anyone has any further experience to share, will be glad to receive some from this forum.

  24. We have attached wall paper on all the walls. Yes, at lot of painting so I can see different object in every corner of the Apt. Here is more painting to share in the living hall but the furniture and TV will be changed soon (I hope).
