SINGAPORE: It is a permanent residence scheme for million-dollar investors, one which spells out clearly the financial criteria that an applicant needs to fulfill. But from Oct 1, foreign entrepreneurs applying for permanent residence under the Contact Singapore's Global Investor Programme (GIP) will find the bar raised. They must now have a company turnover of at least $30 million per annum in the most recent year and at least $30 million per annum on average for the last three years to qualify. Previously, they needed at least $10 million in the most recent year and $10 million on average for the last three years. Also, from Jan 1, they will have to invest at least $2.5 million in a new business entity; or in the expansion of an existing business operation; or in a GIP-approved fund. In the past, entrepreneurs needed only to invest between $1 million and $2 million. The changes, announced on Aug 31 on the Contact Singapore website, come on the back of a tighter immigration policy. They are also a sign that the Government is being "more selective" about the kind of foreigners the country is taking in, said Government Parliamentary Committee (Manpower) deputy chairman Charles Chong. "In slowing down the number of immigrants, we could either set the criteria higher or resort to balloting which we don't want. We want to attract higher category applicants. These economic migrants are beneficial for the country," he said. Mr Chong, who is a Member of Parliament for the Pasir Ris-Punggol GRC, dismissed the notion that this was an election ploy. He described the move as a "general policy shift to reduce the number of immigrants". However, he acknowledged that the changes could result in fewer entrepreneurs qualifying under the GIP scheme. Still, Mr Chong added: "The policy is not cast in stone, I'm sure the Government will be flexible and adjust to the needs of the nation." - TODAY/fa

Guys, Check out this deal. My colleage, outstanding loan with UOB=80k, Approach Maybank, valuated his property as 950k, so offer to do refinancing for 200k, 80k=UOB, 120k=cash. All at 0.88% Also offer to allow depposit at 2.5%. So what he will do is take the 120k, pay interest at 0.88%, deposit at 2.5% He calculate that he will have save cash $1XX monthly

I favour no guideline for agent fees and leave it to market forces. Reason is that it contravenes the competition act. No need to hear agent saying simi market rate ..... $1000 for agency fees want or not, if not I find others to sell. There are some house that sell like hot cake. Just 1 open house and buyers even bid higher than COVs. -

If you sell later, there is this cooling period of 30 mths, afterwhich you can buy BTO, DBSS and EC. So, can only buy resale HDB, pte, good class bungalow next time. By the way, how much per sq feet are you buying. -

The first ECs was launched in 1999. 100% who are eligible are making profits. However, I felt the current new launch at $700~750/sq ft are now on the high side. You could actually get resale FH/L99 condo at $600~650/sq ft w/o HDB restrictions. Besides their sinking funds are generally stronger and better maintain. ROI generally in terms of %, Considering the grant and low cost last time, previous EC owner do make a handsome profit. even thought grant had to be put back into your own cpf. -
Took over from previous owner, just clean them, had been idle for almost 9 months liao. Will try again this weekend. This thingy really sucks. Like those old car that must be start regularly.
