My 2cent...try to shift out (stove) is your stove is directly on top of the beam. I mean shift out a little bit if you get what I mean. Beams overhead also give your pressure in your work. Kind of stress you out. And the higher of your ceiling, the better you will be.

You have the same problem with mine. The aligenment thinggie...call Pan Collar. They use 2 inch means the opening hole and the end hole is too far apart. That causes it to choke. My plumber changed it to 1 inch means the top and the end is closer. Yes, mine also a slight gap now. I dont like bsc staff also. Their attitude is like bo chiap. I shoot letters all the way to the top until they finally take action. My recent case (another), they rectify very fast. Last Saturday report, next monday come! In fact they know my name also!!!

Yes, electrical items are indeed very expensive. But try to ask whether they can throw in foc or not. For my case, they throw in free. I save quite alot on that.

Hi MS BEAN...yeah, they wont go and hammer the toile bowl. THey unscrew it and lift the toile bowl up. Then you will be able to see the pipe very clearly. Me too. Every weekend or two, I will scrape the toilet floor, the dark stain bit by bit will come off. Anyway, for me, I dont care too much lah. My house already turn upside down liao. My kids draw lines on the wall, toys everywhere...etc...

Hi Ms BEAN...Yes already changed the toilet pan collar (toilet bowl connect to the ground pipe.) THey dont hack the bowl. When you look closely, they screw the toile bowl. So they unscrew it and will be able to lift up the toile bowl very easy. Suspect that the aligenment is out a little bit that cause the bad smell.

Agreed. But then utlimately worksmanship is the most impt factor. If all the 3 you listed are good and worksmanhip is poor, it defeat the purpose already.
