  5. Hi Fengwei, There will be alot of ongoing ballot. Nothing to worry. Furthermore it may make sense to tap into the resale market as there greater choice and price are comparable to the new HDB flats especially after the first timer grant. Btw I have stated before in the forum when I register that richman is not rich, I'm aspiring to be rich and have a humble place like most =) Finding the king of HDB will help everyone of us to preserve our wealth better ..=) First 4 in the list are near Orchard and all of their own merits. Really hard to find the King...currently the obvious is not in the list, that P@D, But history have shown that flats in Tanjong Pagar area tend to go down in prices compared to say Redhill, Holland.

  11. Hi Red, As long as one is contended, it enough. I love the location too. I use to stay at Blk 70 rental flats in the older days. Agree, money can always earn back one. But for me, I do not allow myself to lose such money. Before 2006, the rental mkt is pretty dead. A room is redhill and a room in jurong is about the same price. Most people who rent HDB works in TUAS, students, nurse etc. Rich expat rent Condos. Cheers.
  12. All the best Nesh, btw why your father moving overseas? If the application is more than 20x oversub, chance is very low. Why not consider a resale flat? It not very ex in JW for the same location. Beside HDB pricing is sky high now. Good luck to you....
  13. It helps if you get a unit, it doesn't help if you don't =) With this policy, it effectively mean one can only buy once from HDB...cos the 2nd chance is extremely slim unless in recession =)

  15. Hi Red, Mkt prices will fluctuates up and down. But if you are happy with it, it alright...just enjoy your home. If 50+, up the hill one...it quite old. However when prices was crazy, your prices seem ok...but going forward let say it drop back to before the property charge up...it will be worth 300 to 350k......it highly likely going forward....and may even drop below that

Even within Singaporeans, there black sheet I can see....like incosiderate neighbours etc. $505k for a 5 room in Redhill is extremely good buy to me if you have bought 63a & 63b and not the older flats in Blk 50+. In the long run, buying is a good move even if rental fall, cos u own the home, u can design to your fancy etc.

  20. Hi Red, Are u a new citizen? Actually the cost of construction doesn't matter in pricing since it is based on mkt price which in turn is based on demand...if there no demand price will fall. If kim tian falls, the rest will fall. Mkt forces will ensure the gap between kim tian n the rest. The gap might narrow in bad times and wider in good times but the gap will be there.
  21. Actually data or no data meaningless...people will just follow valuation...... Normally those who compare alot are not serious buyer and seller. Those who are really buying or selling normally won't compare. Just based on valuation, bid and ask.
  22. If OTP expire than cham for the seller liao. Have them exercise the OTP immediately and submit to HDB liao..mai tu liao...think your agent also not good.....didn't advice u properly.
  23. Hi lovee-_cdc If 2 units left, I will suggest u forget it. Cos the facing etc must be bad. For such half yearly exercise, normally the units are lousy, face afternoon sun, face road, face temple, undesirable unit number and many more. If 2 units, i suggest u go for resale...resale price could be cheaper with the 40k grant. HDB new flat price are at market price, there no bargain at all. Just my 2 cents worth.
