  1. what is the size of ur flat? 4rm/5rm? for 4rm, I think Xlan's ID did a very good job.. fantastic job I would say, minimizing a lot of trunking. And am surprised her trunking pipe is pretty small and slim
  2. Hi Phoenix, sand cost depends on the area you have for Laminate flooring (the more laminate flooring, the cheaper the cost of the sand!). Well, engaging any renovator, I believe have its good and bad, or ups and down, along the way you learn a thing or two, and it becomes an experience. For cement, no, that should not be inside your cost, it is part of the materials+labour of the tiling. Btw, for your info, Impress-Henry do charge you extra if you select more expensive tilings, and will not rebate/refund you if you select cheaper tiles (I think below <$3). But... you can try to circumvent that... let me know if you need to have some tips and tricks to help you with that, and I can share with you more, as I have walked that path... And I would say, that path is not that easy.. Btw, I hv replied to your PM.
  3. Would like to thanks Xlan and Pert for having us visit their house yesterday (Thursday). It is really an eye opener for us.. esp the kitchen cabinet and trunking. Xlan's air-con trunking are wonderfully done and very well hidden... am amazed how small that piping can be (mostly I've seen big ugly trunking!). Pert's house.. wah... it's so comfortable..and really have that designer looks!. If I have not finalize on my ID, I think I will consider moving that exact same design to my unit!   5. the voucher as in the attachment given by Binzz, can only be used in a limited ways... Something like you can use around $80 out of $320 (say you get the $320 voucher) in Photocenter, another $80 in PC/Personal Computer items, and certain amount for furniture,.. and very very few amount in electrical/appliance items. Personally I think it is not so fair and worth it for the voucher to be divided into that way. Forcing you to buy more and more items from different section... and bigger and bigger hole in the pocket.. !!
  6. No problem for asking.. that's what reno forum is about... it's about sharing! err.. we have not yet decide on the color yet. Mostly will take bright color (MIL shortlisted white), renovator has not officially show us anything, we saw it during the early days of our contractor sourcing. The one which is quite popular I believe are 'imperial galaxy' (black color) or 'Pearl White' (white color) I believe it is from China (some contractor who try to con you may say it is from India, and charge you higher). btw, mine is around $94 pfr.

  8. For my kitchen it is going to be full L-shape and full top and bottom cabinet. It is going to be a nice setting and ambience... But you gotta walk from one end to another from the kitchen... time to buy trolley and put everything on it and push it to your dining table in the SSR area! haha.... Hmm... sounds like a good idea,... will check with my HB and see.... thanks prodigic! Well, there are two panel of windows in SSR which let the light comes into the dining area (if you do not do partition), and also a full height window from LR which also let the light comes in. After partition is up, a portion (I would say 30-40%) of light from LR is blocked by the partition (corner of the partition), and if the SSR door is closed, I foresee it will be even darker (now my SSR door is not installed yet). So thinking of ways to brighten up my dining area with natural lights without having to switch on dining room light all the time (save electricity and natural light is better for the eyes). Before I forgot, that area I think will be darker or worst during night time. Anyone going out from the bedroom to common toilet in the middle of the night may not be able to see anything, cause the street light/building light is not going to flow into that area, and people walking in the middle of the night may hit the dining table/chair. Haizz... either have to install reflective items beside the kitchen door or on the tempered glass door or cut out a glass window on top of the SSR door. Happy, you have any plan with your SSR?. what do you think of if you are in my shoe? ideas/suggestions?

  10. For me I think I will move it and put it in the store room.. meaning keep it! Was thinking to do up a separate cloth hanger on top of the ceiling. Not sure if anyone doing that or not, and brainstorm the pros and cons of doing so.

Btw, that anti-slam for casement door is pretty cheap, I heard around $2-$3 per piece, and mostly it is attached at the top (Last time some renovator told me spend around $20 bucks you can get a whole bunch from Ikea). But again, those are chargeable items for me... Xlan, any way to take pictures of the silver "lining" thing? what is it made of? do you think it is durable? Mostly, I will not do handles too, probably will only do so for the basin area.

  14. Happy....it is considered a lot of works too... Snap snap snap is easy... but upload, wait for upload,.. and copy paste the image and publishing nicely also takes time!. hahaha..... Granite top blue pearl? is it so special? is it more expensive than other color due to more popular demand? That granite from where har? china/india?.
  15. Holy... Gowd..! 5k?? did you use 0% installment? What did you buy there? I checked on my fridge,washing machine and oven,.. reaching 3.1k for a package price already feel very expensive... lucky they cushion the offer with 0% (most important) and one free air ticket.. with extended warranty it almost go up to $3.5k! But I find their fridge (mitsubishi model 62) is quite expensive $1.1k+, while hdb shop can offer me close to $1k, diff by $100+. Still hunting for a cheaper alternatives and delaying it... cause those items.. can wait. now pocket big big hole. Ask you all har,.. mostly electrical items price will go down right after some time, or after they release new model?. Do they ever increase the price?. (kinda sound illogical for me if they increase the price, since they need to push out obsolete model or clear their warehouse). Binzz,.. I bet you also got the movie tickets too! (if you buy certain brand of fridge if not mistaken) Btw, how long is the validity of the ticker har? do you need to travel by a stipulated date?

For me, he is okay, dun wish to push him.. cause wish him to do a good job, rather than fixing a badly done job.I think.. roughly it took around 7-8 weeks (not including some waiting time with HDB to do cement screeding). Total, I would say 2 full months... cause we need some time to breath.. get ideas.. think through what will be best for us and also source for our stuffs too. erm,.. nice idea.. We don't have much choice too, cause we have big families where siblings may come bunk in from time to time One thing is that you really need to walk a long way to reach to that dining table.. end of the house to another end! (our 5-rm kitchen is long) At least I am kinda grateful I still have place for a proper dining table even after the box up.. And well, for those doing box-up partition on your SSR/suggested study room, I would say the dining area will be a bit dark (if your SSR's door is closed) around 4-6 pm, my box up is done, and I just feel so. But again, that depends on the direction of the sun (mine 25A, very few afternoon sun). Was thinking to put a reflective paper and paste it at the bottom of my tempered glass kitchen door (or design something,cut it and paste it), so lights coming from the living room straight to the kitchen can reflect a bit of the natural light to the dining area. Another option is to create a top window on top of SSR's door (which can be opened or closed to have better ventilation). Dunno workable or not... Anyone has any other suggestions/ideas?.

  18. Yang Guo,... are you doing grilles?. *I remember you do not... and also, can you PM me your curtain supplier?. was thinking to ask him to quote for me... Two weeks ago (on one of the weekend), we saw a curtain man (in a van) selling curtains,.. his materials looks okay, and quoted us like around $980 for the whole house.. package price. (only thinh is his curtain kinda thin and silky type and can't see through though, while we prefer a thick cloth one) Didn't proceed with him due to one reason and another...

Haiizz.. but again, my renovator want me to decide where is the lighting point for dining room, for that we need to know the measurement of the table and drill on the ceiling accordingly. Sigh... Do let me know or post a picture once you've got that, k?. so far, I've seen those marble looks pretty fake.. can't even feel the cool effect of the stone!.

  21. I think certain brand's compressor can't go in (am not sure about sys3 or sys 4 inverter/non-inverter). From what I remember, Toshiba compressor can't go in, one forummer (can't remember who) have to cut the aircon window and retrofit it back by around $200. But again, the price of the whole bargain is still cheaper (by around $500-600 if not mistaken) than mitsubishi electric (the brand which can go through the window). For non-brand conscious fellow can do so..!
  22. For electrical items,.. go to Harvey Norman @ Milenia walk... Surprisingly this shop is the largest I ever see, occupying the whole floor Maybe am a bit sua ku also.. First time heard Harvey Norman can match prices offered by HDB shops... some with 0% installment some more and still cheaper...

I was thinking custom made, but may need to mount on the grilles, will check with my contractor if he can put a thick bar on the top of the 'skeleton' or frame, so the curtain can be drilled into top bar grilles. dunno whether you understand or not . haha.. am bad in explaining. with the above method, the advantages is the curtain will roll smoother in front of the grilles (compared mount on the wall, you have to pull your curtain a bit inward for the rollers to roll smoother). mounting on the grilles will have you less space , but 'may' looks nicer and natural hanging. anyone have any grilles + curtain installed on their existing house?. mind to snap few pictures for us to see?. Err,.. why not try to stretch for electrical appliances by using 0% installment credit card - but compare the price first, if they charge you higher due to 0% installment, then not so worth it. I found that Harvey Norman @ millenia walk is quite a good bargain, they dare to match the price offered by others (if the price covers their bottom line). All furnitures can be pushed at a later date... can slowly shop, unless you get the whole set one or have a theme one...
  24. Hi Alpha, nope, no need waterproofing. The only option to make your kitchen/toilet nicer is only overlay, but that is going to cost a bomb! It's around $94 per foot run,actually some other renovator quoted $90 pfr (which is normal), my mistake as I didn't nego for this and I overlooked this item. kena katok around $80 for whole kitchen. At the moment, not much of a plan yet, you can put a daybed, a study table or entertainment area,game room for kids, future kids bedroom, etc..something like that. two laminate floor for comfy zone where ppl can sit on the floor and do something, won't be so chill on the...backside:P. Remember to post your reno pics... so as to learn and share ideas and exchange insights.. Btw, what is your floor level? above...xxx floor? how many floor is your block har?
