I am just trying to tell my contractor as a Customer, you should respect your Customer decision. I am not really anger as what your might had seen. I am anger because my Mr. Contractor had started sprouting his nonsense and excuses to all forum members (by private message). Stop acting 'Childish', private message some forum members to explain to them, about your goodness, blaming me for my delayed. Look my profile and see who added me as Friends. That is the one, by adding me as Friends he can know what I posted and quickly come to look at it. Why you so scared and added me as friends to get notify my post. Am I too Mr. Nice Guy to pass him almost 90% percent payment $20,000 +++ on Jan 2009. Because I do not have a choice as I pay him almost all and had to let him continued my renovation. Well, if you read carefully in my blog, how many chances did I give him? Of course, my Mr. Contractor will defend himself and save I am choosy of colors and indecisive. Hey, other contractors mention to me this is not a problem as ultimately I am the one staying in the house. They can quickly suit my arrangement and firstly settle for another job to be done first. Go read on my hunting on my ID on top, these ID can compromised and do other work done first. During that time, he can actually start other works and stubbornly refused as he thinks his work progress is correct. Again he will say my fault. He even so ya-ya and say if my things are ready how can I gets workers down immediately. Yes, my contractor can say that but why can't he just started on other works, simply had to follow his plans. (Remember, Contractors always had cash flow problem and they will tried to keep buy time.) One of the main things that Contractors always does is they never admit their mistakes. Remember Customer is always correct attitude. Most of his workers will k-po about how much I buy my house and tell me their work experiences. Several times, I went to buy drinks a few times for his tile workers, electricians and even packet rice for the Carpenters. I never ill-treated them. I told him that why your workers talk to me you never pay wages and they are waiting for you to come but you never turn-up. He immediately not happy and say his workers trying to undercut him. If that case, why every workers had to leave their telephone/mobile numbers, is it something is very fishy. So did my Mr. Contractor pay them wages? During my casual talk with the workers, they had to ask me for money. They got no mood, I refused to give and ask them to go find my Mr. Contractor for $$$. If he got pay them, the workers definitely will not left their mobile number on the wall "Owner, please call 9xxxxxxx". They will not even mention to me any payment not make to them and our conversion will definitely go-on as I normally chat about how to maintenance this and that by using what or what. I had already got this matter up to HDB, a HDB Officer called my contractor for a date of completion on 28th April. Then he finally waked up his ideas and quickly finished up my work. Or else my kitchen cabinet will be delayed until next year or never completed. The HDB Officer even advised him to apply HDB Licence and he can turn around the table and act blur and asked 'how to apply.' All guideline can be found in the HDB website. Kitchen Cabinet and Solid Surface supposed to be installed on 18th April but he never appeared and I tried to contact him. He sms-ed me say he just found his phone on the car. Hello, you think 3-years old kid will believed. Later he came out with a very wonderful good excuse, his workers run to Malaysia with his deposit. His mobile phone lost, just found in the car. He supposed to bring the Solid Surface Top to let me see but never turned up. I waited from 10 a.m. to 5 p.m. and tried contacting him like a mad sotong. Well, can I post again this question on Kitchen Cabinet? When does your Renovation IDs/Contractor let you see the Kitchen Cabinet Drawings? (Can be before Reno started, can be after tiles, guess what, mine one is after he painted my house for 2 weeks. I still had to pester him by sms-ed him in China when you are sending.)

Please do not enrage your contractor without HDB licence. It is alright to pay abit extra. Cheap things never turn up great. If your contractor does not have HDB Licence, please tried not to advanced any payment to him. Do progressive payment, step by step. They are normally out of cash flow and will tell you many stories to make you advance payment. Let say your contractor use another film to apply permit, than he believed he will quickly completed the wet works first. Remember what I say, do not advanced any payment to your contractor. He will tried to call you, sms you, and tell you all sort of stories that they really required the payment. Make sure your Contract Agreement got the Letterhead and ACRA business profile name. Your Contractor IC Number must be there. If there is letterhead on your Contract Agreement, they will be disputes. All payment had to be made to the Renovation Company not to the Contractor. Make sure he issue you receipt not you issue you receipt with the Company Letterhead. I am here just to let everyone aware of this situation and educated people that Using Contractor that does not have HDB Licence, you will have to bear all the consequences. Carrot4, if you have already signed for the down payment. I suggested you back-off and asked if your contractor can do house painting, cornies or whatever do does not required hacking. Cheers

Hi Johnny.. the amount was $1200. He keep sms-ed me to press me for payment during the last few days of hand over. Before that, he had already asked me for $600 but I refused. Can you advice what can I do? I am alraedy wrote to HDB, next action is to his company to find out whether this person exist? His company does not have HDB licence and the Contract Agreement was not signed on the Company Letterhead with no Company Acra Business Licence. I hope you can advice what is my next step. I had keep his worker's number from the Tile Worker, Electricians, Kitchen Carpenters (the run away one and the current one who did half-way). What is cource of action? Did all of your get it.. His Company and himself does not have HDB Licence. It is an offense...

If I exposed him, it is no point as people need to earn a living too. My heart is again so-hard as my friend always say me. Believing into people stories and people want to find ways to eat me up.

Yes, indeed. This is supposed he should treated the Customer in this attitude. He even can say I am childish. I asked me to prepared my last payment to him several time. Had your contractor ever ask from your LAST PAYMENT immediately after they completed the renovation. Have your Contractor's workers ever tell you the contractor never pay wages? Have your Contractor tell you his worker run away to Malaysia and never return his deposit and delayed the Carpentary Works? Have your Contractor ever tell you, nevermind it is alright to get work permit licence from his friends? Have your Contractor ever told you his workers is unavailable for certain jobs? But at least they can do other jobs. As long got money, workers will appear. There is no such things as shortage of workers but other workers can do other things instead of concentrating on one job. Done already brother Zc31.. I was supposed to let Kelvin renovated my house but I ran away because of price. That time, I choose between Kelvin and him. Ah Soon (Superstar) is not bad ---------------------------------- Enraging a Contractor - Make sure they had valid HDB Licence, ask to show their HDB Licence passed with their Photo ID. - Do not believe in their words that HDB Licenses is not required. It is alright to borrow or ask on behalf on another company to apply Permit for your renovation. - Do not buy into their stories when they tried to ask for advanced payment. All make must be made in cross-cheque direct to the company. They will tell you that no need HDB licence, it is alright as HDB licence incurred a lot of charges to the company and the reason why they can quote you cheaper is because they no need to do all this registration and save a lot of cost. Make sure all cheque is payable to the Company and do not believed in their stories that it is in-convenience that they had to ask someone to withdrawn the money and pass to them. So may it be. This HDB licence can saved you if you had dispute between them or you find them dragging your work. Or else, if anything happened to your renovation, under the law, no one is going to be responsible for that. ----------------------------------------------------------------------------------

MY House Renovation Started On Dec 15 2008, and had just completed on 12th May 2009 My contractor is in the forum and comments about a lot of things. (will not revived at the moment). My contractor company does not have HDB licence. I had enquiry about his company having any HDB license but he mention to me that he is sub-contractor for several interior designing and Renovation Company. Hence, he can get them to issue work permit for my hacking works. In any words, he got no HDB License. The reasons why I enraged him is because of the $$$ quotation is very attractive. All the hacking works are quickly done on schedule to cover-up himself as they required Work Permit. Likewise Carpentary and other works, it had been delayed. HDB Officer mention this is a very smart move because he had quickly finished up the Wet Works as much as possible to cover himself and protected the interested of the company that the Work Permit is applied. He delayed on the Carpentary Works, and other Plumbing Works that does not required Work Permit. If anyone contractor lend his friends licence, his friend workers is supposed to do your renovation. Not your contractor workers... REMEMBER

I query before my contractor whether he got HDB licence but he tell me it is alright not to have HDB licence as it will incurred more charges to the Company. The reason why his quotation is attractive and cheap is because he can waive off GST and better price for me. Hence, he can get 'HDB Licence' company to issue work permit for my hacking works. He mention to me that he is sub-contractor for several Interior Designing and Renovation Company. Best part, he claimed he once work in Renovation IDs like Sq**r*r**m, C*s*rn, V*ga*, that why I built up the trusted in him. Because of his price is so attractive, my renovation was delayed from 15th Dec 2008 until now. He still dared to sms-ed to ask for last payment. How much cost did he done to me and my family who is about to come. He keep blaming me, everything is my fault. I really got no choice as I am really Mr. Nice Guy to pay him almost 90% payment in January 09. He dragged and delayed. I had the courage to write down to warn all member to becareful when enraging Contractors. Ka..) Kelvin from Tau Interior Design is very sincere, he told me all the hidden cost and un-forseen cost that I will faced. I refused to take his advice as I think maybe I can get away with it from another contractor. I had told Kelvin about my situtation that I had difficult buying things but he told no worries, as long got money workers will appear. There is no such things as shortage of workers but workers can do other things instead of concentrating on one job. Because of my contractor price is 'VERY ATTRACTIVE', and he is a so-call the 'helpful contractor' that really help me to plan my budget. No doubt, there is no 3D drawings but I roughly had an idea what I really want after discussing with my beloved wife. We decided to go ahead and do our renovation with 'Mr. XXX'. In the end, I end up paying more for so-call 'un-forseen/hidden cost'. Well, my beloved wife is in China. I am all alone managing this Renovation Design. Sometimes, I had headache trying to communicate over what materials, what colour to used. Thanks to Digital Camera on the mobile phone, as I need to snap pictures and let her see and choose. That's it. Note: XXX Interior Design Pte Ltd is just my contractor company. I felt I do not want to badmouth his company and also want to protected his company interested.
