  1. Single storey need to tear down and rebuild. Cost is around 300psf of gfa.
  2. Need to get a builder to look at your house first before an assessment can be made. The reason is because a lot of old landed homes cannot be fully built up to its full potential gfa unless a tear down and rebuild is done.
  3. Most of the builders I spoke to quoted $300 psf of gfa. This is for the building only and excludes finishing such as tiles, wardrobes and cabinets. For 5000sq ft gfa, you should be looking at around $1.5M.

  5. I used porcelain tiles as it is relatively low cost as compared with marble and granite. It is also durable and water resistant.

  7. I bought my ready made curtains from Ikea. Cheap and good.
  8. I bought lights and ceiling fans from them, mainly because their prices were lower than the competition and they were recommended by my bro who also bought from them. No complaints or problems whatsoever.
  9. Semi D minimum land size is 200sqm. After the setbacks , the actual house area will be quite small. For 300psf of GFA, you can engage a builder to handle everything for you.
  10. Based on my experience, most landed homes that are 2-storey can be built to 3-storey but not 3.5-storey. 1-storey landed home generally needs to be demolished and re-built if you you want more than 1-storey.
