  1. Do you know why? b'coz agent scare of those ppl want to DIY but don't understand the paper doc well. During the process, didn't do this, didn't prepare that, didn't check that. Then everything ask seller agent which double load the seller agent. He not just want to do his seller document. He also need to double check and worry does the buyer did the document properly. Why create problem for himself. When I search for my house, one seller said she want to do document herself. When I ask her some question about process, she don't understand what am I asking. I told my spouse. Forget it. Move to next unit. She don't know what she is doing. Then 1 mth later, she engage a property agent to market for her. And make a guess what is her condition. She don't pay her agent commission. So buyer need to pay seller agent commission. If the buyer has his own agent. On top of paying his own buyer agent commission. The buyer also need to pay her agent "seller" commission. Full commission hor. Siao We went to see her unit , original 30 yrs old HDB condition. COV 20k After she engage a agent, COV jump to 30k.

  3. No leftover if you follow 3M instruction of removal the wall sticker. I had remove the sticker use by the strip and the hook type.
  4. I forget the exact size. but it's bigger then A3 size. Black wooden frame, Those wide frame. My frame is a bit long. That's why I put extra strip in the middle of the frame. I didn't remove the tape from the frame but I did remove the tape from the wall when I sold away my old house. The wall paint still in good shape.

  7. My photo frames also wooden frames from Ikea. 3M instruction was like 4 strips. 1 each at each side. I, Kasu, I put extra strip in between the 4 sides. Mean I use 8 strips. Then instruction say must press for 60 sec. I kasu again, press for 3 min. Frames crash.. not so bad. But crash on my head.. no no..
  8. I'm using both strips and hooks. For strips, I use 4 strips more then the instruction. As the photo was hunging just above my sofa. I don't want get whack by it when sitting at the sofa. So far so good. Hung since Q3 2010 For the hooks, some ok. Some not. But I notice, those tape that I bought and didn't finish it and keep for further use. They not that effective. Sometime, after a period of time, like 1-2 yrs. It will drop. My puzzle just drop off on Monday. I think hung for 1 yrs plus.

  12. I think I read it somewhere.. Along this is my thought. But you are right. I can't find anything mention it in HDB. I notice you had post the same topic at HWZ, wait for vinz to come to your thread. Many yr back, my near parent grant was rejected due to some grandfather story. That time, i also very angry but can't do anything as.. it is due to my spouse family issue.
  13. U don't have agent? NO. B'coz it is known. If take near parent grant. The parents need to attend the 1st appointment. B'coz they need to sigh. As they need to be told. B'coz their child took near parent grant. They cannot move house for the next 5 yrs. If the parent not there and HDB officer didn't explain to them. Later they want to sell house and HDB reject. They will complain again. SAY WHY HDB NEVER TOLD THEM.
  14. U mean u let them stay FOC ah U so gooddddddddddddddddd I charge my seller abit lower than market rate since we had start to pay the property tax. Seller agent question us, why we charge this amount. We told him, outside market charge how much? U are agent you know. So... is our rate too high. If too high, they can move out on 2nd appointment. We had no issue. COV increase by 10 % last min after they receive the valuation report. Their COV not that friendly, we also should not charge 'friendly' rate too.
  15. No restriction. You can buy commercial properties. Just that you will lost all the benefit during budget time. AND you will be paying Normal S&CC instead of Reduced S&CC
  16. 1st. written agreement has no stand in the eye of law. Since it is not in the eye of Law, HDB also will not recognize. 2nd, if HDB want to play big. You will be charge under rent out the whole house illegally during MOP period. Either tio fine OR whole unit HBD take away. Is there any reason why the agent advise not to go into extension? Did she/he heard sth, feel sth? extension is quite a common request. almost close to 90% buyer buying resale HDB will tio this request. Unless the seller has a house to stay. BUT it is a risk for buyer to let the seller extend after 2nd appointment. If the seller ok, good. every thing mei mei BUT if the seller is problematic type, not just the seller, include the seller family. HAHA.. you prepare head get bigger I should do a poll.   17. Return HDB is not you want to return. HDB will take back. My friend return HDB before MOP and it is a divorce case. She got penalty of 5 or 10 yrs cannot buy unit from HDB.
  18. The direct source will took the teak wood and make furniture. They didn't do a proper treat. Many yrs back , when I customize my teak wood furniture, the shop owner told us. Our furniture will not able to sent to us in 1 mth time. As they need time to treat the wood. If don't treat property, wood will not be good.
