Not just that. If the sibling want to marry and plan to buy HDB, the sibling need to sell away the private property within 6 mth. And that is for resale HDB w/o CPF grant, w/o HDB loan. By then, how old is your parent? will any bank loan them? Where will the parent stay? If want to buy new HDB, or take HDB loan, take CPF grant. Need to sell away the private property and wait for 30 mths. By then, same question. Stay where? Rent?

http://www.straitstimes.com/STForum/Story/...ory_624327.html Jan 15, 2011 PROPERTY BROKING REGULATOR'S DEBUT A tangled web of confusion MONDAY'S report ('125 estate agents' application forms missing') shows how ill-prepared the Council of Estate Agencies (CEA) is to take on the role of regulator. The convenient explanation is to blame teething problems and human error, as the council did. But the more pertinent question is if the council's systems - such as its technology, human resources and administration - were not ready, why start? Apart from misplacing application forms, there are inconsistencies and confusion over some of the council's rules and procedures. For example, some agencies and agents received licences with validity periods of two years while other agencies and agents were granted three years. No rationale or explanation was cited for the difference. The council's application form certainly did not contain the information. Confusion has also arisen from council stipulations on the goods and services tax (GST) and the payment of commission in the Estate Agency Agreement for the Sale of Residential Property. Some rules appear contradictory. For example, one rule (6b) on co-broking allows agents the option to co-broke, which means that if agents reject such an option, they will then represent both buyer and seller. However another rule 5(1) insists that no salesman or estate agent can act for both the buyer and seller. If the council insists on barring an agent from representing the buyer and seller and that agents representing buyers and tenants should receive commission from the buyers and tenants, it should educate the public about the rules. http://www.straitstimes.com/STForum/Online...ory_624266.html Jan 15, 2011 CEA not up to the task I READ with concern about how the Council for Estate Agencies (CEA) is treating application forms for its licence ("125 estate agents' application forms missing"; Monday). It has managed to lose 125 application forms, tarry on 813 forms for which it has given "provisional approval", and sit on 923 forms from applicants who did not disclose past antecedents. Each application form represents the livelihood of an individual who may be a family's sole breadwinner. Not granting the licence or not granting it on time will have an impact on all the family members. It makes one wonder if the CEA is up to undertaking the task it has assumed. Was it too ambitious to set up the agency in October last year and expect things to be sorted out by the end of last year? How does the CEA explain to the households affected that it is overloaded with work and under-staffed? Was this not foreseeable? Couldn't early steps have been taken to alleviate its manpower shortage? As for those agents with criminal track records, was the guideline properly drawn up as to who might be accepted and who will not? If an agent had committed a crime 10 years ago but has been successfully practising as an agent for the last 10 years without any complaints from the public, will he still be prohibited from practising as an agent? Is the CEA guideline made known beforehand so that all those who are affected might know where they stand and may not incur expenses and time in taking the requisite examinations? Dealing with each application on a case-by-case basis, with no proper guidelines or training and with inadequate staff, points to more delays. The CEA is clearly unprepared and inadequately equipped to deal with the applications. Chan Chow Seng

therat replied to neubie's topic in Housing Rules, Policies and Procedures
I like your explanation -
I would guess 50k for reno and equipment like (light, sink, tap, doors and other that you never think of now) 3. Redo both toilets and make it modern. -- est $5k for 1 toilet (simple one , w/o what screen) 4. Kitchen, to hack away the current cabinets/ sinks, and redo new ones. -- est $15k for simple and very much depend on what type of material you use.
