Yes this is normal standard market practice, Buyer and seller pay for the resale application submission fee. Buyer pay for valuation report too.
  4. 1. HDB will not bother whether your tenancy has finish or not. They only concern do you meet MOP 2. TA is between you and the tenant. If you want to terminate the TA and if the TA is stamp. Tenant has the right to ask for compensation and that depend how the TA is drawn. 3. The new buyer of the HDB should not agree to take over the TA as it is against HDB rule. Too high risk to take. 4. Tenant cannot go after the new buyer and ask them to carry out the TA b'coz HDB don't allow purchase with tenancy. So.. that is basically between the seller and tenant

  10. I guess TS is refer to private property I know some Condo rental is 2 yrs (1 yrs fix , 1 yr subject to agree) To TS, Last time, mine tenant contact is 1 yrs (9 mth fix, 3 mth notice). The tenant was re-post to other country before the 9mth end. She found another tenant to take over her rental. But we still continue collect the rental direct from her, rental as per contract. May be you can ask ur tenant to ask someone to take over his/her contract. Since you have pay commission to the agent. Ask the agent, they should know what to do

Last Wednesday, he turned up at her three-room flat and her mother let him in, thinking he had come to complete the job. Among other minor works, he was to build shelves in their storeroom. The elderly woman, 60, then went into a bedroom to fold some clothes. When she came out later, she was shocked - he had removed their main door and the doors of their kitchen cabinets. He had also removed all their bedroom doors, except for one - the room where she was in. The carpenter then allegedly told her: "Your daughter does not want to pay me, so I am taking away your doors." Madam Cheryl Aw, 40, a marketing manager, said that her mother called her immediately to tell her what happened. When she finished work that day at 5pm, she rushed to an ATM to transfer the outstanding payment to him. Said Madam Aw: "I was scared. I thought, it's about a thousand dollars, so I'll just give it to him." That night, the family made a police report and rushed to a Meet-the-People session near their flat in Ang Mo Kio. They were advised to call the Housing Development Board (HDB) the next day. They spent the night without their main door. Fortunately, they had a front gate which they locked. The next day, the carpenter returned to fix the doors after he was asked to do so by the main contractor, who was contacted by the HDB. A HDB spokesman said that an officer visited the flat last Thursday. The spokesman said: "As the engagement of the contractor is a private arrangement between her and the contractor, both parties will have to settle their own differences. However, out of goodwill, we have helped to convey her feedback to her renovation contractor and advised the latter to resolve the matter with her amicably." Madam Aw, a Malaysian divorcee, lives with her mother, sister and two young sons. She said that the carpenter, whom she knows only as Michael, had been recommended by her property agent. They had agreed on a price of $18,000 for some renovation works. She told him she needed the work to be completed before Chinese New Year so that she could move in, she said. The renovation works started in late January, and went on smoothly until just before Chinese New Year. Madam Aw said: "I went back to Malacca for Chinese New Year, and they stopped work for a while. "After that, they stopped coming so often. I had to call to chase them." She also claimed that each time Michael went to the flat to fix things, he would ask for payment. She started paying him on Jan 27, starting with $5,000. Subsequent payments followed regularly, and by Feb 12, she had paid him $15,788. On March 1, she made another payment of $1,000. This left her with another $1,182. Madam Aw then told Michael that she would only pay him the remainder after he finished the work. Then came last Wednesday's incident. The New Paper's calls to Michael's mobile phone went unanswered. The renovation permit was registered by the main contractor, who wanted to be known only as Mr Lim. He said: "I applied for the licence, and did the tiles for the flat. I did the kitchen and the toilets, then left the rest to him."   13. hacking of flooring depend on you. Is it in ok condition? Do you like the design? As for the overlay. Yes it does save the hacking cost. But understand that HDB only allow once overlay. If the present flooring is overlay. You can't overlay another tile on top of it.
  14. The buyer issue an option CHQ of 1K and your agent on hold the cHQ for 1 wk before pass to you 1. Did you know there is such offer before your agent pass to you the CHQ? 2. Did you sign and pass the OTP to the buyer? If you never sign and pass the OTP to the buyer. No case. I don't understand why the agent want to on hold the CHQ for 1 wk so long.

  19. b'coz buyer don't have a choice. Like for my case. Before we exercise the OTP, we ask the agent(A), has the seller find a place(P1). Agent(A) say.. seller is looking , very fast one. Then say the most extend 1 mth b'coz need to reno. Before 1st appointment, agent(A) say 2 mth b'coz the other agent(Agent for P1) submit their resale application late. So need 2 mth. After we finish the 1st appointment, come out and meet them. agent (A) say need 3 mth. Do we had a choice to say NO. Exercise OTP @ Sept 2009 1st appointment @ Jan 2010 2nd appointment @ Feb 2010 By the time, they move out will be May 2010 Then reno, make it 1 mth, June 2010 Take 9 mths. worst than I buy private property.

  21. I'm not too sure, am I getting your message correct? You mean buyer should not charge seller rental if seller extend their stay 1-2 mth after the 2nd appointment. Right after 2nd appointment, 1. buyer is subjected to mthly loan payment. Buyer is paying the loan installment but cannot stay and had to let the ex-seller stay Free. Fair for the buyer? 2. Buyer has start paying Town council SC while the ex-seller is staying there for Free. Fair for the buyer? 3. Buyer start paying property tax while the ex-seller is staying there for Free. Fair for the buyer? May be is just 1-2 mth time. But 1 mth, the buyer need to pay loan + SC + Property tax. How much is this. I believe, smelly smelly can easy go up to 1k. Buyer buy a flat b'coz they also need a place to stay too. If they are presently paying rental on their rental house. They had to pay both side. If you are buyer, how you feel.
