Given the below scenario: Couple sold first HDB 4 room, bought 5 room a few years ago but did not take up 2nd concessionary interest rate with HDB and instead took bank loan. Now if couple decided to refinance and take up HDB loan to enjoy their 2nd concessionary interest rate. Will they have to cough out half the profit for their 5 room in order to take up HDB loan? (made on selling their 4 room)

Good contractor will out of good will bear some of the cost. But if profit margin is low, how to bear. Anyway it is your decision to overlay. Besides, the leaking problem exist before you overlay and how do u prove that the overlaying cause the leak? Talk nicely to you contractor and work something out.

Knock knock..... Lift upgrading must we pay? I'm not aware of the lift upgrading until they start putting up notice and hacking the wall, taking down old lift. Angel, u know? -

What's in your quote? Does it say supply and install new W.C? If no, they have to compensate/replace a new one for u. -
Your contractor is being irresponsible. He has to make good whatever that has been damaged. Like asoon88 mentioned, hold on to your payment. If need be deducted from the remaining balance.

My contractor has ventured out into building construction & renovation. He is doing semi-d and bungalow now. Wonder if he still takes in small HDB jobs. If interested can pm me for his contact. -

If it is water pipe then u will be in trouble if it leaks. That's the reason why HDB does not allow conceal water pipping in walls. If it is not water pipe, then it is the structural wall, you must have drilled on the metal beam. Suggest you choose other spot in your bath room. -

Cool lah, one way or the other, bankers are going to get coms from u. In this case, the coms just got split between the 2. -
Shocked to know it is local. I had similar problem of wet laundry with Singaporean, Malaysian and Chinese. Singaporean ok peaceful exchange, Malaysian a little turbulence but in the end we understood each others. Chinese being the worst encounter, probably the Chinese I met never live in high rise pigeon hole before. Got me so mad i said "u very can, come out now" in mandarin. No offense hor, just my bad experience with this particular Chinese FT.

Per foot run top and bottom, ave 100 plus. With that and measurement you can have a rough idea how much it cost.

Who's agent? Agent representing u or seller? I can tell u r pissed, building the wall cost about a few hundreds dollars but just cannot swallow u been ripped off, cheated. Screwed up agent. Cut the comms.

Have u made know disagreement to the agent? Is she aware that she will not get 1% comm? The fact that you did not object and signed the OTP gave people impression you agreed to the 1% comms. No way, like i said based on evidence on service rendered. Nego with the company. Where got win-win, the moment u go up to court, u need to pay court fee and lawyer fee. Might end up paying more than your 1% comm. Win-win in my opinion, nego with the company on a comms both parties are comfortable with. -

Can only share with u my case, received the invoice within 2 weeks after the first appointment of buy and sell. I gave buy/sell exclusive to my agent. But i only paid 4 weeks after 2nd appointment. Different company different rules/process. Besides, i didn't signed any comms letter, all based on word of trust. My agent from DTZ. -

You mentioned she told u about the 1% comms but u didn't tell her u did not agree to it? "Since i didn't commit 1% comm on the 1st day" I'm not too sure about verbal agreement is it legal binding but if it goes ugly and need to attend court, u have to proof that she didn't provide any service to you on this transaction based on the scenario that there is no coms letter signed. Likewise, her P**x company have to provide case of their agent service. -

You will receive INVOICE from P**x company. If you refused to pay, then P**x company will sue you. Can sue or not P**x company has a legal department to decide. I suggest upon receiving the INVOICE, write to P**x company complaining the agent, bad attitude, bad service etc. And negotiated for a lower comms. -

In this case where buyer has no agent representing them and is forced to take seller agent, it is best to nego for coms first before signing OTP. Make sure you and agent agreed to coms, signed the coms letter and then signed the OTP, of course must be done on the same day itself. If both parties cannot agreed, i suggest u walk.
