Decided to have slanted false ceiling which align with the awning. That i will have a higher ceiling at the balcony, but the trade off is exposing the support beam for the awning which i can accept.

If u want rent out the whole unit, lock one room. Good source of income. IMO, i will never rent out room. If i want to rent, it is either the whole unit or no rent at all, imagine staying with tenants totally no privacy. -

Can really make good use of the recess area.....make a small chill out corner...sit back relax after a hard day work. u got any quotes already? Yours will be a major overhaul. -
wah, never know drilling got so many steps. All i do is 1) marked point to drill 2)turn on vacuum cleaner 3) one hand on drill, the other hand on vacuum cleaner 4) wah lah hole done.

Floor plan dimensions are not very accurate, usually on site measurement and floor plan differs by +/- 5%. If +5% give u more space but also have to pay more -

Yes only a single tap, i don't install door. So easy to walk in and out. Check out the base of the washing machine, most of them rusty even when WM is siting on the WM cement base. That's the reason why WM should not be inside the wash room.

Yes level one wash room instead of toilet. Cos i find that there won't be enough space left to move around should i install a toilet bowl. I even quit the idea of installing a mini basin there. So the wash room is for washing laundry only.

Of course got pressure..... but not obligation pressure. We will be not in the right mind to sign if the quote is way out of our budget. During my search, I received countless call in one day from a ID. "I have given u further discount and i have spent some much time and effort in this your case and i need only your case to hit sales for this month. U just need to place a $500/- deposit." in the end i never signed with him. Each time he call i told him out of my budget. I will consider if u will revise further. In the end no news from the ID, the hole saga lasted 3 days nia. Experience contractor/ID will give u a full list of things to do base on your information or u might want to meet up and explain your theme and design if u have something in mind. -
My MBR toilet already done up with back floral tile, shower area white floral with embossed black floral as border. I can tell you it is really nice but your lighting must be bright, or install spot light.

Yap they are very good at plan view diagram cos the worker will fabricate according to the dimensions given, 3D where got these dimensions? 3D is more for customer viewing.... Yes, i have kitchen. will post later. As for bath room, they only provide diagram for the vanity top. They proposed on site where the shower area is and where is vanity top is etc. Actually, can have 2 rows if i wanted to but my space on the other side where the bed is will be smaller. Besides, the center space between the wardrobe will be small as well.... to me a bit cramp that's why only do one row.

Got some residents swimming happily inside the tank. Plant is a no no cos the residents will probably un-root them. I prefer to keep it simple and clean. -

I'm lucking, my search for my EM only 4 months. -
I have got only plan view, no 3d cos more expensive at $60 per pic. One thing to note, the dimensions above especially the entrance leading to WIW is rather small at 588mm but when the worker went up to fix the wardrobe and partition wall, they managed to give a clearance of 750mm cos according to them most of older HDB flat walls are slanted. They have also make the distance between TV and bed longer too. Good initiative to them.

So long there is a clearance of 80cm, it should be comfortable for a person to pass. My is at 80cm, no problem for me cos i'm biggest at home.... What u can do is used a measuring tape on a bi-fold door(any bi-fold), take a clearance of comfortable for yourself and tell your ID nothing below that value. Not planning to do a mini store room under the stair cos i feel that it will make the living hall much smaller. Besides, i can put a lot of toys under stair for my children. In fact, my girls like to play under the stair.

Better to have it check, hopefully it is not gas leakage otherwise your air con compressor will be working extra hard non stop to cool down your rooms. -

hi fanguojun, How old is your air-con? Old air con tends to take up more power. I guess it is not inverter? Besides, do u have electric heater at home(those that can keep warm)? And your fridge, energy saving? -
oh yes, plenty of toys lying under the stair, in the study room and living room. Do a L shape full cabinet all the from rubbish chute to the entrance of kitchen door.
