End Of Tenancy Inspection - Should Agent Assist?

1. rented out our flat and the tenant's contract is ending soon.

2. tenant has decided not to renew the contract.

On contacting the agent, he said to go through the item check-list that we received in the contract agreement. And that we have to go through with the tenant ourselves. The agent is not going to assist us in the closure of the contract. (I don't know if that is the right term to use)

My question here is, should the agent be the middle-man to perform the checks for us? Or should

we be the ones doing it? What if there is a dispute? Can anyone advice?

Another question is - If we do have to do the inspection ourselves - when is the best time to do so? On the last day itself? Or few days prior etc? Anyone has experience in this matter?

Logically u cld insist to hv the agent to b present. However, his contribution will b limited probably onli an observer or 3rd party witness.

As long as both u n tenant r resonable ppl there shldn't b a big problem.

Inspection in the last few days in broad daylight condition (defects r more visible) is recommended. U can n shld do ur own little inspection/ homework 1st, but b reasonable some typical wear n tear r expected.

Agents would only be present if you are going to rent it out again or you have alot of other deals for them; that's reality in life.

Taking over from tenant is usually done on the last day when he had vacanted the place. The general rule of thumb is that they are supposed to reinstate everything to what you had handed over to them two years ago. Save for some wear and tear, sometimes if they had been nice tenant, do be flexible for minor defects also...
