Appreciate Forumers Comment On Whether The Quotation I Got Is Ok. Tia

Hi all,

I recently bought an EM that is 150 sqm and will be doing extensive renovation. We bought this place because of the location and are really having a hard time balancing our finances. Appreciate your advice on whether the quotation I receive on the work I am doing is reasonable.

This ID company is more or less shortlisted but I am still waiting for other quotations to come in. It will be most helpful if you are able to tell me which sections might be over-quoted. Thanks in advance!

General Works:

Supply labour and material to:

1) Hack foyer, dining, utility and living room floor tiles - 500

2) Hack kitchen floor and wall tiles - 500

I didn't check it thoroughly yet, just doing some quick browse. I have some doubt here. Maybe u could check out with your ID.

Question1:

General Works:

How come there is NO supply labour and material to dismantling the

existing WC, basin,toilet accessory..etc all that.

Question2:

Masonry work: After hacking the flooring, there is bound to have uneven surface. How come they don't Supply labour & materials to patch up affected area after hacking.

Question3:

Masonry work: How come they only water proof your toilet and not your kitchen leh.

Question4:

You don't intend to plaster the whole house rite.

Even it is FOC also must include, the trick they use is verbally. When renovating time comes, they would tell you it's not in the quotation..then u lan lan gotta top up $$

$190 only mah, they over quote u liao. sometimes can even bargain to $180.

Q3:

17) Lay laminate flooring at 3 bedroom and passageway - $2500

Better check with them what brand they using. Sometimes they give you a cheapo brand.

Q4:Supply labour and material to:

1) Install cold water piping for whole unit - 840

How abt dismantling the existing whole hse copper piping?

So other then the refute chute cover, laminate brand and some labour i need to clarify, i guess the quote is reasonable?

hmm.. By the way how much did they charge you on the permit fee, Haulage fee and debris fee.

I can't pass my judgement without knowing they workmanship, attitude and honesty.

All i can say is, Ask your some question:

"Is the price they quote within your budget?"

"If yes, Are you comfortable with the price they quote you?"

"If yes, Do you feel comfortable with that ID? (In term of communication)"

"If no,Compare quotation of different ID and contractor"

I dun want to badmouth any ID company, just that....there's too many loophole for them to play around with.One thing for sure. Your Quotation have not been finalise. Just check your quotation item carefully.

Hi,

What abt lighting point @ Vanity top?

PE Fee for hacking work??

Price psf for tiles so you know what range you can chose...

Looking @ the $2.5K for laminates, shld be looking @ Supreme or kronotex..

What abt painting for door frames, lacquer for doors, pipes and etc if any?? Shld state clearly..

Every little details should be stated so that you wouldn't get cheated..

Probably you can get a quote from windows installers to check are you being rip apart?

Because most ID will also approach them and sub the job to them..

Do note that even if you managed to bargain for any items before you signed on the dotted line, don't be too happy, any additional items you add on during reno work, they will rip you back.. :notti:

Your comments have been very helpful. I will definitely tread more carefully and look more into the details of each portion.

I am fine with the ID but its just that the quote is way out of my budget. :(

EH I think the HACKING a lot of money le!!

I hack about 110 sqm including kitchen floor + kitchen cabinets is about 1900-2500.... yours is $4400.... I will jump at such price le.

My cement screed wall for paint finish is virtually free.

Carpentry cannot comment since no dimensions given. but if it's way above your budget I suggest you take out the carpentry like shoe cabinet all that. Next time then do. Some things can slowly do ba.

Hi autofocus, If you are out of budget like me. you can try prioritize the item that are impt and things that are less impt.

For example window grilles ,TV feature wall etc. not so impt one dun do.

AND one last thing... the costs of packing and moving...

Unless you own a lorry and have many friends to help.. moving will also cost quite a bit.

Hi All,

I joined this forum recently, actually i have just finish my reno. I suppose the quote was quite high there. My mansionette reno cause about 40k plus with all the hacking. Maybe its better you take some time and compare prices. Relaz and Enjoy the midst of getting a reno. Cheers
