If there is no agreement signed, do we still need to pay for the 1% commission to the agent? The agent who has served us is so unethical and has been giving us some problems, can we not paying him the 1% commission? What will be the liability fees incur? Exclusive aggreement usually demands payment of 2% comm, unless you are extremely busy & know the agent in long standing & trust his judgement in "buying for you", and super rich, then worths to sign such agreement and pay him the comm. So far I have not personally come across such exclusive aggreement between agent & buyer. Signing an buyer exclusive agreement(valid for 3 months) meaning he is the ONE & ONLY agent in buying process, you cannot engage another agent to source house for you. 1. Buying HDB or private? 2. Buyer needs not paying any comm to his agent for private property. Buyer's agent will "share" the comm with seller's agent comm. This is the present mkt norms. 3. For HDB buyer, if u ask agent to source for u, then worth to pay 1% or less to him (Comm is nego)comm. 4. If you find the home yourself, you can choose not to pay a cent. Remember, don't sign any commission letter which agents used to "mix" with other doc and induced u to sign it against your intention.
