Checks To Be Done By Buyer Before/during 2nd Appointment

My second appointment is nearing fast. And as i am a newbie i want to know the following.

1) What are the things need to be checked about the unit (Floors, leakage in the bathroom, any past history of problem in the pipe clogging/ electrical wiring problem, etc.,)

2) Does the buyer need to check the unit for any illegal renovation (ie. renovation not allowed by HDB guidelines/rules)? If so, how the buyer can do it?

3) Do we need to engage an Engineer (HDB ) or HDB approved engineer to do this task?

any suggestions?... please!
