Creating A New Room

Dear all,

Just viewed a 2-storey semi D in district 19. Overall, we like the location and the condition of the house. However, the only problem is that there is only 3 rooms upstairs and we need at least 4 rooms as our parents will be staying with us. There is actually a family area upstairs where there is sufficient space to create a room. Thus, can anyone advise if it is possible to create an additional room and what is the estimated costs? Originally considering to build an a new attic to create another room but due to budget constraint, may not be able to do so. Thanks in advance!!

should not be too ex as you can use those partition walls like offices to create a room. Stuff it with insulation and it would be quite sound proof as well. It can be dismantle easily in the future if you have no need for it.

Thanks mkl22! Originally was considering putting in panel type partition wall. But later thought better to construct a concrete type wall so that it does not look like an "after-thought" room. Thus not sure if need approval to put in additional room with permanent walls and also the cost required.

As you are not increasing floor area, Ou can probably just treat this as a interior renovation and wouldn't bee too expensive. If you want ensure bathroom, may have to hack floor and run piping so that would increase the cost but worthwhile to consider for parents IMO.

Best to get a few renovation contractors to quote. I'm not one, so any estimate I give is not accurate. Usually it's more expensive to create a new bathroom than when you are building a house from scratch because you have to work around obstacles.

Constructing a toilet on the second floor may involve some structural works. Best to get a civil engineer to help you.

Thanks leechaorui. No need to worry about additional room now.. seller does not want to sell.Maybe holding on trying to fish for higher price..
