Looking for good contractors? Click here for your request

It's quite expensive you know..Especially the master bedroom carpentry work and painting. My friend did her painting at her 5I Punggol flat for 5 colours for only 1150. How come they charged you so high?

I think it is better for you to get another person to do the carpentry work cos all the reno companies have hidden costs and they mark up the final price by many times before presenting it to you.

Anyway, if you are interested, you can contact the painters that did my friend's house for a quote: ***

Acceptable

A bit expensive. But then again, I guess it depends on the tiles you are using.

C Plumbing Works (owner provide fittings) ($2130)1 Supply & install hot & cold exposed double stainless steel water piping for kitchen & bathroom

2 Supply labour to install 2nos of water closets

3 Supply labour to install 2nos of wash basin

4 Supply labour to install kitchen sink

5 Supply labour to install water heater

6 Supply labour to install bathroom accessories

Can definitely be below 2k. Quite expensive.

D Plasterceil Works ($2600)1 Supply & install false ceiling at foyer area

2 Supply & install false ceiling & L-box **** & dining area

3 Supply & install false ceiling & L-box at master bedroom

E Glass & Doors Works ($4570)

4 Supply & install 1 nos of 8mm tempered sandblast swing door at master bathroom entrance

5. Supply & install 2nos of tempered glass showerscreen at both bathroom

6 Supply & install aluminium sliding door at main balcony area

I am not sure about these 2 items. But 2.6k for false ceiling and L box is expensive, I think. No idea about doors.

F Painting Works ($1650)1 Painting of whole house with ICI/NIPPON Wash 8. wear paint(Up to 5 colour)

2 Application of oil base sealer at ceiling & walls

This prices is crazy for 5 room. Average price about 1.2k to 1.3k

G Carpentry Works ($5430)Living area

1 Design, fabricate & install solid plywood 12ft full height feature wall panel c/w tic-tac door in wallpaper finishing

2 Design, fabricate & install L-shape 7ft full height shoe cabinet cum display & PVC cushion settee

Master Bedroom ($6010)

1 Design, fabricate & install 4ft full height TV feature wall in laminated finishing

2 Design, fabricate & install 19.5ft full wardrobe walk in wardrobe in laminated finishing

3 Design, fabricate & install bedside table with aluminium frame & frosted glass door

Master Bathroom ($1480)

1 Design, fabricate & install 5ft vanity cabinet in laminate finishing

2 Supply & install 5ft solid surface vanity top

3 Supply & install full height mirror

Carpentry is expensive. But I doubt you can negotiate down, since this is where the profit margin come from.

H Others ($6630)1 Chemical wash & general cleaning upon completion of renovation

2 Supply & overlay laminate flooring for all bedrooms

3 Supply & overlay PVC coated casement window with clear glass at whole house

4 Supply & install white PVC coated window frame at whole house

Unsure what is PVC coated. If this means powder coating, then this is quite expensive.

I suggest you go look for more IDs. This quote is quite overpriced.

Just my two cents worth. yamseng.gif

3 rooms 35k,

4 rooms 48k,

5 rooms 60k

I think quite standard lor.... If you find contractor. is cheaper, but not reliable.

ID firm will provide warranty as well. GOOD~!

Waa... 3 rooms 35k, toilet bowl and all taps are gold plated?

ID firm also use contractors and their contractors may not be reliable too; also LPPL. If ID firm close down 3 months after renovating your place, the 10 years warranty they provided also go down the long kang.

Hi, just to share my experience.

Talking to different IDs is good to get ideas for space planning and also ideas on what kind of material to use etc. Through talking to different ID, you will realize what you need and what you don't and find out exactly what you want. But don't bother to compare prices from different ID companies. You will realize that for items that are quoted much cheaper, other ID companies quote them more expensive and yes, they come up to be the same price = expensive. Don't forget their commission is based on the amount of project they close. :)

If you really want to save money, be the ID of your house renovation yourself and directly engage contractors to reduce the money paid to the middle man.
