Parquet Varnish Floor Costs

What??!! $1900! One of the IDs tried to quote me $1000 and I'm already thinking that's ex.

by the way, can any experts shed some light on the different types/ways of varnishing parquet? Cos I was told, dunno how true, that the proper way is to also do PU coating after all the sanding and varnishing.. that's why it's $1000 for 3 rooms. I'm skeptical about that. So really hope someone can explain if there are differences in level of varnishing.

And since we are on the topic of flooring.. how about polishing of marble floors? I got quotes varying from $700 to $1200... and the explanation I got was that the cheaper range is just for using machines to buff the floors while the expensive ones is cos they use diamond cutter.. dunno what.. to grind the marble first. But I'm thinking.. since it's all machines that is doing the work.. how can the cost be so much different? Can't be labour cost right?

Experts please shed some light.. :)

Try hauhauparquet.com they are the supplier of Burmese and Indonesia Teak flooring.

They also offer free recommandation of experience wood flooring contractor for

resanding, revarnish and repair work too but only for solid wood flooring and not for

laminate flooring. Hope this helps. :P

Gotto acknowledge that they (hauhauparquet.com) were indeed responsive.

Originally, i was still having doubts, on the validity of their (hauhauparquet.com)- website.

So i sent them some queries, and i was pleasantly impressed that they responded within a day.

Will be meeting up with them during the weekends.

Lets hope for a more favourable quote. :horse:

Actually, here's a cut and paste reply from me, as others has PM-ed me to enquire abt hauhauparquet's quote and workmanship.

Below's the reply -->

honestly, i'm really satisfied. but i din't follow up with any further postings, as i won't want others to think i'm one of them. keke.

i.e. from hauhauparquet.com and promoting their services online.

what happened was, they (hauhauparquet) actually got their contractor to liaise with me directly.

the price quoted was something which i deemed as a fair sum.

If u had read my previous postings, my own ID has quoted me a total sum of almost $3000 (incl gst) to do the patching up and polishing.

HOWEVER, they quoted me only $1000 (all inclusive) for patching up, polishing of 3 rooms and stair area.

workmanship wise.. i would say they are 'professional'.

as i have to coordinate the job myself (since i did'nt use my IDs)

basically, i don't have to do much.

In the morning, i informed the boss where i hid the key to my door.

Later in the evening, when i returned from work. The job is done.

Easy, no monitoring at all.

Recently i did up my terrace old parquet +20yrs. I'd surfed HauHau website talked to them, likewise HH quoted me $1.5k inclusive repairs/replacement. Interestingly, i found this other guy MRWOODVARNISH. They just do parquet restoration works n send surveyor within same day to my place. They are definite PRO knowing what they say n will do.

Good thing is i didnt give job to HH. Instead i gave job to MRWOODVARNISH who did fantastic restoration work to newly look alike now.

My gf manage to get her 3 bedrooms re-varnish at only $450! So cheap!!! And she say she find the workmanship not bad too...

WAh, does MrWoodVarnish also do restoration of parquet? Cos the wood in the MBR near the toilet entrance a bit loose and seems a bit shaky already.

My ID quoted me the MBR (which is really quite big) and a common room (normal size) plus the fixing of these parquet to be SGD650. Sounds reasonable to you guys?

To answer you folks on Parquet Varnish Floor Costs.

First, you need to know what is invovled in Parquet Varnishing or Finishing.

First Question to ask. Is your wood flooring old or new.

If old - do you still have the thickness of wood to allow at least another 1mm to 2mm of sanding.

If new - should be no problem.

You see, before you sand better know this.

Else, after you SAND DOWN your parquet floor and hits the groove, you have see a gap or hole.

That is to say, you have to hacked the entire floor and pay more money.

Now assume that you have enough thickness to sand down 1mm or more.

The steps for sanding are as follow.

First use a 38 grit Sand paper together with a Sanding Machine.

The worker will sand the first round to level the parquet.

This is usually done for new wood when first installed.

If exisiting floor, above step is skipped.

Then, they will use a grit 80 sand paper to smoothen the floor with the same machine.

Then they will apply the first coat of Melamine (standard way)

Dry for 4hours.

Then use hand to sand with 180 grit sand paper to final finish.

Then apply second coat of Malamine. (usual final and finish)

By now, you should see that they will hand over to owner.

However, some owner prefer more coat.

So, they will use hand to sand with 180 again and then

apply third coat of Melamine. (last coat)

Now. Melamine cost varies / Sand paper cost varies / Workman cost varies.

So to give a rough guide. If your area is big and 2 coats of Melamine.

Per square feet, the market charge SGD2.50/sqft retail.

Please note that you have to add in the management/supervision cost and transport cost.

Normal transport cost is about sgd50/trip easily.

Manpower worker cost if it is skilled foreign worker is usually charged at sgd80/day.

Supervision charged are usually sgd100/day.

I have not come to the water-based coating for wood flooring.

Water based is non-toxic as compared to Melamine.

Price for Melamine (5 litres) is 5 times cheaper than Water based coat (5 litres)

In the internet search, just search for wood coating - water based coat.

you will come across brands like Bona and Loba being the top range.

All coatings come in either gloss, semi-gloss, semi-matt and matt feel.

Water base coat comes with High-Traffic or Normal Traffic.

High Traffic has a better protection against friction/wear and tear.

Mainly use in shopping centres.

Usually water-based coat is charged at SGD3.50/sqft retail.

Above are the cost without guarantees. Supposedly u forget to close the windows.

The whole floor is flooded with water.

Then to resand or redo any job will be additional cost.

Some contractors add the insurance cost in.

Some did not.

This is all I think I can say. Based on your judgement and what you really want.

Any price above my quoted retail price is subject to the service and gurantees they provide.

My reno handyman said he'd do my 3 bedrooms plus teak living room floor for $100 per area, total $400. Sand & matt varnish. But he's doing other jobs, so said he'd charge me less for this job.
