Minimum Budget For Engaging Id + Contractor Services

hi, i need to know if a working budget of S$13k to S$15k is workable for an interior design to work on my 4room flat.

its about 90m sq, comes with floor and tiles.

i will need the ID to do:

1) interior designing

2) space planning

3) decoration advice (selecting home furnishings, material and color choosing)

4) job site co-ordination & supervision

5) application of HDB renovation permit

6) ceiling works - mainly lights i think, as i am not sure if false ceiling is needed.

7) plumbing works - kitchen and toilets

8) painting works

9) carpentry works - mainly tv console, cabinets and wardrobe

10) electrical works - help to install LED lights

11) washing of the house after renovation

12) protect the tiles with floor protector while renovating

13) cleaning of the house once renovation is done

A lot of it depends on the amount of carpentry you are going to do.

If you engage an ID, a good one that is , it would probably cost more is my guess.

unlikely .... even my very simple 3rm resale also $21k liow ... unless if yours is new flat.

It's hard, 13-15k should be barely enough for some items. Especially if you need carpentry. Buy from ikea?

Hi guys.. Thanks for your advise.. A lot of my friends mention not to trust a ID who can quote me within my budget as they tend to increase the price towards the end of the renovation and I will be left with no choice but to pay. Is that true?

And.. What if I design and decorate my own house? Cause there're quite a few free interior design software available online..

Can I just show the contractor the design which I did and get him to do it?

Anybody did this before?

What's the estimated costs?

Hi, are the furnitures from ikea reliable? As in like can last super long... Does it comes with delivery and installation?

IF you can do your own design, can find contractor bah. Otherwise I believe the ID will provide free design, no cost one leh. o.o Ikea, cheap but probably won't last very long. Depends on your own financial capability i think! Maybe can do your renovation phrase by phrase? :D

Here's some advice!

1) You may think of designs, and know what you want in details.

2) Purchase your own furniture and accessories, will save abit from here.

3) Cost can be further cut if you can do painting by yourself, save quite abit! :o

4) Don't go for those IDs offering freebies, in the end you'll still be paying for it.

5) Not all IDs have 'hidden cost', my parents' renovation went through quite smoothly without much hiccups!

6) Try to meetup with the shortlisted IDs, especially on-site to ensure a precise quotation!

I've done a fair bit of research in this area before I began looking for a renovator for my parents' new flat. :P Hope that helps!

it depends on the amount of plumbing work and electrical work. the lighting point and switch is it there? toilet set up with sink and toilet bowl?

Don't buy Ikea table for heavy loading. Their boards not that solid. try V.Hive of Star Furniture, their stuffs are cheap too.

I still think your budget can work provided you tell your ID or contractor upfront. also, narrow your requirement to just the neccesity. Some job can DIY (like painting) or buy later (like furniture, tv consol)

Anyway, what does new BTO flat comes with? Sounds like just need some electrical works, ceiling and carpentry for wardrobe.

Actually depends on what you buy from Ikea - I have Ikea solid pine cabinets and table which lasted me more than 15 years and it's still going strong. Just that it's not as cheap as those particleboard ones.
