Water Seepage Problem

I think I know the answer to this problem

(1) Use chaulk or vinyl spackling to fill up the cracks

(2) Apply 2 coats of Nippon Sealer

(3) Paint wall again

To fix the window seepage .... now this is a tough one. It's obvious that the manufacture of the windows are not of good quality. It is not water tight. You need a good seal casement window from Best View. I think they are the best in the market for sealing out noise and rain.

hi guys,

Sorry for dragging up an old thread. The recent downpours have caused serious damage to my walls and even floorboards. I have two walls with cracks that can be seen both inside and outside the house and water can be seen dripping out from these cracks. I also have another wall where there is no sign of cracks inside and out but water bubbles are forming behind the coat of paint plus my pakka floor shows sign of water damage.

I've gotten in a self-proclaimed water specialist (actually he was doing my reno half way when this happened) and he said that the last case was due to bad quality window + shoddy work done fixing it up. He's recommending to do pressure grout only on the inside to fix the problem (likewise for the other two cracks, only do inside not outside). He said this is a permanent solution but only willing to give 1 year warranty and on the treated area some more. Cost is also not cheap at $6000 for repair to the 3 areas.

Anyone has a reliable contractor to recommend so that I can get a 2nd opinion? Also, please feel free to share your thoughts on this.

I had 2 experiences of water seepage problem with 2 pte properties...albeit not very major.

Both cases the developer made good with pressure grouting..........the second property, had it done twice cuz the first repair did not solve the seepage.

But no idea how much it cost.

Having said this, must correct the problem as quickly as possible cuz the water will damage irrepairable damage to stainless steel beams or pillars.

How old was your project when the repairs were honoured by the developer? Mine is only 7 yrs old and the developer claims that its out of warranty so they are not responsible!! Even the MCST also hopeless, saying that if the developer says so, they also cannot do anything...

7 yrs old, wow that's beyond the warranty period.

The usual warranty period is only 1 year after TOP/collection of keys and in my 2nd case, the developer (a local bank) was nice enuff to honor the repairs a second time round. The first property was built by one of our listed company which also rectified the problem without any fuss from me.

However, I think U might have a case cuz I tot exterior walls (in some instances) is considered common property under MCST regulations (???).

I am afraid that U will hve to check if the wall falls under 'common' property.
