Looking for good contractors? Click here for your request

over the past few weeks, there were some hiccups and issues with our reno.

1) Delay for carpentry
By this week, the carpentry has to be up as I have taken leave on 30th for eubiq site measurement and mirror measurement for my walk in wardrobe.

2) Service Yard Drainage Hole
If you see the picture below, the carpentry doesn't fully cover the floor trap nicely, have spoke to ID about this.
Gotta wait for the carpenter to respond then see how it goes. I thought it would be flushed outwards and cover nicely.. buti think in reality it isnt.

IMG_4080.jpg.4f89c4efe465e3f5e2be38883ca52e3e.jpg
Usual kitchen base depth 600mm, mine is about 550mm because the 50mm is to cater the LED strip to sit nicely underneath the cabinet.

I thought it will cover nicely like this after carpentry is up:
IMG_4082.JPG.0eaac9b79ea63d8f84dfcfd320182912.JPG

3) Bathroom entrance kerb
Tiler screwed up the Master Toilet. One of the reason why we wanted to overlay MBR is to remove the slope.
Not sure why the tiler feels that we wanted a slope and they overlay it back with a slope -.-
IMG_3990.JPG.3f6c134b3ef379f9214fd0bdda74c2cf.JPG
Luckily, after some "noise" from us, we manage to get them to re-do the whole MBR toilet and also remove the border for my shower ledge. Initially they mentioned that they can't do it because they have to hack the original slope and we have to bear any leakage and etc. In the first place, we already mentioned we wanted it to be flat and not slope. Now they are giving me all kind of excuses -.-

IMG_4065.jpg.af13ee968833de32a85e43400454cb9a.jpg

Also, not sure why they added the old school border at the edge of all the tiles.
IMG_3994.JPG.6aee38efa061c9370a8940697b3d4f08.JPGIMG_4001.jpg.56ec3717dde95f03a781e15e236c2738.jpg

this is after they fixed it:
IMG_4066.jpg.686fe0b61de46d15f0d61cd85fa2028e.jpg

For the common toilet, although nothing much is being done except for the shower kerb (which has the ugly border).
IMG_4002.JPG.36a39757bb22323176c703d56d9c1fc6.JPGIMG_4064.jpg.2924232ad5494242881dd9e988b19ccb.jpg

As you can see this rough part here, I thought that it would be smooth and even out during cement screed and align with the door.
IMG_14065.jpg.9ea4b2aa7f3b28802cf639d7728397b4.jpg
I didn't notice this initially because evorich covered it with their vinyl capping, and i requested them to change to the metal strip.
IMG_4048.jpg.07f86befc1067bf9a97260d589ac40d1.jpgIMG_4047.jpg.d1aaa39f2b27d99721e54b2431a29a24.jpg
That's when you can see the real error here. Have to pay extra $ to "hack" this strip away so that my vinyl will align with the door.
I dont know why there's this jagged border at all the entrance that is not being removed during cement screed and also why didnt ID highlight this problem to us at the start, end up we have to pay $100 to remove both jagged border for both toilets. le wife argue and nego with ID on the $100, end up all agree that we pay 50-50 each.:curse:

So frustrated over these minor problems, why the ID didn't highlight such minor things to us and we have to find these faults/error ourself and then confront them on why this is happening.
I dont like it when ID have this kind of "you don't ask, i don't say" kind of mentality. :fire:

This is after hacking away that extra "border" and level with the floor, evorich will need to come down again to touch up. (hopefully no charges)
IMG_4077.jpg.29154b19f333bbd7897d96813cc37f30.jpgIMG_4079.jpg.580b98509c825b1074c2ebd15364be95.jpg

Shouldnt it be like this from the start? the "entrance" is align with the door, and not have a weird extra "border" there??
How did you guys get over this "border" for those using vinyl?

went to Ho Ho to took photos of my door colour and door lock - while googling for Ho Ho Doors alot of negative reviews came out about their service and etc..
So far i have yet to encounter these problems? Perhaps they have changed for the better, nobody knows.
There are still alot of IDs getting doors/frames from them and supply to customers, can't be that bad right?

(ps: i have included the price on the pics as well, so those keen can just take reference on the pricing. if you need contact feel free to PM me)

I was previously looking at the laundry systems such as EZ Living, KS Auto System, Steign and few other brands that are always selling at Expo.
After much consideration, we have decided to go ahead with Steign Solar as it fits what we need -  Solar Drying + LED Lights, etc. As you know all BTO now doesn't allow you to do much of sun drying, and just nice we need lighting at the service yard area. One good thing about this laundry system is that it has a LED light that gives a brightness of 1600 lumens (about 100W) which is bright enough for any kind of laundry in the darkest evening.

If anyone is getting a laundry system, don't be lured by the pricing. Be sure to test it out and see how strong/flimsy the thing is.
This mostly flimsy part is the scissors arm, and be sure to check and see the motor and parts inside the system (some vendors show the internal of the dryer at Expo).

you won't want the scissors arm to be swinging around and break during strong wind (not that i am expecting a thunderstorm or typhoon..)
Wind-Resistant-blue.png.a74ccc94f54faddfc6e4b0badd992c2c.png

Was confused between their Solar vs Solar S model as the specs seems exactly the same except the difference in the colossal weight - 30KG vs 35KG.
I know, I know. nobody does a 35KG load of laundry at one shot. But you know - sometimes those army uniforms, field bags, combat boots and etc all weigh a ton after washing.

Therefore, we felt that more is always better than less in this case.

Hope I don't sound like a salesman for this product, just sharing about this item if anyone is looking to get a laundry system. :D

Over the weekend, the person came for site consultation and it can fit nicely in my small service yard.
Best of all, the uncle (Mr Hong) is very knowledgeable about his product and electrical stuffs. He said that my Main Circuit Breaker (MCB) switches needs upgrading as all newer flats are usually B10, sad to say my BTO project provides us with only B6.

B6 = 6A rating
B10 = 10A rating

5963298a21696_CircuitBreaker.JPG.99156ac45a6564a6df283eb72a6917e7.JPG

For those who are unaware of what S1 S2 S3 are, they are the lighting point around your house.
So all the lighting points will link to either of these Circuit Breaker switches. Apparently P1 P2 P3 are more for electrical outlets. (learnt something from Mr Hong, true anot I don't know. anyone can verify?)

Certain household appliances (eg. air conditioners, refrigerators, freezers) need a higher wattage (a lot more power) so they require circuit breakers of higher ratings, usually 20A.  Less power hungry devices like our televisions, lightings, computers can have circuit breakers of lower ratings, typically 10A or 16A.

Replacing these would help prevent my house from tripping due to the low Amp for my lightings, although i'm running mostly LED lights and shouldn't be an issue. But better to do all these at the initial stage right?

Need some advice from fellow renotalkers:

1) Anyone here uses vinyl flooring for your living and bedroom ONLY?
2) Anyone here using vinyl flooring for whole house (incl. Kitchen) ?

Why? Because I have some concerns using vinyl in the kitchen due to cooking/frying.
We were considering to overlay the current HDB Kitchen Tiles to a matching tile of my vinyl flooring since most contractors doesn't recommend hacking due to waterproofing issues and cost. Not sure why, but we really don't like the original tiles... :o

Will there be any implication given that the cement screed height will be increased? There are some rumors saying that it affect the bombshelter door, etc...
any input would be greatly appreciated.

Hi, are you selling/giving away ur original HDB's laundry drying rack?

Thanks , May i know how much to paint your wall size ? Can i have the contact of the momento painter ?

My bro i have try sparkle sliver and the result is no so impressive (wrong colour from nippon paint fault) then we overlay with premier and use elegant with the scraper . The result is more appealing than sparke sliver .

By the way the nippon pint sparkle series colour all mess up and we got ther wrong colour after purchase but can't change at other retail store.

They told us the 2016 colour for momento alot of complaint for wrong colour (sample and actual paint is different). If u want to buy in sg go to homefix . It is cheaper and if the colour is wrong you can change.

I bought from malaysia becos its 1/2 the price. Haha.

i can pm u my momento painter details

Wow bro nice progress on your house. Waiting for my 5 room bto key collection in Dec, and like yourself I am going to do a display cabinet for my modular collection. (12 houses from market street to assembly square) how is your display cabinet going to open and close? By tic tac doors?

Cool. Finally a lego collector!

12 houses..! Wow gonna be a great challenge. I didnt buy that many modular becos i only have such a small space.

for 5room, u can make use of e “study” area to fully display all lego there and make it a lego gallery. Should be wide enough..?

my display cabinet will be all via the slot in acrylic kind with fixed glass panel at the sides.

didnt wanted tic tac door becos once the modulars are in.. i dont think i will change or do anything to it anymore. I initially wanted to make like how LCS display their items (they uses “hidden” hinges. But it eats up alot space all around the border.

Hi Jas28,

For my momento, I engaged someone to paint it because i know that i can't paint as nice too. At the same time, I treat it as a "lesson" because I still have a tin of new momento that i will be painting at my kitchen.
From what I learnt from the painter, don't do the usual criss cross, you need to do random strokes (up, down, left, right). and try to connect each strokes to the pattern.

The colour is from Sparkle Silver series - Granite Glint.

My tips for painting momento:
- make sure the wall is clean (no dirt, sand, dust) and is white in colour
- apply wall sealer Nippon 5170 x 1 coat
- apply momento primer (default primer is slightly thicker, if you want it to be not so thick and easier to paint, you can add a little bit of thinner to slightly dilute it)
- paint your momento colour

Regarding the momento "scrapper" in the tool kit, do note that this scrapper is only for all other series. except sparkle Gold/Silver/Pearl series.
It works best with the enhancer series.

some updates from last night visit to the unit:

The mosaic tiles that we selected for our shower area wasn't LAID!
Not sure what the tiler are thinking, they wanna lay the mosaic at the top of the door area. (look at the unlaid area, they want to lay it there!)
IMG_6963.jpg.46a6b49713c83715004a1055871b62f3.jpgIMG_6962.jpg.52fd622436b09254cbd3c53892f599ac.jpgIMG_6966.jpg.a33baa3cc3e3a21cf3cf74cfe666ab0a.jpg

I realise that the side of the edges of the tiles are quite hollow, hopefully they fill in more cement nearer to completion.
IMG_6965.jpg.c64acacedbfc627ef35bfc921f516790.jpg

To make things worst, they LEAN THE TILES on the MOMENTO WALL! :jail::jail:
IMG_3936.JPG.f29ea1d0efd4c107511bd236494ec5bc.JPG
We "issued" our ID one last warning and told her to inform all her contractors that if we found another damage to the momento, they going to bear the full cost to repaint it.
There's a small peel off, hole on the wall now. Luckily that area is covered by the platform bed, but not gonna let them off so easily for damaging the wall despite us telling them umpteen times! :fire::fire:IMG_6985.jpg.783238b2d397cdb8ddeff2d7188f4fcf.jpg

Today CityGas came to install the gas pipe and the tiler also fixed the feature wall.
IMG_3934.JPG.ead91b8b670e8a3cae55a8b91d0debd8.JPG

I not sure whether is it the mosaic tiles has no connecting pattern or the tilers anyhow put..:dunno:

Hansgrohe has really good quality product, drop many times, didn’t break or scratch....remember to take all the faucets with u when u sell the house ... lol

Anyway, Going to stay top floor next time soon ....ao Smith digital with temperature control is a good choice.

does using a 35L helps? i bought the 35L model, but bath usually will be in 1 toilet  as only 2 of us will be staying in the house.
Will be staying there at least 15-20 years, so don't think will be moving after 5years. By then no body will want the old and dirty stuffs.

well, have to try to know.

But one thing i do realise is that the water pressure not consistent.
Sometimes it comes out weak for a minute, then suddenly the pressure got boost and it remains strong after that.

Like I said if you are ok with the water pressure in your flat, then there is no issue.

You can refer to the following article on water pressure in high rise buildings in Singapore.

Staying in the top floor certainly has many advantages such as higher ceiling, fewer waste pipes, better view, etc. but it also has several disadvantages like more prone to ceiling leakage, hotter roof, lower water pressure, more stairs to climb in case lift breaks down.

But as long as you are happy with these apparent "disadvantages", then there is no issue at all.
